Vancouver council approves controversial Commercial Drive rental tower project

Vancouver city council has voted to approve the rezoning of a site near the Commercial-Broadway SkyTrain station, which is set to add more than 1,000 housing units across three towers.
Westbank Projects Corp. and Crombie REIT, on behalf of Snowcat Property Holdings, brought forward the proposal in 2023 to redevelop the site at 1780 East Broadway, which presently houses a Safeway supermarket and a car park.
There have been proposals to redevelop the site as far back as 2019, and now that rezoning has been approved, the controversial rental towers will proceed as planned.
They range in height from 36 to 43 storeys in an area that consists mostly of single-family homes, duplexes, low-rise apartments and retail buildings.A marathon public hearing saw over 100 people talk to council about the project, with critics saying the tall towers would lead to inflated property values in the area and that they would not be affordable for a majority of Vancouverites.
Ultimately, however, a majority of councillors voted in favour of the project, particularly talking up an accompanying retail space — including a grocery store, office and commercial space, a city-owned child-care facility, and a public plaza running parallel to the SkyTrain station.
"I don't want to see this site remain undeveloped for another 10 or 20 years," Coun. Lucy Maloney said. "I want to see a surface car park replaced with over 1,000 homes."
The units will be built across the three towers. Ten per cent of them will be secured at city-wide average rental market rates and the other 90 per cent listed at prices of the developer's choosing.
Maloney acknowledged that many speakers at the public hearing expressed concern about the affordability of the housing, but said "if this project fails, there will be no affordable homes at all."
Coun. Sean Orr said he thought using city-wide average rents for the 10 per cent of more affordable units was flawed, given how sky-high rents are in Vancouver.
"We need rental units, but I'm worried that we are giving the developer double the height and we're not seeing the full public benefits that we could be seeing at the site," he told council.
Orr was the only councillor who voted against the proposal, with Coun. Pete Fry abstaining and Coun. Brian Montague absent.
Application under community plan
The application was considered under the Grandview-Woodland Community Plan.
A referral report from city staff notes that the application "exceeds the anticipated height and density expected in the plan," but "otherwise generally meets the intent of the plan."
Proponents of the plan argued that the city was in dire need of rental spaces, with one advocate even playing the accordion in city council during the public hearing to encourage councillors to vote in favour.
"There's zero displacement of renters. It's mostly just a parking lot," said advocate Peter Waldkirch in a statement.
However, the megatowers also faced sharp criticism.
Speaking against the proposal, nurse Nancy Hay asked council to vote for rezoning applications guaranteeing at least 20 per cent below-market rental units, saying that many of her coworkers in the health-care sector could not afford to live in Vancouver due to skyrocketing rents.
"I wonder if these monoliths, these proposed monolith towers, are going to house workers ... who are these workers going to be?" she asked.
"They will not be my coworkers — health-care workers, lab technicians, respiratory therapists, occupational therapists, to name a few occupations ... the proposed rent, as you've heard, is way too expensive."

