Desperate residents in a picturesque UK village are being forced to drastically reduce their property prices after demand for homes nosedived due to a tax crackdown on second properties.
A homeowner in Golant, Cornwall, is struggling to sell her waterside cottage even after slashing the price by a staggering £100,000. The village is situated near Fowey, where celebrities such as Gordon Ramsay and Dawn French have previously owned properties.

Debbie Pugh-Jones, 69, reduced the asking price of her home three times in 10 months but failed to secure a buyer.

As reported by The Sun, properties in the vicinity of Golant fetched up to £425,000 during the Covid-19 pandemic. With this in mind, Debbie put her home on the market for £400,000 last August but soon realised her two-bedroom house was now priced similarly to a small flat in a dilapidated part of some cities.

The 69 year old claimed that potential buyers have been deterred by the increased stamp duty. She also pointed the finger at Cornwall Council's decision to double tax rates on second homes, which is projected to generate £24million this year, reports the Express.
Locals in tourist hotspots like Cornwall argue they can no longer afford homes in their birthplaces as affluent outsiders snap them up but only use them when they fancy a get-away from the city.
On the other hand, local businesses argue that the revenue generated from second homeowners is vital for their survival. They also heavily depend on tourism during the bustling summer months.
Debbie said: "When you come down that much in price you would expect to get a viewing but I've had three in nearly a year. Nobody at all looked around between November and April.

"Double council tax won't affect the very wealthy but it will affect the middle class people wanting to buy a second home. The community is at risk of changing because some of the second home buyers in this village aren't happy to be paying double council tax.
"Around half of the houses in this village are second homes and the rest are retired people, there are very few people working in this village. It's making them struggle but even if they wanted to sell they wouldn't be able to."
She continued: "People living here used to work in farms and on the boats but all those industries are gone and the village doesn't have a school, it's not near a bus route and it doesn't have any amenities. I'm not depriving a first time buyer of a place to live because it's not the sort of house that would suit them."

After purchasing her Cornwall home for £240,000 in 2013, Debbie moved to Bath following her mother's death last year. She invested a total of £30,000 in refurbishments during her time there.
She explained: "It had always been my dream to retire to the coast. It was the view that attracted me, the river view is nicer than the sea view because it is always changing. I paid a premium for it because I paid for the views but straight away I fell in love with it."

Nick Budd, the publican of The Fisherman's Arms in Golant, acknowledges that second homes are a part of life in the area, adding: "It's a hard one because not all second home owners are the same. You have the holiday lets which are great for us, because when people come on holiday they want to eat out and drink in the pub.
"Then you have the lock up and leave its and they are the ones that kill us. The overwhelming outcome of property price rises is young people cannot afford to buy a house in the village and that situation needs addressing."
Last year reportedly saw nearly 9,500 properties in Cornwall held as second homes. However, interest in them plummeted after the new tourist tax was introduced on April 1.
Bradley Start from Start & Co Estate Agents in Newquay noted: "They've received these demands for twice as much council tax and that's prompted a lot of people to think about selling."

The group, previously known as Intu SGS, came under the control of its creditors after Intu collapsed into administration from the weight of its debts during the Covid pandemic. XSite experienced similar difficulties in the wake of the pandemic but has since recovered to welcome 2.1 million people through its doors in 2024. Earlier this year XPE announced that it will invest more than £12 million in the site which will include the opening of the world's longest indoor e-karting track and e-sports venue, K1 Speed, later this year. Barry Cox, non-executive director at XPE, said Braehead Ambition is a shared commitment to offer consumers a unique destination whose "total is greater even than the sum of the parts". "As consumers are becoming ever more discerning as to where and how they spend their time and money, bringing together the strength of our individual assets to create the strongest destination of scale in Glasgow makes total sense for our customers, our business partners, and for Renfrew," he added. Located within the shopping centre, Braehead Arena is a 5,200-seat multi-purpose events and sports venue that serves as the official home of the Glasgow Clan ice hockey team. With that in mind, savers may want to take note, as there could be benefits aplenty. Nationwide's Regular Saver account still offers competitive returns of 6.5 per cent AER. Regular savings accounts typically require a set monthly deposit and limit withdrawals, making them perfect for disciplined savers looking to steadily increase their savings while earning higher interest than standard accounts. ‌ Nationwide's Flex Regular Saver can be opened with just £1, and interest is paid each year on the account's anniversary. Monthly deposits are capped at £200, allowing a maximum contribution of £2,400 over the year. ‌ At the current interest rate, this would earn £84.50 in interest after 12 months. The account is open to UK residents aged 16 or over who already have a Nationwide current account. Unlike many regular savings accounts, this option provides more flexibility by allowing up to three penalty-free withdrawals. However, making a fourth withdrawal will reduce the interest rate to 1.5 per cent, reports the Express. Well, savers can invest up to £200 per month, allowing the pot to grow to a total of £1,200, and withdrawals are not allowed until the account matures. ‌ So, while it may have a market-leading AER, its six-month term limits the total interest earned. With a maximum investment of £200 per month, savers will end up with £1,227.53, including £27.53 in interest. First Direct closely follows with a tempting seven per cent AER over a year, permitting depositors to stash away £300 monthly, totalling an impressive £3,600 across the twelve months. ‌ By the end of this period, savers would pocket £3,736.50, with £136.50 earned as interest. Despite First Direct's lower rate, their extended term and more generous limit on deposits could prove a more fruitful choice for building greater savings pots. Despite these accolades, Japan faces a "new challenge" due to the overwhelming tide of tourists. ‌ Hokuto Asano, first secretary at the Embassy of Japan in Washington, DC, told Fox News Digital of the challenges facing the country. ‌ "Overtourism is a new challenge for the Japanese community. So we need to pursue how to create a win-win relationship [between] Japanese local people and foreign tourists." A potential solution cited in the report may involve a "two-tier" pricing model at eateries, theme parks, and attractions, placing a higher price tag on those coming from abroad. Across the world, a number of countries are grappling with the booming tourism trade and attempting to work out how best to manage demand. Earlier this month, protesters hit the streets in nations across Europe, demanding legislative changes to lessen the impact of tourism on locals. 'We've been emphasising for a couple of years now that there are more tourist beds than registered residents,' said Remi Wacogne of Ocio, a civic observatory on housing. 'Tourism is physically and practically taking over homes.' In Venice, a couple of dozen protesters unfurled a banner calling for a halt to new hotel beds in the lagoon city in front of two recently completed structures, one in the popular tourist destination's historic centre where activists say the last resident, an elderly woman, was kicked out last year. The upcoming wedding of Amazon founder Jezz Bezos in the city has also become a point of tension among overtourism protesters.
