UAE real estate: BEEAH announces new Khalid Bin Sultan City project in Sharjah

BEEAH has announced the launch of Khalid Bin Sultan City, its first real estate development in Sharjah. The project marks the organisation's expansion into the real estate sector, building on its expertise across the environment, energy, technology, real estate, and healthcare sectors. The project was unveiled under the patronage of Sheikh Dr. Sultan bin Muhammad Al Qasimi, Supreme Council Member and Ruler of Sharjah, and in the presence of Sheikh Sultan Bin Ahmed Al Qasimi, Deputy Ruler of Sharjah. BEEAH reveals Sharjah's new freehold project Named after the late Sheikh Khalid bin Sultan Al Qasimi, the development is described by BEEAH as a continuation of his legacy in design and urban planning. Designed by Zaha Hadid Architects, the master-planned, mixed-use project will span a 1.5-kilometre-long plot, including BEEAH's LEED Platinum-certified headquarters in Sharjah, and will offer 1,500 freehold residential units. The city includes residential, commercial, cultural, and recreational zones. It will be divided into seven neighbourhoods, each centred around a plaza designed to be accessible within a five-minute walking distance. The project includes children's hubs, wellness clinics, sports facilities, and outdoor cafés. The development also includes a two-kilometre shaded linear park. The central park features cycling and running tracks, sculpture gardens, wellness areas, and shaded courtyards. The layout incorporates native trees, colonnades, and recessed façades to reduce ground temperatures and improve pedestrian comfort. According to BEEAH, the project was designed following the directive of Sheikha Jawaher bint Mohammed Al Qasimi, Chairperson of the Supreme Council of Family Affairs and Chairperson of the Board of Directors of BEEAH. The city is built on four pillars – sustainability, technology, culture, and people. It will feature net-zero ready infrastructure, renewable energy systems, recycled water facilities, and sustainable mobility. It will also include AI-driven digital infrastructure and decentralised digital identities. Public art, a cultural centre, and architecture reflecting the local identity are also part of the plan. Transactions reached AED 13.2 billion in the first quarter of 2025, up 31.9 per cent year-on-year, according to the Sharjah Real Estate Registration Department. The sector's growth is attributed to investor confidence, infrastructure development, and government support.

The first successful local production of rose water in Sharjah has been unveiled, extracted from Mohammadi and Taifi roses, both known for their quality and scent. The product appeared on social media as part of the exhibits at the Sharjah Products Exhibition held at Al Dhaid University, where it drew attention for its locally sourced ingredients. Mohammadi roses originate from Oman and are currently cultivated in the UAE. Along with Taifi roses, they are used to extract rose water, which is commonly known for its cosmetic, therapeutic, and culinary uses. This effort reflects the emirate's direction toward local agricultural production. Sheikh Dr Sultan bin Muhammad Al Qasimi, Member of the Supreme Council and Ruler of Sharjah, President of Al Dhaid University, visited the exhibition and reviewed a wide range of products, including those from Jabal Al Deem such as Mohammadi and Taifi roses, honey, olives and their derivatives, apples, thyme, and rosemary. Sharjah has approved the creation of a new Family Court to specifically handle family-related cases and support family wellbeing. The Judicial Inspection Department will draft new regulations to strengthen family stability. A new committee will also be formed to manage and protect funds that belong to children and others in similar situations. This committee will develop a financial plan to ensure that these funds are handled wisely and protected, always keeping the best interests of the children in mind. They will also provide the Council with regular updates on their activities. In addition, the Judicial Council on Wednesday announced a special alimony support fund to help individuals, especially women and children, receive urgent financial support when the responsible party (like a husband or father) cannot pay due to legal or financial reasons. This initiative aims to provide better support and fairness for families in the emirate. The money given out by the fund will eventually be collected from the person who is supposed to pay the alimony. Sheikh Sultan bin Ahmed bin Sultan Al Qasimi, Deputy Ruler of Sharjah and Chairman of the Judicial Council, chaired the meeting on Wednesday. His Highness Dr Sheikh Sultan Bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah, chaired the second meeting of the permanent executive committee of the Sharjah Council for Higher Education and Scientific Research (SCHESR) on Tuesday morning at the University City. Sheikh Sultan welcomed the committee members and emphasised the council's role in the coming years, following his directives to correct administrative concepts, improve university governance, and implement strategic planning. The committee discussed various topics and future plans, including the council's work report, organisational structure, strategy, subcommittees, academic staff promotion and evaluation criteria, as well as research and innovation affairs. The committee also reviewed university admission conditions, the diversity of academic programmes, and main and specialised fields to ensure they meet labour market demands and students' interests. Sheikh Sultan approved the preliminary budget for the remaining period of the year, amounting to Dhs18 million, alongside endorsing the council's new logo and headquarters at the University City. He directed the committee to oversee scholarship affairs in Sharjah's higher education institutions, adopting governance frameworks and coordinating between universities and scholarship providers—governmental, semi-governmental, and private. New scholarship standards for postgraduate studies were approved, similar to those