Picturesque village where house prices are being slashed by £100K because of tax rises
Residents are being forced to try and sell their homes at knock down prices thanks to new tax rates for second homes.
Homeowners in a beautiful UK village that is popular with second home owners are being forced to reduce their sale price due to tax prices. The demand for properties in the area has plummeted with one resident saying she has had knock £100,000 off her asking price to try and sell.
Golant in Cornwall, close to Fowey where Gordon Ramsay and Dawn French have owned homes, is located on the River Fowey and has a beautiful expanse of beach at low tide, which has attracted second home owners to the area. But the demand for properties has dropped since the government introduced a tax blitz on these homes.
From April 1, 2025 English councils are able to charge a council tax premium on second homes. That decision lies with the council.
Debbie Pugh-Jones, 69, has been forced to lower the asking price of her home three times in 10 months but could not find a buyer. It is now on the market for £100,000 less than she first advertised it at. She believes buyers have been scared off by Cornwall Council's decision to double tax rates on second homes which is expected to raise £24 million this year, reports the Express.
As reported by The Sun, homes in the area sold for up to £425,000 during the Covid -19 pandemic. With this in mind, Debbie listed her home for £400,000 last August but soon realised her two-bed home was now the same price as a small flat in a run-down area of some cities,

The 69-year-old said buyers have also been put off by increased stamp duty.
Residents in tourist hotspots such as Cornwall claim they can no longer afford homes where they grew up as wealthy people from outside snap them up. However, they only stay in the properties when they fancy a get-away from the city.
However, local businesses say the revenue brought in from second homeowners is crucual for their survival. They also rely heavily on tourism during the busy summer months.
Debbie said: "When you come down that much in price you would expect to get a viewing but I've had three in nearly a year. Nobody at all looked around between November and April.
"Double council tax won't affect the very wealthy but it will affect the middle class people wanting to buy a second home. The community is at risk of changing because some of the second home buyers in this village aren't happy to be paying double council tax.
"Around half of the houses in this village are second homes and the rest are retired people, there are very few people working in this village. It's making them struggle but even if they wanted to sell they wouldn't be able to."
She added: "People living here used to work in farms and on the boats but all those industries are gone and the village doesn't have a school, it's not near a bus route and it doesn't have any amenities. I'm not depriving a first time buyer of a place to live because it's not the sort of house that would suit them."
Debbie bought her Cornwall home for £240,000 in 2013 but moved to Bath following the death of her mother last year. She said she spent a total of £30,000 on renovations during her stay.
She said: "It had always been my dream to retire to the coast. It was the view that attracted me, the river view is nicer than the sea view because it is always changing. I paid a premium for it because I paid for the views but straight away I fell in love with it."
Nick Budd, landlord of the village pub, The Fisherman's Arms, said second homes are a fact of life in Golant. He said: "It's a hard one because not all second home owners are the same. You have the holiday lets which are great for us, because when people come on holiday they want to eat out and drink in the pub.
"Then you have the lock up and leave its and they are the ones that kill us. The overwhelming outcome of property price rises is young people cannot afford to buy a house in the village and that situation needs addressing."
It was reported that almost 9,500 properties in Cornwall were used as second homes last year. However, the demand for them "fell off a cliff" after the tourist tax introduction on April 1.
Bradley Start, from Start & Co estate agents in Newquay, said: "They've received these demands for twice as much council tax and that's prompted a lot of people to think about selling.'

