
‘Ensure wider adoption of Mana Mitra': Andhra Pradesh Chief Secretary K Vijayanand
VIJAYAWADA: Chief Secretary K Vijayanand has directed officials to ensure wider reach of Mana Mitra services (WhatsApp Governance) and ensure that all government services are delivered through it. He also directed officials to make all necessary arrangements for the formal launch of the Drone Mart web portal by the Chief Minister.
Chairing a review meeting on the operations of RTGS (Real-Time Governance Society) at the Command and Control Centre in the Secretariat on Monday, the Chief Secretary discussed the progress of services being offered through WhatsApp Governance platform.
Besides directing the officials to take steps for delivering 500 services through Mana Mitra by June 12, he underlined that CM N Chandrababu Naidu envisions a citizen-centric governance model where people no longer need to visit government offices to get their work done.
Underscoring the need to take the Mana Mitra platform closer to the public, the Chief Secretary asked the secretariat staff to play a vital role in creating awareness among citizens about its benefits.
While addressing Panchayati Raj officials, the Chief Secretary noted some progress in sanitation and waste management in villages, however, he stressed that sanitation standards must be improved significantly.

REITs right for you?
Real estate transactions have been recorded long before financial markets were created. So, individuals have experience in buying and selling real estate well before understanding stocks and bonds. But investing in real estate needs large capital, making it difficult for many to invest directly in properties. Here, we discuss whether REITs (Real Estate Investment Trusts) are an optimal alternative to direct real estate investments. The trade-offs There is an emotional satisfaction of owning a physical asset. You can also continually raise rent to keep pace with inflation. The flipside is this investment is lumpy and illiquid. If you are a working executive, investment portability is crucial. This means the ability to move investments when you relocate for work-related reasons. For these reasons, it is worth considering REITs as an alternative to direct real-estate investments. REITs are like mutual funds that invest only in real estate. They primarily earn rental income and pass on the income to unitholders every year. REITs are required to distribute 90% of the net distributable cash flows (NDCF) to its unitholders at least twice a year; NDCF refers to cash flows after deducting operating expenses and taxes. REITs can, hence, provide stable income to unitholders, assuming they have consistent occupancy rates. Importantly, the investment size in REITs is small. You can buy one unit of a REIT through a trading account. So, REITs convert lumpy illiquid investment into an affordable liquid asset. You must, however, be mindful of two factors before investing. One, REITs are not a direct bet on real estate as they are listed securities. So, they can fall in price when stock markets tank even if rental incomes are consistent or even if there is a robust demand for rental properties. Two, REITs can't provide significant capital appreciation as they cannot significantly expand property portfolio as they distribute 90% of NDCF to unitholders annually. Conclusion Direct investment in land helps in generating capital appreciation whereas investment properties primarily provide rental income. You can consider REITs as an optimal alternative to rental properties, as they can provide stable income. Note REITs investing in commercial properties can have higher cash flow volatility than income earned from direct investment in residential properties. That said, before investing, you must analyse the portfolio of properties REITs hold, geographic mix, occupancy rates and past distributions. People of Vizag embrace IYD as a household celebration
Visakhapatnam: It is not just people of Visakhapatnam but also those belonging to the neighbouring districts who came together as an extended family to create a record marking the 11th edition of the International Yoga Day (IYD). Even as Chief Minister N Chandrababu Naidu called out to embrace yoga into one's daily life, people of Visakhapatnam voluntarily stepped forward to make the event a joyous celebration and a household event. Sacrificing sleep and disregarding stress they have gone through, scores of people from Visakhapatnam and neighbouring districts came in droves to participate in the IYD celebration and contribute to its success. What made the event special is the way the participants disregarded soaring temperatures, long waiting hours and looked at the larger picture of the outcome. 'We came from Kakinada and have been at Beach Road since 1:30 am on Saturday. We are quite happy that we could be part of the IYD celebration hosted in Visakhapatnam on such a massive scale,' a group of students from the neighbouring district shared withThe Hans India. Right from 1 am on Saturday, buses from various places started ferrying the yoga practitioners a little close to the venue. Boarding thousands of buses, lakhs of participants reached the compartments arranged for the purpose hours before the IYD celebrations. Despite such a large-scale participation, Chief Minister N Chandrababu Naidu lauded the efforts of the district administration, police, Ministers and public representatives for carrying out intense groundwork to make the event incident-free. Appreciating Chief Minister N Chandrababu Naidu and Deputy Chief Minister K Pawan Kalyan for their visionary leadership in taking the Yogandhra-2025 way forward in a short span of time, the Prime Minister showered praise on IT and Industries Minister Nara Lokesh for his outstanding dedication to mobilise widespread community engagement, transform yoga into an inclusive social celebration and draw participation from various sections of society.

CM lauds Vizagites for massive IYD turnout
Visakhapatnam: Witha participation of 3.02 lakh, Visakhapatnam created history by gaining a place in Guinness World Records for the largest gathering for yoga in one place, Chief Minister N Chandrababu Naidu said. Appreciating ministers, district officials, public representatives and more importantly people of Visakhapatnam for their complete cooperation in making the 11th edition of the International Yoga Day a resounding success, Naidu emphasised at a media conference that public cooperation is key to massive turnout. 'This is just the beginning of ambitious plans the NDA has in store in promoting public health and wellness,' the CM emphasised. When asked whether the state government has any concrete action plan to make the state happy and wealthy, the Chief Minister told The Hans India, 'Yes, our focus is on developing 'wealthy, healthy and happy Andhra Pradesh'. And we are very much focusing on all the three verticals simultaneously. By striking a balance among welfare, empowerment and P4 (public-private-people-partnership), we are preparing a vision document for Swarna Andhra @ 2047,' the CM elaborated. With technology playing a crucial role in making the IYD event a hassle-free affair, Naidu said that the record participation could become a reality due to the incorporation of technology, including the introduction of QR code-based participant tracking system. With two Guinness World Records, including 22,122 tribal students performing Surya namaskarams on the eve of the International Yoga Day, the massive event gained entry into 21 World Book of Records. Sharing the statistics, Naidu stated that even as the cabinet ministers raised doubts when he called for a record breaking IYD celebrations, eventually, they reposed faith in his aspiration and extended complete support to the biggest endeavour organised ever in Visakhapatnam. 'Within a short span of time, 'Yogandhra-2025' garnered extensive support from across the people of Andhra Pradesh as they place trust in my leadership and are aware of the benefits yoga offers,' the Chief Minister stressed, adding that people volunteered happily for the event without any force. Recalling how people of Visakhapatnam refrained from bursting crackers when the CM called out for Diwali celebrations sans firecrackers as Hudhud cyclone left a trail of devastation in 2014, Naidu underlined, 'It is with the same spirit, Vizagites volunteered to make the IYD event a massive success.' About Prime Minister Narendra Modi specially appreciating IT and industries minister Nara Lokesh's efforts in making yoga a true social celebration, Naidu stated that Lokesh succeeded in planning out 26 theme-based yoga events in a short span of time and his efforts caught the attention of the Prime Minister.
