
UAE's Citizen Housing Sector Expands with Landmark Initiatives in 2025
The UAE's citizen housing sector witnessed substantial growth in the first quarter of 2025, aligning with the 'Year of Community' initiative.
Driven by a commitment to family stability and well-being, the government launched a series of transformative projects and policies at both federal and local levels.
With an ambitious strategy centered on innovation and excellence, the UAE has achieved a homeownership rate exceeding 91% by the end of 2024, ranking among the highest globally. The Sheikh Zayed Housing Programme granted over AED1 billion in housing approvals in January alone, benefiting more than 1,300 citizens. This initiative has shortened the waiting period for housing approvals to just two months; one of the fastest timelines worldwide.
Since its inception in 1999, the Sheikh Zayed Housing Programme has allocated AED60 billion, supporting over 90,000 Emiratis. In Abu Dhabi, a housing benefits package worth AED6.75 billion was approved, benefiting 4,356 citizens. This includes AED5.08 billion in housing loans, AED1.585 billion in land grants and ready-built homes, and AED94.8 million in loan exemptions for senior citizens and limited-income retirees. Cumulatively, Abu Dhabi has delivered AED168.85 billion in housing benefits to over 123,000 citizens.
Major developments have also been launched across the UAE. In Al Ain, the Al Saad residential project, spanning 1.23 million square meters, was unveiled at a cost of AED993.7 million to provide 306 villas. Meanwhile, Dubai announced AED5.4 billion in housing projects under the Sheikha Hind bint Maktoum Family Programme, with 3,004 new homes planned across multiple locations. Additionally, Dubai Municipality introduced the "Home First" initiative in March to enhance urban planning and housing solutions for Emirati families.
Sharjah also progressed its housing agenda, with the Executive Council approving 2,000 residential and investment land grants in February. These initiatives collectively reinforce the UAE's commitment to strengthening social cohesion, elevating living standards, and ensuring accessible housing solutions for its citizens.

UAE Central Bank Reports 3.3% Rise in M2 and 1.6% Growth in Credit for March 2025
The Central Bank of the UAE (CBUAE) reported a broad expansion across key monetary indicators in March 2025, highlighting continued liquidity growth and credit expansion within the banking sector. Money supply aggregate M1 rose by 0.4% to AED986.2 billion, driven by a AED5.1 billion increase in currency in circulation, which outweighed a AED1.4 billion drop in monetary deposits. M2, which includes M1 and quasi-monetary deposits, recorded a stronger 3.3% increase, reaching AED2,437.7 billion, buoyed by a AED73.8 billion jump in quasi-monetary deposits. M3, the broadest measure of money supply, climbed 2.9% to AED2,893.7 billion, reflecting the growth in M2 along with a AED4.5 billion rise in government deposits. The monetary base also expanded by 2.0% to AED833.1 billion. This was supported by a 4.1% increase in currency issued and a sharp 62.0% surge in reserve accounts, despite significant declines in banks' overnight deposits and Islamic certificates. Gross banking assets rose 1.9% to AED4,719.4 billion. Meanwhile, gross credit grew 1.6% to AED2,240.0 billion, driven by AED19.5 billion growth in domestic credit and AED16.2 billion in foreign credit. The private sector saw a 1.4% rise in credit, while credit to non-banking financial institutions increased by 1.9%. Government sector credit declined slightly by 0.3%. Banks' total deposits grew by 2.3% to AED2,936.4 billion, with resident deposits rising 2.4% and non-resident deposits edging up 0.4%. GCC countries are on track to significantly expand their tourism sector, with visitor spending projected to reach US$223.7 billion by 2034, according to new figures released by the Statistical Centre for the Cooperation Council for the Arab Countries of the Gulf (GCC-Stat). In 2023 alone, international visitors spent US$135.5 billion across the region, marking a sharp 28.9% rise compared to pre-pandemic levels in 2019. This surge highlights the region's accelerating momentum in attracting global tourists and boosting its non-oil economy. Tourism's growing economic role is also reflected in its projected contribution to total exports, which is expected to climb to 13.4% by 2034. The report also points to continued progress across key tourism indicators, underscoring the GCC's strategic focus on the sector as part of its broader economic diversification efforts. Safety and security remain major strengths, with the GCC topping the 2024 Safety and Security Index for the Middle East and North Africa. All member states scored above the regional average of 5.86 out of 7.