US president Donald Trump and British prime minister Keir Starmer said Monday that they had signed a trade deal that will slash tariffs on UK auto and aerospace industry imports — but they are still discussing how to handle steel production. "We just signed it, and it's done," Trump said, as the pair spoke to reporters at the Group of Seven summit (G7) in the Canadian Rockies, with the US president brandishing the pages of what he said was a long-awaited agreement. The rollout was anything but smooth, however, as Trump dropped the papers and said at first that his administration had reached an agreement with the European Union when he meant the United Kingdom. The president said that the pact is "a fair deal for both" and would "produce a lot of jobs, a lot of income." British prime minister, Keir Starmer, said it meant "a very good day for both our countries, a real sign of strength." Reaching this agreement is a significant step as Trump has threatened much of the world with steep import tariffs that have unsettled markets and raised the possibility of a global trade war. He has since backed off on many of his proposed levies but also continued to suggest that administration officials were furiously negotiating new trade pacts with dozens of countries — even if few have yet to materialise. The signing of the deal at the G7 followed Trump and Starmer's announcement in May that they'd reached a framework for a trade pact that would slash US import taxes on British cars, steel and aluminium in return for greater access to the British market for US products, including beef and ethanol. But Monday's agreement fully covers only British cars and aerospace materials, with more work to come on steel. The British government said the new agreement removes US tariffs on UK aerospace products, exempting Britain from a 10% levy the Trump White House has sought to impose on all other countries — a boost to British firms, including engine-maker Rolls-Royce. It also sets the tax on British autos at 10% from the end of the month, down from the current 27.5%, up to a quota of 100,000 vehicles a year. UK Business and Trade Secretary Jonathan Reynolds said the deal protects "jobs and livelihoods in some of our most vital sectors." Mike Hawes, chief executive of Britain's Society of Motor Manufacturers and Traders, said it was "great news for the UK automotive industry." There was no final agreement to cut the tax on British steel to zero as originally anticipated — seen as vital to preserving the UK's beleaguered steel industry. It said the UK "committed to working to meet American requirements on the security of the supply chains of steel and aluminium products intended for export to the United States." There was also no final deal on pharmaceuticals, where "work will continue," the UK said. The deal signed Monday also confirms that American farmers can export 13,000 metric tons (29 million pounds) of beef to the UK each year, and vice versa — though a British ban on hormone-treated beef remains in place.

American Creek's JV Partner Tudor Gold Commences 2025 Exploration Drill Program at Treaty Creek

Cardston, Alberta--(Newsfile Corp. - June 20, 2025) - American Creek Resources Ltd. (TSXV: AMK) ("the Corporation" or "American Creek") is pleased to announce that project operator and JV partner Tudor Gold ("Tudor") is reporting on the 2025 exploration drill program at the flagship Treaty Creek Project, located in the Golden Triangle of Northwest British Columbia. 2025 Exploration Program Phase 1 drilling of the 2025 exploration program has commenced and is expected to consist of seven holes totaling approximately 6,000 meters (m) of diamond drilling at the Goldstorm Deposit. The primary objective of the Phase 1 drill program is to expand the recently discovered high-grade gold Supercell-One system (SC-1), which was delineated over an 800 m by 400 m area during 2024. SC-1 is a gold-dominant, quartz-sulphide, breccia-hosted structural corridor open to the northwest, north and east. There is excellent potential to discover further high-grade SC-1 style gold-bearing structures proximal to the Goldstorm Deposit within a 600 m by 400 m area extending from SC-1 to previously identified high-grade intercepts within the 300H and 300N Domains of the Goldstorm Deposit. Underground Permitting The application to permit an underground exploration drill program focused on the high-grade SC-1 is expected to be finalized in the coming weeks. Phase 3 of the 2025 exploration program will consist of two orientated-core geotechnical diamond drill holes, totaling approximately 500 m, targeting the portal and ramp entrance area for the underground development. These holes are planned to be drilled at the end of the 2025 exploration program. TSX futures rise as US delays decision on direct Mideast involvement

(Reuters) -Futures linked to Canada's main stock index edged higher on Friday as the threat regarding U.S. military involvement in the Israel-Iran conflict appeared to have been forestalled for now. September futures on the S&P/TSX index were up 0.2% at 07:00 a.m. ET (11:00 GMT). The White House said on Thursday President Donald Trump will decide on whether to join Israel in the war in the next two weeks. Diplomatic efforts are also underway, with the UK, French and German delegates scheduled to meet Iranian officials in Geneva later in the day. In other major developments, Prime Minister Mark Carney said on Thursday Canada could increase counter tariffs on U.S.-produced steel and aluminum if he does not reach a broader trade deal with Trump within 30 days. Earlier this week, Trump and Carney agreed to make a deal in 30 days that could possibly resolve a trade conflict triggered by U.S. tariffs and the subsequent Canadian counter duties. Investors now await Canadian retail sales data for April, due at 8:30 AM ET, to assess whether consumer spending has been resilient in the face of tariff uncertainty. The Toronto Stock Exchange's S&P/TSX composite index edged lower on Thursday, as the Middle East conflict kept risk appetite in check.
