House prices are rising at fastest rate in TEN years

House prices are spiralling at their fastest rate in ten years to a new average cost of almost €358,000, a new report shows.
The typical listed price nationwide in the first half of the year is €357,851 – 12.3% higher than the previous year and 40% higher than at the onset of the Covid pandemic.

The current rate of inflation in the market is the highest seen in the ten years since the Central Bank's mortgage lending rules were introduced. The surge in inflation is relatively broadly based, with the Dublin figure of 12.3% in line with the average for the rest of the country.
In the rest of Leinster, the annual increase in prices is 14.3% – close to the average in Limerick city at 12.8% and Galway city on 12.5%. In Waterford city, the rate is higher again at 15.2% while in Cork city the increase in prices is slower at 8.6%.
The report also shows that average prices in Dublin stand at €467,913, while the figure is €426,348 in Galway city, €369,938 in Cork city and €311,086 in Limerick city. The rest of the country has average house costs of €309,954, which is up 12.5%.

The Daft.ie report found that the strong increases in housing prices are related, once again, to 'very tight supply'.
The number of second-hand homes available to buy nationwide on June 1 stood at close to 12,100. This is largely unchanged from the figure a year ago and less than half the pre-Covid average of almost 25,000.
Report author Ronan Lyons, associate economics professor at Trinity College Dublin, explained that the fastest increase in prices since mortgage lending rules were introduced a decade ago highlights the importance of addressing Ireland's 'chronic and worsening' housing shortage.

The mortgage rules restrict first-time buyers to borrowing up to four times their gross annual income, while second/subsequent buyers can borrow up to 3.5 times their gross annual income. All buyers also need a minimum deposit of 10%.
Mr Lyons said: 'The substantial increases over the past year in almost all parts of the country are linked to the lack of second-hand supply. This in turn is related to the increase in interest rates earlier in the decade.'
Housing campaigner David Hall said: 'The State needs to build more houses.
'We are running out of time as there isn't an endless supply of emergency accommodation and we already see that with 15,000 people on our streets.'

Accepting trade tariffs of 10 per cent on goods sold to the United States as the 'new baseline' would be a real challenge for Irish businesses, Tánaiste and Minister for Foreign Affairs and Trade Simon Harris has said. Negotiations between the European Union (EU) and the US are continuing, to stave off the worst excesses of US President Donald Trump's sweeping tariff agenda. Since the start of April nearly all goods sold into the US have been hit with a global 10 per cent tariff, which is effectively a tax paid to import goods. Mr Trump initially said trade coming from the EU would be subject to a higher 20 per cent rate, before more recently threatening tariffs of 50 per cent, if no deal was agreed before July 9th. READ MORE The US president has used the threats of steep import duties to leverage concessions from trading partners, with the UK Government among those who have signed up to new trade deals. EU negotiators had been hoping to strike a deal that would roll back the near-blanket tariffs. However, officials in Brussels have begun to accept any agreement will likely mean conceding to import duties of 10 per cent, in place since Mr Trump's 'liberation day' announcement. The Fine Gael leader said that would pose 'a real challenge' for some sectors of the Irish economy. US trade representative Jamieson Greer had outlined the Trump administration was open to carve outs for certain industries, where both the EU and US agreed to 'zero for zero' tariff rates, Mr Harris said. 'I think the European Commission and [EU trade commissioner] Maroš Šefčovič are quite right to be ambitious in terms of suggesting many sectors where we'd like to introduce zero for zero tariffs', Mr Harris said. The recent discussion between Mr Greer and Mr Harris also touched on the prospect of US tariffs on pharmaceutical imports, which Mr Trump views as a way to pressure pharma firms to relocate manufacturing sites to the US. Pharmaceutical products sold to the US account for a big portion of the Republic's total trade exports, due to the concentration of US firms, such as Pfizer, Eli Lilly, MSD and Johnson & Johnson, with manufacturing plants in Ireland. Mr Harris said he hoped the EU and US would find 'a constructive, creative way forward on pharma', that spared the industry from trade levies.

GPO to be turned into a museum in attempt to regenerate 'troubled part' of Dublin

The Government is planning to build a national museum in the GPO, with the issue a priority for Simon Harris. The new museum is the centrepiece of an ambitious plan for the regeneration of what is seen as 'the troubled part' of the capital. Ministers will also consider the report of an interdepartmental group on the recommendations of the Dublin City Task Force, set up by Tánaiste Mr Harris last year to identify measures to rejuvenate the city centre. It is understood that, under plans to go before ministers, the GPO complex will be redeveloped as a flagship project and a mixed-use development. The Government also pledged that there will be 'a wide-ranging consultation given the emblematic importance of the GPO not only to Dubliners but also to the public all over Ireland'.
