UAE real estate: BEEAH announces new Khalid Bin Sultan City project in Sharjah

BEEAH has announced the launch of Khalid Bin Sultan City, its first real estate development in Sharjah. The project marks the organisation's expansion into the real estate sector, building on its expertise across the environment, energy, technology, real estate, and healthcare sectors. The project was unveiled under the patronage of Sheikh Dr. Sultan bin Muhammad Al Qasimi, Supreme Council Member and Ruler of Sharjah, and in the presence of Sheikh Sultan Bin Ahmed Al Qasimi, Deputy Ruler of Sharjah. BEEAH reveals Sharjah's new freehold project Named after the late Sheikh Khalid bin Sultan Al Qasimi, the development is described by BEEAH as a continuation of his legacy in design and urban planning. Designed by Zaha Hadid Architects, the master-planned, mixed-use project will span a 1.5-kilometre-long plot, including BEEAH's LEED Platinum-certified headquarters in Sharjah, and will offer 1,500 freehold residential units. The city includes residential, commercial, cultural, and recreational zones. It will be divided into seven neighbourhoods, each centred around a plaza designed to be accessible within a five-minute walking distance. The project includes children's hubs, wellness clinics, sports facilities, and outdoor cafés. The development also includes a two-kilometre shaded linear park. The central park features cycling and running tracks, sculpture gardens, wellness areas, and shaded courtyards. The layout incorporates native trees, colonnades, and recessed façades to reduce ground temperatures and improve pedestrian comfort. According to BEEAH, the project was designed following the directive of Sheikha Jawaher bint Mohammed Al Qasimi, Chairperson of the Supreme Council of Family Affairs and Chairperson of the Board of Directors of BEEAH. The city is built on four pillars – sustainability, technology, culture, and people. It will feature net-zero ready infrastructure, renewable energy systems, recycled water facilities, and sustainable mobility. It will also include AI-driven digital infrastructure and decentralised digital identities. Public art, a cultural centre, and architecture reflecting the local identity are also part of the plan. 'BEEAH's journey in real estate marks a transformative milestone with Khalid Bin Sultan City, a flagship real estate project that brings our principles of sustainability, technology, culture, and community to an urban scale. The city builds directly upon lessons learned from creating one of the world's most advanced office buildings – demonstrating how technology can scale sustainable impact across entire communities rather than just individual structures,' Khaled Al Huraimel, Group CEO and Vice Chairman of BEEAH said. The city will also include a design and business district with incubator spaces for the creative economy and venues to support entrepreneurship and circular design. This district will be connected to residential, retail, and entertainment zones. Transactions reached AED 13.2 billion in the first quarter of 2025, up 31.9 per cent year-on-year, according to the Sharjah Real Estate Registration Department. The sector's growth is attributed to investor confidence, infrastructure development, and government support.

