GDA seeks central funds for Noida-Ghaziabad metro link

Ghaziabad: Ghaziabad Development Authority (GDA) has taken a fresh initiative to revive Noida Electronic City-Sahibabad metro project — an extension of the Blue Line metro corridor — by suggesting that it should be funded by grants made under 16th Finance Commission. A letter to this effect has been written to the state govt, seeking Rs 2,441 crore. GDA vice chairperson Atul Vats said on Monday, "We have written to UP govt. We have quoted a grant of Rs 2,441 crore, out of which Rs 1,873 crore is for the metro project." O ver 5 lakh people stand to benefit from the project, who for a long time have been demanding metro connectivity through Indirapuram, Vasundhara and Vaishali townships. Vats said, "In line with this, DMRC has also sent a proposal to the central govt for 16 metro corridors in the country, which include the 5km Noida Electronic City to Sahibabad metro corridor. We think that makes a strong case in favour of the said project because not only will it provide much-needed connectivity with Noida, but the corridor will also serve as an extended arm of the Namo Bharat corridor, which passes through Sahibabad. by Taboola by Taboola Sponsored Links Sponsored Links Promoted Links Promoted Links You May Like Giao dịch vàng CFDs với sàn môi giới tin cậy IC Markets Tìm hiểu thêm Undo " As for alignment, the 5km route from Noida Electronic City metro station will have five stations on an elevated platform, which include Vaibhav Khand, DPS Indirapuram and Shakti Khand stations along CISF road, which falls under Indirapuram township. From Kanawani culvert, the route will enter Vasundhara and from passing through Vasundhara, it will end at Sahibabad. An additional two stations — Vasundhara Sector 5 and Sahibabad stations — will cater to the Vasundhara and Vaishali commuters. In the pipeline since 2018, Noida Electronic City to Sahibabad metro corridor could not take off in all these years due to a lack of funds. GDA, in the last seven years, suggested funding patterns, including the creation of a special purpose vehicle (SPV) and urging the central and state govt to fund the project, but all were turned down. In 2018, when the DPR was made, the cost of the project was estimated to be Rs 1,517 crore, which has now increased to Rs 1,873 crore. In a survey conducted last year, the land requirement for the proposed corridor will be 26,691 sqm, of which 7,690 sqm will be private land, which alone will cost Rs 223 crore. The Finance Commission, established under Article 280 of the Indian Constitution, is a constitutional body that recommends the distribution of tax revenues between the central and state govts every five years. Ghaziabad, like other districts, has been receiving grants annually.

Ghaziabad: GDA makes a digital ‘PAHAL' with first e-allotment letter for ₹1.3 crore plot

GHAZIABAD : In a shift toward paperless, contact-free transactions, Ghaziabad Development Authority (GDA) issued its first fully online allotment letter this week, marking the official rollout of PAHAL (Public Access for Housing and Allotment Login), a platform designed to bring property-related services under one digital umbrella. The move places GDA among the first urban authorities in UP to adopt a comprehensive online property allotment system. "At every stage, we have worked to reduce human intervention," GDA vice chairperson Atul Vats said. "PAHAL is one of the most transformative tools we've implemented so far. On Tuesday, the first allottee was able to complete the entire process online without having to visit our office even once." The allottee, who booked a 165 sqm commercial plot in the Indraprastha Housing Scheme for Rs 1.3 crore, received the official allotment letter via email — a process that would earlier have taken months of in-person visits and manual paperwork. The PAHAL portal allows users to pay property dues, verify and view property details, download allotment letters, apply for mutation, and complete allotment registration online. It is also equipped to provide automated updates and reminders for due payments, helping property owners avoid fines and delays. Before the digital shift, accessing property records meant navigating stacks of physical files, outdated maps and layers of bureaucracy. The process of compiling and verifying data for a single locality could stretch to seven months. PAHAL now offers instant access to this information, greatly reducing turnaround time and improving transparency. Internally, GDA has also moved toward a paperless workflow through the e-office system. Earlier, a file concerning engineering or civic planning would pass physically from a junior engineer to an assistant engineer, onward to a nodal officer, and finally to the chief engineer. Now, all such processes are handled digitally, streamlining interdepartmental coordination and eliminating bureaucratic delays. In another consumer-centric reform, GDA has introduced a slot-booking system for property registration, mirroring models used in passport and driving licence services. Applicants can choose their preferred date and time through the GDA portal. A checklist guides them through the necessary documents, and once scheduled, registry officials will be ready to process the transaction at the appointed time, eliminating long waits and reducing congestion at the office. "With PAHAL, we are offering a modern, transparent, and citizen-friendly experience," Vats said. "It's not just about convenience; it's about accountability and efficiency."

