The Norfolk property market, particularly in and around Norwich, is experiencing a notable surge in demand as we progress through 2025. This growth is driven by a combination of affordability, lifestyle appeal and a robust local economy.
Norwich continues to attract a diverse range of buyers due to its relative affordability compared to other parts of the UK. As of February 2025, the average house price in Norwich was £232,000, according to the Office of National Statistics, making a 2.1pc increase from the previous year.
For first-time buyers, the average price stood at £210,000, highlighting the city's accessibility for newcomers to the property market.
The city's blend of historic charm and modern amenities contributes to its growing appeal.
Norwich has been recognised as one of the best places to live in the UK in 2025 by The Times, celebrated for its thriving arts scene, presence of a growing tech and life sciences sector, culinary offerings, and strong educational institutions.

Nationally, brand-new homes remain a key driver of property demand.

Up 79% in 5 years, this UK travel stock is still a Strong Buy, according to brokers
Hostelworld (LSE: HSW) is a small-cap UK stock that suffered during the pandemic five years ago. As global travel came to a standstill, the hostel-booking platform's revenue fell off a cliff, driving the firm into the red. However, with those dark Covid days thankfully in the rear-view mirror, the share price has been steadily regaining lost ground. It's gone from 77p back then to 136p, representing a gain of roughly 79%. Yet City brokers see further potential gains ahead, and have a consensus price target of 192p. That's 40% higher than the current level, though there's no guarantee it will reach that price within the next 12 months. Interestingly though, all seven analysts covering this small-cap stock are very bullish, rating it as a Strong Buy. What do they see in Hostelworld? Let's check out some details. For those unfamiliar, Hostelworld is basically the Airbnb of hostels. It acts as a marketplace, taking commission when travellers book accommodation via its website or app. The company has hostel partners in over 180 countries, and younger travellers make up the majority of bookings. In 2019, Hostelworld generated €80.7m in revenue and a net profit of €8.4m. Then it endured three years of losses before returning to profitability in 2023 as global travel rebounded after the pandemic. In 2025, it's expected to report €97.5m in revenue and a net profit of €13.9m. So it's managed to weather the Covid storm, and is growing once again. Building on this momentum, management recently set out a growth plan. The target is for low double-digit revenue growth in 2026 and 2027, with an adjusted EBITDA margin above 20%, and adjusted free cash flow conversion of about 70%. The company has a strong balance sheet, with no debt, and an €8m net cash position at the end of 2024. The dividend has been reinstated, with a progressive policy of 20%-40% of adjusted post-tax profit, starting in the second half of this year. It has also just commenced a £5m share buyback programme. One area the firm is seeing success in is its social network. This allows members to message, connect, and meet up with like-minded travellers. Launched in Q2 of 2022, the network had 2.6m members by Q1 2025. These social members are booking 2.2 times more than non-members over the first 91 days after signing up. So there is evidence of strong network effects emerging here. Hostelworld will also start including more budget hotels and other accommodation options on its platform. While that might spur growth, it also takes it further into competition with Airbnb, and others. Also, global travel demand could always be impacted by another pandemic or some sort of global conflict. So these are risks to bear in mind. That said, I like the social network angle, as it's likely to keep users loyal to the platform. I see a lot of monetisation potential. More repeat bookings should also reduce marketing spend, which has already fallen from 58% as a percentage of revenue in 2022 to 46%. Finally, the stock is trading at just 11 times next year's forecast earnings. Weighing things up, I think Hostelworld is worth considering for investors looking for a cheap small-cap stock. New kennels and dog paddock granted permission at Westlinton farm
A NEW kennels and dog paddock can be built in the Carlisle area after planners at Cumberland Council granted planning permission for the development. The application was decided on Thursday (June 19) for a site at Moorhouse Farm in Westlinton and it includes associated infrastructure. According to a planning report the proposed dog paddock would be used to exercise the boarding dogs and would also be available to book to exercise dogs not boarding in the kennels. It states: 'The proposed development would diversify the existing farm business at Moorhouse Farm, providing sustainable economic activities which support the vitality and viability of the farm. 'Additionally, officers recognise that the proposed uses are land-based rural businesses and, because of potential noise from barking dogs, it is more appropriate for such businesses to be located in a more remote rural location, opposed to within a defined settlement. 'Therefore, it is considered that the application site is suitable for the proposed uses, and the proposals would support the local rural economy. In light of this, it is considered that the principle of the development is acceptable.' According to the report the proposed kennels would be well-contained within the farmsteading, sited within a field next to the farm complex and residential property, Arndore. It is proposed that the building would measure approximately 21.3m by 13.7m, with a height of 2.25m to the eaves and 4.15m to the ridge of the dual-pitched roof, providing 20 individual kennels, each with an indoor and outdoor run, an office, food store, and holding kennels. The report states: 'The building would be constructed from profiled sheeting to the roof and some walls, with wire mesh enclosing the outdoor kennel areas. 'The proposed building would be an appropriate scale which would be viewed in the context of the existing farm buildings and would be appropriate in design to the surrounding rural landscape. 'The proposed dog exercise paddock would be sited within part of a field to the east of the kennels, measuring approximately 43m by 38m. 'It would be enclosed via 2m high mesh fencing, though officers note there is also existing hedgerow to the north and west elevations which would reduce the visual impact of the fencing when viewed from public vantage points, the highway to the west and public footpath to the north. 'Overall, it is considered that the developments would be commensurate to the farmstead and would not have an adverse visual impact on the character of the rural landscape.'

