Hisham Talaat Moustafa eyes Oman as promising real estate, tourism investment hub

Hisham Talaat Moustafa, CEO and Managing Director of Talaat Moustafa Group (TMG), has affirmed that the Sultanate of Oman holds a promising future for its real estate sector and is poised to be a regional real estate and tourism hub. Speaking at a dialogue session during the 20th edition of the Oman Real Estate Conference and Exhibition, Moustafa emphasised Oman's economic advantages, including political and economic stability, low inflation rates compared to many regional markets, and a flexible legislative environment that supports investor rights, as factors making it an attractive destination for real estate investment. Hisham Talaat Moustafa noted that TMG received full support for over a year from Omani Minister of Housing Khalfan Al Shueili and other officials. This collaboration culminated in the signing of an agreement between TMG and the Omani Ministry of Housing and Urban Planning to develop two real estate and tourism projects west of Muscat, the Omani capital. He elaborated that clear indicators point to an increasing demand for real estate in the Sultanate in the near future. Hisham Talaat Moustafa highlighted that over 65% of Oman's total population is aged from birth to 30 years, signifying a young demographic expected to fuel future demand for both housing and services. This demographic trend also suggests substantial annual growth within the real estate sector, creating broad opportunities for investment and development, he added. Talaat Moustafa Group aims to actively participate in developing integrated cities and projects in the Sultanate, keeping pace with this growth, Hisham Talaat Moustafa said. He stated this aspiration is backed by the Group's approximately 55 years of experience in real estate development, during which they have developed integrated cities housing over 1.5 million people. In the tourism sector, TMG possesses the largest hotel portfolio in Egypt, with over 5,000 hotel rooms and an additional 3,000 rooms currently under development, according to Moustafa. 'I invite all investors worldwide to turn their attention to the Sultanate of Oman, which represents a promising investment destination, not only in the real estate sector but also in the growing tourism sector, thanks to Oman's unique characteristics,' Hisham Talaat Moustafa stated during the conference. Ahmed Sabbour, Chairperson of Al Ahly Sabbour Developments, who also participated in the session, affirmed that the entry of Talaat Moustafa Group will encourage Egyptian real estate developers to join the Omani market. The conference was held under the patronage of Sayyid Bilarab bin Haitham Al Said at the Oman Convention and Exhibition Centre and saw significant participation from leading local and international investors, real estate developers, and experts and consultants in urban planning, urban development, and real estate development.

Muscat, May 20 As part of the ongoing efforts to promote investment and optimise the use of government land, the second day of the 20th edition of the Oman Real Estate Conference and Exhibition witnessed the signing of 46 usufruct contracts worth over RO 9 million. These agreements cover a variety of sectors that support the national economy. The agreements were signed by Eng Hamad bin Ali al Nazwani, Under-Secretary of the Ministry of Housing and Urban Planning for Housing, in the presence of several representatives from relevant entities and investment partners. Among the agreements, 33 contracts were in the food security sector, covering an area exceeding 1,325 acres, and 12 contracts were allocated to small and medium-sized enterprises in the industrial sector, spanning over 10,000 square metres. Additionally, a contract was signed to establish a specialised sports academy on an area exceeding 26,000 square metres, reflecting support for sports infrastructure and youth sector investment. YOUTH FORUM On Tuesday, A Youth Forum was organised with the participation of a group of young Omani professionals who played a significant role in shaping and implementing the National Urban Development Strategy projects. The forum provided an opportunity to highlight achievements in recent years and reaffirm the importance of empowering youth and involving them in planning future cities in ways that reflect the aspirations of the new generation and ensure sustainable development across all governorates. During the event, the ministry honoured the three winning teams from the Housing Design Innovation Lab for their effective contributions in developing innovative housing designs that meet sustainability standards and reflect a deep understanding of Oman's geographic diversity. A total of 28 architecture students from the University of Nizwa and the University of Technology and Applied Sciences in Muscat took part. The lab is one of the ministry's initiatives aimed at strengthening collaboration between the government and academic institutions by involving university and college students specialising in architecture and civil engineering. The goal is to develop advanced design solutions for social housing projects tailored to coastal, mountainous and desert environments, integrating artificial intelligence concepts into urban planning and analysis processes. A total of 28 architecture students from the University of Nizwa and the University of Technology and Applied Sciences in Muscat took part in the lab. They were divided into 14 teams and worked on creating advanced housing models that address environmental and financial sustainability challenges while meeting the needs of modern lifestyles.

