Torquay dental clinic has buyers grinning amid sharp return

There's a well-founded reason why buyers have a healthy obsession with medical property assets.
They pay off.
A purpose-built dental facility for Surfside Dental at Torquay was snapped up at auction for $3.01m, setting a sharp 4.38 per cent yield as investor demand for healthcare assets continues to grow.

The 250sq m clinic built in 2023 was listed for sale with a strong lease covenant to National Dental Care, set around a five-year lease with options to 2044, returning a net annual income of $132,000, with 3.5 per cent fixed annual increases.
Darcy Jarman, Geelong agent Andrew Prowse said the region's healthy population growth was driving not only the development of new healthcare facilities, but making them highly sought after when they come on the market.
'Healthcare assets remain a top performer, delivering long leases, essential services, and resilience in any economic climate,' Mr Prowse said.
'Torquay's transformation into a dynamic coastal precinct is boosting the appeal of properties like this.'
Mr Prowse said the appeal of healthcare assets was underpinned by the high population growth in corridors such as Torquay.
Healthcare assets offer investors the protection of stable demand for services, in particular due to an ageing population and also population growth.
They often come with long-term leases, providing investors with stable income streams.
The sale of the 1013sqm property at 80 Geelong Rd was managed by Darcy Jarman agents Tim Darcy and Mr Prowse, in conjunction with Tim Carson at McCartney real estate.
The property previously sold as a house in 2019 for $1.16m.
The established operator, National Dental Care, also underpinned the level of interest in the property, with investors being increasingly drawn to the combination of secure returns and long-term capital growth in vibrant markets.
The sale follows $3.5m sale of a long-established Lara medical centre leased to health insurer and healthcare operator GMHBA.
That facility was on the edge of a new growth corridor to the west of the town.
Healthcare assets in Geelong, Grovedale, Corio and Hamlyn Heights have also been snapped up recently.

Nine people were taken to hospital and 200 evacuated following a chemical incident at a public pool in Melbourne's north. Fire Rescue Victoria (FRV) were called to the Broadmeadows Leisure Centre about 6.15pm on Friday night after people reported the smell of gas inside the centre. Firefighters found multiple people affected by the chemicals upon arrival. A FRV spokesperson confirmed to NewsWire that nine people were taken to hospital for treatment following the incident. About 200 people were evacuated from the leisure centre while FRV hazmat specialists ventilated the premises. A positive reading for sodium hydrogen sulphate was found by the hazmat specialists. The centre was confirmed to be safe to re-enter two hours later by FRV. A Hume City Council spokeswoman said the incident was sparked by the occurrence of a chemical reaction during routine pool maintenance on Friday evening. The spokeswoman said the nine people taken to hospital had been in contact with the council, and 'we understand they are all doing well'. 'Following a thorough assessment by WorkSafe immediately after the incident, it was confirmed the facility was safe to reopen Saturday morning,' the spokeswoman said. An internal review has been launched to confirm the incident's cause, and to ensure it doesn't happen again. 'We thank our staff and emergency services for their swift and professional response and thank the community for their understanding and support,' the spokeswoman said. Sodium hydrogen sulphate, also known as sodium bisulphate, can be used to adjust pH levels in water.

The truth about Melbourne, Sydney ‘exodus'