for bachelor's degrees. Sharjah students registered with the emirate and with a monthly income below Dhs50,000 will receive full scholarships, while those with higher incomes will benefit from 50% fee grants. Full scholarships will continue for groups such as children of imams and students with disabilities, funded by the Emiri Diwan. Universities and academies will offer special discounts to other categories like high achievers in academics, sports, research, and other fields. The meeting was attended by Dr Mansour Bin Nasar, Head of the Sharjah Government Legal Department and committee rapporteur; Dr. Muhadditha Al Hashemi, Chairperson of the Sharjah Private Education Authority; Professor Hamid Majoul Al Nuaimi, Chancellor of the University of Sharjah and Director of Sharjah Academy for Space Sciences and Astronomy; and Dr Mohammed Yousuf Baniyas, Adviser for Higher Education at Sharjah Private Education Authority. Separately, Sheikh Sultan issued an Emiri Decree regarding the transfer, promotion, and appointment of a Secretary-General for the SCHESR. According to the Decree, Dr Aisha Mohammed Obeid Boukhater Al Shamsi, Director of the Admissions and Registration Department at the University of Sharjah, is transferred to SCHESR, promoted to the rank of Director-General under the Special Jobs System in the Government of Sharjah, and appointed as Secretary-General of the Council. Recently, Sheikh Sultan emphasised the significant role of universities in advancing society. He highlighted the importance of the SCHESR, which was established specifically to assist universities and academies in the emirate in continuing the journey of higher education, which began in 1997 with the establishment of the University of Sharjah and the American University of Sharjah. The Council continues to provide the best sciences to its students, based on the latest educational and pedagogical curricula. Sheikh Sultan spoke about various important issues concerning universities and academic institutions. He emphasised how closely he monitors all aspects of higher education because he believes that science plays a crucial role in the lives of individuals and society as a whole. The Ruler of Sharjah pointed out that science is a double-edged sword; while it has the power to create and improve, it can also be used in harmful ways. Sheikh Sultan emphasised the importance of setting up academic institutions the right way from the very beginning. He reflected on how universities were first established in Sharjah, highlighting the need for skilled professionals to guide this process, which enables these institutions to start strong. Sheikh Sultan noted that many institutions begin agricultural science and food security projects but face challenges such as the lack of facilities that support academic studies. As a result, students receive only theoretical education and have to pursue practical experience abroad. This came during Sheikh Sultan's chairing of University of Al Dhaid Board of Trustees meeting on Wednesday morning at the university's headquarters. He added that University of Al Dhaid provides all the necessary resources to equip students both theoretically and practically. This is achieved through specialised colleges and programmes, including the College of Agriculture and the College of Veterinary Medicine, as well as facilities that support the educational process, such as laboratories, farms, and animal pens. The President of University of Al Dhaid affirmed that these steps have significantly contributed to the production of organic products free from artificial substances and chemicals in the markets. Examples include Mleiha dairy, GHERAS products, and Sabaa Sanabel wheat, among others. Sharjah Ruler expressed pride that these products are from the United Arab Emirates, specifically from the Emirate of Sharjah. Sheikh Sultan revealed that he began collecting seeds in 1973, categorising the seeds he gathered, which included those from extinct plants in the deserts of the country. Sheikh Sultan takes a tour of the Sharjah Products Exhibition held at the university. He noted that such seeds are also stored in reserve in the UK. The Ruler of Sharjah approved the relocation of the seed bank to be part of University of Al Dhaid facilities, aiming to enhance scientific research, laboratory capabilities, and improve the skills of agriculture students through practical training. The meeting of University of Al Dhaid Board of Trustees began with the approval of the establishment of two new colleges within the academic framework: the College of Computing and Intelligent Systems, and the College of Environmental Sciences. This expansion aligns with the demand for modern specialisations that meet labor market needs and support sustainable development and artificial intelligence initiatives. Additionally, the board approved the launch of a dual degree programme in Sustainable Agriculture in collaboration with the Royal Agricultural College in the UK, which will help prepare qualified personnel in food security and modern agriculture. The board approved the results of reports from the financial, academic, internal audit, compliance, and resource development committees, reflecting their activities over the past period, along with monitoring the progress of the educational, research, and administrative processes. The board discussed various administrative and educational topics related to the university and reviewed several periodic reports concerning the university's performance. Dr Aisha Abu Shlaibi, Chancellor of the University of Al Dhaid, presented the executive summary of activities and achievements for the academic year 2024-2025, along with updates on ongoing work and the educational process, highlighting key results achieved to fulfill the university's goals and aspirations. During the Board of Trustees meeting, the President of University of Al Dhaid, visited the student lounges for both male and female students, where he met with a group of female students. Sheikh Sultan is briefed about the Sharjah Products Exhibition at the University of Al Dhaid on Wednesday.