Ghaziabad: Two ramps to Hindon elevated road proposed in Indirapuram, Vasundhara

The Ghaziabad development authority (GDA) has proposed to build two ramps on the Hindon Elevated Road: an on-ramp in Indirapuram on the carriageway from Raj Nagar Extension to UP Gate, and an off-ramp in Vasundhara on the carriageway from UP Gate to Raj Nagar Extension. The ramps will be built at a cost of ₹200 crore, and the proposal will soon be sent to the state government for approval, officials said on Thursday. The 10.3km Hindon Elevated Road connects Raj Nagar Extension in Ghaziabad with UP Gate on the Delhi-Ghaziabad border. The proposal to build the ramps comes after Uttar Pradesh housing and development board officials asked GDA to provide access to the Hindon Elevated Road from Vasundhara and Siddharth Vihar townships. 'We have prepared a report proposing the development of a new on-ramp from Indirapuram and a new off-ramp towards Vasundhara. The estimated cost for these two additional accesses is ₹200 crore, and we will try to seek funds from the Sixteenth Finance Commission. For now, the report will be sent to the state government for further action,' said Atul Vats, vice-chairperson of GDA. The Hindon Elevated Road has an entry/exit point at Karhera rotary and an entry/exit point at UP-Gate. In between, the elevated road has an exit at Indirapuram for commuters coming from Raj Nagar Extension. Likewise, commuters from Vasundhara also have an entry to the elevated road, but it is meant only for commuters going to Raj Nagar Extension. 'The two new proposed entry and exit points, a ramp up from Indirapuram and a ramp down on the other side at Vasundhara, will help commuters of trans-Hindon areas get full access to the elevated road. It will also help commuters from nearby Siddharth Vihar get access to the elevated road and reach Delhi,' said an officer from GDA's engineering department. The Vasundhara and Siddharth Vihar housing schemes are spread over an area of 1,138 acres and 704 acres, respectively. Siddharth Vihar is an under-development scheme and residents settling here will need direct connectivity to Delhi. In Vasundhara, the board has a presence of 80 acres of vacant land in sectors 7 and 8, which also fall under the transit-oriented development (TOD) zone and have mixed and commercial land use being located in a 1.5km radius of the Sahibabad station of the Regional Rapid Transit System project. The TOD zones along eight RRTS stations have been defined according to the state government's TOD policy and also made part of the draft Master Plan 2031 by GDA. Ten acres of land in these two sectors is also proposed to be given for a satellite centre of the All-India Institute of Medical Sciences (AIIMS).

After twin deaths, revamp hope for crumbling Tulsi Niketan in Ghaziabad

Ghaziabad: Spotlight has shifted to Tulsi Niketan revamp a day after a balcony collapse killed two people. TOI reported in March this year that Ghaziabad Development Authority (GDA) has earmarked Rs 418 crore to redevelop over 2,000 flats in Tulsi Niketan. On two occasions earlier, GDA had offered to rebuild flats. The GDA in March this year came up with another plan aimed at the redevelopment of the colony. GDA vice chairperson Atul Vats said, "Spread over an area of 7.83 hectares, Tulsi Niketan has 2,004 EWS and 288 LIG houses and the GDA board recently approved the proposal to take up the redevelopment work of the township, which will come at an estimated cost of Rs 418.4 crore. " A GDA official said , "In the past, at least on two occasions, we offered the residents to rebuild the flats, but even after months of negotiations, nothing worked out. Neither the residents were willing to vacate the flats, which left us with no choice but to abandon our plan to reconstruct flats." RWA office-bearer Kuldeep Kasana said that GDA has commenced a fresh survey. "We hope that the terms and conditions, which have not been formally offered to us, will be in keeping with needs of the residents." by Taboola by Taboola Sponsored Links Sponsored Links Promoted Links Promoted Links You May Like Noua drujbă miniaturală siginificant Află mai multe Undo Kasana said, "GDA placed preconditions which were not acceptable to residents. Less than 10% of flats have done registries, while the rest of the flats are sold and resold multiple times through power of attorney. As per the precondition laid down by GDA, they were willing to hand over flats after reconstruction to only those who had registries, while for the rest, they would have to buy under PMAY. This was not acceptable to many of us. " On Wednesday, unit number 1,296 of the colony proved why it was called unsafe by Ghaziabad Municipal Corporation in 2018, which had declared 26 buildings in the city — including Tulsi Niketan — dangerous. As per the GDA plan, as proposed in March, the redevelopment work will be carried out on a PPP model where the developer undertakes the construction and redevelopment in exchange for a share of saleable commercial/residential area to recover costs and the GDA will facilitate the process by allocating land and providing regulatory support. The total saleable area for the project is 58,500 square meters, with a total land cost of Rs 84 crore, combining land and FAR purchase costs. The builder shall ensure a minimum premium payment of Rs 25 crore to GDA. Additionally, the financial assessment considers the cost for GH-1 land, commercial land and dispensary land to be given to GDA, totalling approximately Rs 24 crore. This results in a per square meter sale rate of Rs 78,100 for the builder, which translates to Rs 7,260 per square foot. The plan also entails the temporary relocation of about 7,000 residents for a period of two years during the construction phase and the cost of temporary relocation has been calculated at Rs 5,000/month/household, which will be part of the total capital expenditure borne by the developer.