This beauty brand collaborates a lot with micro- and nano-influencers who create simple, authentic content that feels personal, not promotional. Over 70% of Glossier's sales are driven by peer recommendations rather than traditional marketing. How brands should act: Work with smaller influencers who speak in a relatable, honest voice and share the vibe of the audience you want to engage with. Encourage real customers to share reviews, unboxings and video reactions. Reward user-generated content through loyalty programmes and special campaigns. 3. Mobile-first experiences and in-app community building Smartphones reign supreme in Gen Z's world, also defining their shopping habits. Over half of Gen Z shoppers have made in-app purchases, and 75% say that a convenient brand's mobile app or site can make a whole difference when choosing what brands to support. Yet, a clear interface and digital checkout are not enough — focus on community-building. Nike understands this well, thus transforming their mobile app into a whole lifestyle space rather than an online shop. With personalised workout plans, live trainer chats and social sharing tools, Nike's app blurs the line between fitness and commerce, and reap the benefits with over 75% of Gen Z users saying this whole ecosystem is vital to their relationship with the brand. How brands should act: Turn your mobile experience into a hub of interaction. Add features like live chats, ratings, user forums and social feeds. Path from inspiration to engagement Gen Z rarely goes straight from awareness to action. Instead, they might discover a product on Instagram, research real-life reviews on YouTube, compare prices on diverse sites and then buy it (or not). How brands should act: Support every stage – discovery, validation, purchase, re-engagement – with relevant content. Share behind-the-scenes videos, customer stories, comparisons and FAQs. Create events or experiences that blend online and offline touchpoints. 5. Two-way engagement and active conversation Around 80% of Gen Z use social media for inspiration but seek validation through peer comments and real conversations. Transparency and co-creation become paramount, and brands that act more like communities than corporations are more likely to win. This trend only intensifies with the rise of AI. Spotify Wrapped is a brilliant case in point. It transforms individual user data into shareable content that feels personal and celebratory. Gen Z isn't just consuming the campaign – they're sharing it and sparking conversations. How brands should act: Build communities, not campaigns. Let your audience co-create product lines, vote on designs or share ideas, and spark dialogues in comments. Be transparent about changes and even mistakes so your audience is more likely to trust the brand. 6. Viral speed means instant adaptation 91% of Gen Z are on Instagram; 86% use TikTok, and these are the platforms that keep changing daily. Over half of Gen Z made a purchase after seeing a product in a review or viral video in 2024. Brands must adapt if they want to stay relevant. How brands should act: Monitor trends in real time and always be ready to respond, even if it means sacrificing perfection for speed. Find your perfect creators who can creatively interpret your product in a fun, ironic and culturally relevant way, yet maintain your tone of voice. Gen Z's shopping behaviour is shaped not by impulse, but by identity and the desire to express. For brands, this means adaptation to new rules: the agile and authentic ones. And brands that want to thrive need to meet Gen Z not where they are, but where Gen Z lives.