Braehead owners team up to boost 'trading synergy'
The partnership will align the marketing, management and leasing of Braehead Shopping Centre, Braehead Arena and XSite, with the owners and their advisors working to deliver a consistent approach to the customer experience across the estate. Reporting to a board comprising SGS, TDL and XPE, the asset management and operational team includes Pradera Lateral, Savills, BWP Group, Lunson Mitchenall, BGP, and Metis. Their aim is to expand the "natural trading synergy between adjacent ownerships" which currently generate £6.3 billion in annual retail and leisure spending. 'The scale and diversity of Braehead Ambition's offer means the destination is more relevant to more consumers more of the time," said Claire Barber, chief executive of SGS UK Retail. "The partnership will position Braehead as a lifestyle choice, creating even higher levels of loyalty and engagement that will drive the commercial performance of the individual assets, and the wider social and economic prosperity of the area.' SGS completed a "landmark" reorganisation of its finances in May of last year that allowed it to return to standard governance and management after falling into administration in June 2020. The group, previously known as Intu SGS, came under the control of its creditors after Intu collapsed into administration from the weight of its debts during the Covid pandemic. XSite experienced similar difficulties in the wake of the pandemic but has since recovered to welcome 2.1 million people through its doors in 2024. Earlier this year XPE announced that it will invest more than £12 million in the site which will include the opening of the world's longest indoor e-karting track and e-sports venue, K1 Speed, later this year. Barry Cox, non-executive director at XPE, said Braehead Ambition is a shared commitment to offer consumers a unique destination whose "total is greater even than the sum of the parts". "As consumers are becoming ever more discerning as to where and how they spend their time and money, bringing together the strength of our individual assets to create the strongest destination of scale in Glasgow makes total sense for our customers, our business partners, and for Renfrew," he added. Located within the shopping centre, Braehead Arena is a 5,200-seat multi-purpose events and sports venue that serves as the official home of the Glasgow Clan ice hockey team. The team and the management of the arena were taken over by Irish broadcasting company TDL in May 2023. Stephanie Weir named as new Edinburgh Airport Commercial chief (Image: NQ)

Even the app has useful features like estimating battery life based on usage.' The Philips I9000 offers a balance of power, flexibility, and smart design, with AI-powered SkinIQ, wet and dry use, and ultra-precise blades. While not without its downsides, particularly for those who prefer ultra-close manual shaves, it stands out in its category.

Major bank offers 6.5% interest rate on savings account but you'll need to act fast
The account can be opened with just £1, but is only available to those with a current account Despite the decline in UK savings rates, there is one major bank that still offers competitive returns, making it one of the top choices on the market. With that in mind, savers may want to take note, as there could be benefits aplenty. Nationwide's Regular Saver account still offers competitive returns of 6.5 per cent AER. Regular savings accounts typically require a set monthly deposit and limit withdrawals, making them perfect for disciplined savers looking to steadily increase their savings while earning higher interest than standard accounts. Nationwide's Flex Regular Saver can be opened with just £1, and interest is paid each year on the account's anniversary. Monthly deposits are capped at £200, allowing a maximum contribution of £2,400 over the year. At the current interest rate, this would earn £84.50 in interest after 12 months. The account is open to UK residents aged 16 or over who already have a Nationwide current account. Unlike many regular savings accounts, this option provides more flexibility by allowing up to three penalty-free withdrawals. However, making a fourth withdrawal will reduce the interest rate to 1.5 per cent, reports the Express. "With more bank rate reductions expected this year, those who want to preserve their return must act fast by securing the best deal possible while interest rates remain on the higher side," Alice Haine, personal finance expert at Bestinvest by Evelyn Partners, explained. "This is imperative for anyone with money idling in a current account or an old savings account offering a poor return, which is being slowly eroded by inflation. "Worse still, when savers consider their post-tax net return, they may find their cash is being eroded even faster than they feared." But are there other options available? Well, savers can invest up to £200 per month, allowing the pot to grow to a total of £1,200, and withdrawals are not allowed until the account matures. So, while it may have a market-leading AER, its six-month term limits the total interest earned. With a maximum investment of £200 per month, savers will end up with £1,227.53, including £27.53 in interest. First Direct closely follows with a tempting seven per cent AER over a year, permitting depositors to stash away £300 monthly, totalling an impressive £3,600 across the twelve months. By the end of this period, savers would pocket £3,736.50, with £136.50 earned as interest. Despite First Direct's lower rate, their extended term and more generous limit on deposits could prove a more fruitful choice for building greater savings pots. With Bank of England Base Rate cuts looming, savers are being encouraged to pounce quickly to catch these prime rates before they recede. Join the Daily Record WhatsApp community!
