This represented a 2.0% occupancy increase over the prior quarter."

It is hard to get excited after looking at GreenTree Hospitality Group's (NYSE:GHG) recent performance, when its stock has declined 18% over the past three months. We, however decided to study the company's financials to determine if they have got anything to do with the price decline. Stock prices are usually driven by a company's financial performance over the long term, and therefore we decided to pay more attention to the company's financial performance. Specifically, we decided to study GreenTree Hospitality Group's ROE in this article. Return on equity or ROE is an important factor to be considered by a shareholder because it tells them how effectively their capital is being reinvested. In other words, it is a profitability ratio which measures the rate of return on the capital provided by the company's shareholders. Return on equity can be calculated by using the formula: Return on Equity = Net Profit (from continuing operations) ÷ Shareholders' Equity So, based on the above formula, the ROE for GreenTree Hospitality Group is: 7.2% = CN¥107m ÷ CN¥1.5b (Based on the trailing twelve months to December 2024). The 'return' is the amount earned after tax over the last twelve months. So, this means that for every $1 of its shareholder's investments, the company generates a profit of $0.07. That being said, we compared GreenTree Hospitality Group's performance with the industry and were concerned when we found that while the company has shrunk its earnings, the industry has grown its earnings at a rate of 33% in the same 5-year period. Earnings growth is a huge factor in stock valuation. What investors need to determine next is if the expected earnings growth, or the lack of it, is already built into the share price. This then helps them determine if the stock is placed for a bright or bleak future. Is GreenTree Hospitality Group fairly valued compared to other companies? These 3 valuation measures might help you decide. In spite of a normal three-year median payout ratio of 27% (that is, a retention ratio of 73%), the fact that GreenTree Hospitality Group's earnings have shrunk is quite puzzling. So there could be some other explanations in that regard. For instance, the company's business may be deteriorating. Moreover, GreenTree Hospitality Group has been paying dividends for six years, which is a considerable amount of time, suggesting that management must have perceived that the shareholders prefer consistent dividends even though earnings have been shrinking. Overall, we have mixed feelings about GreenTree Hospitality Group. Even though it appears to be retaining most of its profits, given the low ROE, investors may not be benefitting from all that reinvestment after all. The low earnings growth suggests our theory correct. Wrapping up, we would proceed with caution with this company and one way of doing that would be to look at the risk profile of the business. The typical homebuyer's down payment has shrunk by 1% year-over-year according to a new report from Redfin (NASDAQ:RDFN). This is the first annual decline in almost two years. Median down payments now sit at $62,428, or 15% of the total home value. That percentage hasn't meaningfully gone down— a year earlier it was 15.1% — but the dollar amount has. According to the report, the last time dollar-amount down payments decreased was in the summer of 2023. At that time, home sale prices were shrinking, resulting in lower payments. Now, home prices are rising, jumping by 1.4% year-over-year in April. For starters, the way people are paying for homes is changing. According to Redfin, nearly one-third of buyers are paying in cash, meaning they aren't putting up a down payment. Those who are buying homes with a mortgage seem to be purchasing cheaper properties, which explains a lower dollar amount down payment. As interest rates linger around 7% and economic uncertainties persist, Redfin found that prospective buyers were more sensitive to cost. Mortgaged homebuyers seem more inclined to keep additional cash in their bank accounts, rather than splurge on more expensive real estate. Additionally, Redfin said that the number of buyers using Federal Housing Administration and Veterans Affairs loans to purchase homes has increased over the last year. Mortgaged sales using an FHA loan went up by 1.1% year-over-year, and those using a VA loan are at the highest level since 2020. These financing options require lower down payments, which helps to push the overall dollar amount spent on down payments. Finally, as the overall housing market cools down and sellers begin to outnumber buyers, Redfin says that many homeowners are more willing to negotiate with buyers. These negotiations can include accepting lower down payments in order to capture a sale. "The buyers who are moving forward today are being very careful with their finances because with housing costs near record highs, they're typically spending a big portion of their paycheck to buy a home. I'm seeing an uptick in first-time buyers looking for starter homes," Redfin agent Fernanda Kriese said in the report. "Combine that with concerns about layoffs and a potential recession, and people are doing things like cross-comparing mortgage origination fees, shopping around for lenders, and looking into down-payment assistance."