In the years since the pandemic first began to unfold, the perception of Melbourne and Victoria more broadly in the nation's collective imagination has changed dramatically. Prior to the pandemic Victoria had the fastest rate of population growth in the nation in both nominal and per capita terms, while the state's economy was one of the fastest growing of any in the nation. Yet despite Victoria's relative economic strength prior to the pandemic, today the perception of Melbourne and Victoria could scarcely be more different. But is that reputation deserved? Or is Victoria experiencing a hangover of pandemic era perceptions that are no longer reflective of reality, years after the pandemic drew to a close. In an attempt to provide a concrete answer to this question, we'll be looking at three quantifiable metrics, comparing today's Victoria not only with the other states and territories, but also with where Victoria was at the eve of the pandemic. Housing In recent years Victoria has often made headlines for an exodus of property investors. Weaker than average growth in housing prices, a lowering of the land tax threshold and higher land taxes have all been put forward as reasons for investors exiting the market. For the sake of argument, we will assume that the rental bond data used to underpin claims of an exodus is correct, despite the extremely high likelihood of seeing the number of rentals in Victoria revised upward. If there has been an exodus of property investors from Melbourne, no real downside is being realised relative to other states and territories. As of the latest data from property data firm SQM Research, Melbourne has the highest rental vacancy rate of any the nation's capital cities and in relative terms has a vacancy rate 83 per cent higher than the average rate of the nation's other capital cities and 42 per cent higher than the national average. This not what you would expect to see if an exodus of property investors was negatively impacting Melbourne's renters. In recent years, an increasingly widespread perception of a mass exodus from Melbourne has developed, arguably as a response to the state's more protracted and more severe lockdowns than the national average. It is correct that population flows in and out of Melbourne have shifted since the pandemic. During the 2021-22 financial year, 24,450 people left Melbourne in net terms as a result of domestic migration. However, the largest loss of residents to domestic migration of any city during 2021-22 was experienced by Sydney, where 49,800 people exited the harbour side city in net terms. Fast forward to the latest data from the ABS which covers up to the end of the last financial year, Melbourne saw a loss of 7580 residents to net internal migration. Meanwhile, Sydney saw a significantly larger exodus of residents to domestic migration, with 41,100 exiting during 2023-24. While Melbourne has certainly seen a major shift from the pre-pandemic norm of domestically driven population inflows, the outflows it is now experiencing are a fraction of what became the norm in Sydney over a decade ago. The labour market When it comes to the labour market Victoria's performance is significantly less impressive. But first some good news, Victoria's unemployment rate is 0.47 percentage points lower than it was at the end of 2019 (4.85 per cent then vs. 4.37 per cent today). The bad news is that despite the strong improvement in the labour market compared with pre- pandemic, its improvement is the weakest of the nation's five most populous states. As of the latest data from the ABS, Victoria also has the highest unemployment of the five most populous states, with 4.37 per cent of the labour force out of work compared the best performing state, Queensland where 3.69 per cent are unemployed. While things are not going as well for Victoria compared with the other states on this metric, there is a silver lining. Since January, the unemployment rate in Victoria has reduced by 0.3 percentage points, even while the unemployment rate in New South Wales and South Australia has increased. The takeaway While Melbourne has seen domestic migration turn negative since the onset of the pandemic, claims of a mass exodus are overstated, at least when put into context with Sydney, which saw 5.4x residents exit to elsewhere in Australia in 2023-24. On the other hand, the news from the labour market is more mixed, unemployment in Victoria is significantly lower than where it was prior to the pandemic, but is 0.31 percentage points higher than the national average. Meanwhile, the best news for Victoria stem from its housing market, where it holds the title of highest rental vacancy rate in the nation and simultaneously the lowest cost house rents of any major city. Victoria certainly faces challenges on the road ahead, most notably from its state budget, as the Allan government attempts to get the state on a more sustainable fiscal path after facing a particularly damaging period during the pandemic. Ultimately, despite its other challenges, Victoria is not facing the problems claimed to the degree that is often perceived and in some important ways Victoria is excelling to a degree unseen in the rest of the nation's large states.

Just months after her headline-making exit from billion-dollar business MCoBeauty, the company she founded in 2016, Shelley Sullivan has opened up about the realities of building and running her brand while also raising two daughters. 'I had [my two daughters] Lucy [now 19] and Emily [now 18] when I started ModelCo [launched in 2002]. I didn't spend any time at home with the girls. I was working around the clock because I passionately loved what I did, but I wouldn't have been able to do that without family helping,' Sullivan told Stellar podcast Something To Talk About. Anyone that says that they have a great work-life balance, I'm not sure I believe [them]. 'As a woman, I found it very challenging: work-life balance, having great friends, [a] great family, it's difficult. I was fortunate when I started MCoBeauty; the girls were in their teenage years, close to finishing school, so they were more independent. I don't know how I would have coped with the acceleration of MCoBeauty with babies.' 'We all had a vision to create Australia's fastest growing beauty brand. We just drove those sales as hard as we could and the valuation is a multiple of base earnings. So the beauty landscape and the beauty industry drives that valuation, not us,' she told Stellar. 'The business could be valued at $1 billion but that's not necessarily a reflection on what the people that are exiting get... But I don't think myself, the family and the team ever thought beyond our wildest dreams that that's what we would create.' When asked what advice she would give to Hailey Bieber, who also recently sold her beauty and skincare brand Rhode for a reported billion dollars, Sullivan was gracious. 'I don't know [Hailey Bieber's] deal structure, so it's hard to give advice. We did work with Hailey — Hailey was the face of ModelCo for a minute,' she said. 'She's a great girl who was very much, from what I understand, involved in the product development [of Rhode]. That's a great brand. I actually purchased some of their products. She's done a great job.'