Designed by the Zaha Hadid Architects, the master plan integrates residential, commercial, cultural, and recreational spaces. A BEEAH statement said the project draws inspiration from the legacy of the late Sheikh Khalid bin Sultan Al Qasimi, a visionary in design and urban development whose influence helped shape Sharjah's architectural identity. Covering a 1.5-km-long plot and encompassing BEEAH's LEED Platinum-certified headquarters in Sharjah, the city will offer 1,500 freehold residential units. Residential units, including villas, townhouses, and apartments, will be introduced in phases. The project will feature seven distinct residential neighbourhoods, structured around a central plaza – a public space within a five-minute walking distance. The master plan is based on four core pillars – sustainability, technology, culture, and people – as the city integrates net-zero ready smart infrastructure, renewable energy systems, recycled water infrastructure, and sustainable mobility solutions. The city will have public art spaces, a cultural centre, and architecture that reflects local identity. At the heart of the development lies a 2-km shaded linear oasis, which is a continuous central park that winds through the city. The oasis will have running and cycling tracks, sculpture gardens, wellness areas, and shaded courtyards. The city will include a design and business district that will serve as a new urban hub for Sharjah. It will consist of incubator spaces for the UAE's growing creative economy, along with cultural venues that foster entrepreneurship and circular design, the statement said. No financial details or construction plans were disclosed. BEEAH's real estate portfolio includes its headquarters designed by Zaha Hadid Architects, and the upcoming Jawaher Boston Medical District (JBMD) project designed by Renzo Piano Building Workshop (RPBW). In 2026, Australia will open the doors to a newly built international airport for the first time in over 50 years—and it's so stunning you might actually want to spend hours in the terminal. Western Sydney International Airport (WSI), slated to debut next year, has just reached its most important milestone yet: Major construction on the terminal is now complete, and its designers have unveiled a first look at the airport's beautiful interior. WSI is located in Sydney's Badgerys Creek neighborhood, approximately a 35-minute drive west from Sydney Kingsford Smith Airport (SYD), Australia's busiest air travel hub. Designed by Zaha Hadid Architects and COX Architecture and constructed by Woods Bagot, Multiplex, and Bechtel, the $5.3 billion project aims to pay homage to Australia's natural wonders while also providing an innovative passenger experience. 'The ambition was to create an airport that is not just a transit space but a destination in itself,' Neil Hill, Wood Bagot's principal design lead for WSI, said. "The terminal offers a constantly evolving visual experience and sense of joy as passengers move through the space and experience the intricate detail at a human scale—while elsewhere you might find yourself in a soaring triple-height void with uncluttered panoramic views.' The airport has one terminal that will be home to both international and domestic gates, allowing for easier connections. Brett Boardman When it opens, Western Sydney Airport will operate 24 hours a day. The single building will be home to airlines like Qantas, Singapore Airlines, and Air New Zealand, with both the international and domestic gates located in one terminal for easier connections. Airports are notoriously known as incubators of stress, but WSI hopes new technology will help eliminate major pain points. For example, travelers will be able to track their checked luggage with a dedicated app thanks to a cutting-edge baggage handling system. The terminal's designers also sought to create a visually soothing space by taking architectural cues from nature. Most noteworthy is the undulating sculptural ceiling made of wooden slats that filter light in a way that mimics sunlight shining through eucalyptus bark, a hallmark of the region's UNESCO-recognized Blue Mountains Area. 'The 'Great Australian Light' is one of the defining qualities of the Australian experience, and it has been central to our design thinking,' David Holm, principal and design lead at COX, said. 'The way light filters through the terminal shapes how people move, orient and feel—creating a sense of calm, clarity and connection. For many, this space marks their very first encounter with Australia, and we wanted that experience to feel unmistakably grounded in place.' References to the region's natural wonders can also be found in the terminal's sprawling horizontal form, which is meant to reflect the nearby Cumberland Plain. Designers also worked to bring the outdoors to the terminal's interior by incorporating natural materials from the region, like sandstone sourced from Australia's Central Coast. The undulating ceiling is made of wooden slats designed to mimic the 'Great Australian Light,' imbuing the terminal with a sense of place. Trevor Mein Additional design elements include triple-height ceilings and walls of windows offering panoramic views of the surrounding mountains, as well as details that highlight Australia's Aboriginal and First Nations cultures. In fact, the design was finalized in consultation with Western Sydney's Dharug Custodian Aboriginal Corporation. "People will love spending time in this terminal as they enjoy the iconic vistas of the surrounding Blue Mountains,' Simon Hickey, CEO of WSI Airport, said. "Visitors will be welcomed by the stories of Dharug country that will connect the world with more than 60,000 years of Aboriginal culture while also highlighting the vibrant communities of Western Sydney.' From a sustainability perspective, the terminal is outfitted with more than 6,000 solar panels on its roof that will provide renewable electricity to the facility, as well as a climate-responsive facade, natural ventilation, and water recycling. Although the major construction on the terminal is finished, work on interior areas such as the retail shops and airline lounges still needs to be completed. The new facility is on track to open to its first passengers in late 2026. 'This is a rare opportunity to define the next generation of airport design on a global stage,' Cristiano Ceccato, director and design lead for Zaha Hadid Architects, said. 'Together with COX, we created a design that meets the highest standards of architectural innovation, passenger experience, and operational efficiency.'

Sharjah-based waste management firm Beeah Group entered into the real estate market with the launch of Khalid bin Sultan City — a multi-billion billion dirham freehold project located between Dhaid Road and Khorfakkan Road. 'The project starts from our headquarters, moving south around 1.5 kilometres. Designed by Zaha Hadid, it's a mixed-use development, and it's a sustainable project to be net zero and zero waste. It's built to be the city of the future. We're looking at decentralised digital identities for the residents and people that work and live there,' said Khaled Al Huraimel, group CEO of Beeah Group. 'This city will be freehold, so open to all nationalities. The project will have seven neighbourhoods and will be launched in phases. We have not yet announced the date of the launch of sales, but it will be announced very soon. The price will be extremely competitive for investors or end users,' he said. 'It will also be a LEED-certified master plan. We like to call it a climate, smart, sustainable city.' Beeah Group chief said there is a lot of demand for real estate in Sharjah. 'In the first quarter of this year, sales in Sharjah were up 31 per cent over the previous year. There is a lot of demand in Sharjah for quality developments. Over the last few years, several quality developers have launched different projects in Sharjah because there is much more demand. We had a project launched recently in Sharjah and that was sold out in three hours. So demand is there. And prices are still going up in Sharjah that's because the demand is more than the supply here in Sharjah for quality developments,' he said. Al Huraimel added that GCC, Arabs and UAE nationals dominate the buyers in the emirate, but Asian communities are also growing very fast. 'We have demand from Asian and Arab communities because Sharjah is ideal for its location and has an international airport that's getting busier and now expanding as well,' he added.