Muscat – The Oman Real Estate Conference and Exhibition held alongside Design and Build Week kicked off on Monday under the patronage of H H Sayyid Bilarab bin Haitham al Said. A highlight of the opening day was the signing of nine strategic partnership and development agreements worth over RO2.3bn. During the opening ceremony, H H Sayyid Bilarab inaugurated two flagship projects – Al Thuraya City in Bausher, envisioned as a smart urban hub, and Al Jabal al Aali in Jabal Akhdar, designed as a global mountain tourism destination. Valued at RO 1.2bn, the Al Jabal al Aali project marks a major milestone in real estate and tourism investment in Jabal Akhdar. A partnership agreement was also signed for development of a health district within the project's Western Village with an investment of RO200mn. Covering 630,000sqm, the district will feature 500 residential and hotel units with total built-up area exceeding 100,000sqm reinforcing the project's positioning as an integrated health and ecotourism destination. Al Jabal al Aali in Jabal Akhdar Set 2,400m above sea level on the Hajar mountains, the 11.8sqkm Al Jabal Al Aali project boasts temperate climate, stunning vistas, and rich ecological diversity. It will offer over 2,500 residential units across three neighbourhoods and is expected to accommodate 10,000 residents. The project will include more than 2,000 hotel rooms and facilities capable of hosting up to 30,000 visitors during major events. Meanwhile, Al Thuraya City will be developed in three phases. Phase 1 spans more than 3mn sqm with total built-up area exceeding 831,000sqm. It will house over 8,000 people in 2,600 residential units across eight integrated neighbourhoods, featuring retail outlets, a 400-room hotel, schools, clinics, mosques, community centres, parks and sports facilities. Phase 2 will cover 3.6mn sqm and include 3,600 residential units across three neighbourhoods. An international design competition will be held as part of Phase 3 aimed at shaping the city's sustainable urban vision. A partnership agreement worth over RO240mn was signed at the conference to develop District No 6, a key neighbourhood within Phase 1 of Al Thuraya City in Bausher. Developed by Tathmeer Properties, the district will cover 285,000sqm and feature 1,000 residential units. Additionally, tenders worth RO13mn were awarded for landscaping, levelling and engineering consultancy works for Phase 1 of Al Thuraya City. Organised by Ministry of Housing and Urban Planning in collaboration with Oman Real Estate Association and Connect Company, the conference is one of the sultanate's leading platforms to promote investment opportunities and advance the real estate and construction sectors.

Muscat, May 19 Under the auspices of HH Sayyid Bilarab bin Haitham al Said, Honorary President of the 'Programme of Promising Omani Startups', the 20th edition of the Oman Real Estate Conference and Exhibition officially kicked off on Monday. The event is taking place until May 24 at the Oman Convention and Exhibition Centre, organised by the Ministry of Housing and Urban Planning in cooperation with the Oman Real Estate Association and Connect Company. The national platform brings together local and international investors, real estate developers, and experts to showcase major projects, highlight promising investment opportunities, and build effective partnerships between the public and private sectors in line with Oman's efforts to enhance the business environment and support sustainable urban growth while the accompanying exhibition offers potential buyers the chance to explore a diverse range of residential units and real estate projects presented by leading developers. On the opening day, two major projects were unveiled, marking significant additions to Oman's urban development landscape. The first project is the launch of Al Thuraya City in the Wilayat of Baushar as a smart city, and the first phase includes more than 2,600 housing units distributed across eight integrated neighbourhoods, accommodating more than 8,000 people. At an altitude of 2,400 metres above sea level, the Al Jabal Al Aali Project was launched as a unique global mountain destination. It spans an area of 11.8 square kilometres and includes three main villages accommodating more than 10,000 people. As part of the conference's opening, nine partnership and development agreements worth over RO2.3 billion were signed. These include major development projects in Sultan Haitham City and Al Thuraya City, expanding Oman's urban growth map and opening new horizons for real estate investment. KEY AGREEMENTS Two major real estate and tourism development agreements were signed with Talaat Moustafa Group worth over RO1.7 billion to develop districts (7), (8), (9), (11), (12A), and (12B) in Sultan Haitham City on more than 2.6 million square metres. The project includes various residential units such as villas, apartments, and mixed-use buildings, alongside integrated services including mosques, parks, green spaces and a social and sports club. A tourism project in Al Seeb covering over 2.2 million square metres, featuring a hotel, residential areas with waterfront views, artificial lakes and a marina, adding significant value to Oman's tourism sector. A development agreement worth over RO 150 million with Idraak Real Estate Development Company to develop districts (6C) and (6D) in Sultan Haitham City, in addition to awarding a site preparation tender for Package (1A) worth over RO 6 million. A new hotel project in collaboration with the global LUX Collection brand, valued at RO 45 million, to develop the first 4-star hotel complex in Sultan Haitham City's January Residences. An usufruct agreement worth RO 2 million was signed with Al Siyabi Group to establish a precast concrete factory in Halban, Barka. This project is expected to reduce construction time by 40 per cent compared to traditional methods and support local employment. An agreement worth over RO 240 million was signed to develop District (6) in Al Thuraya City, covering 285,000 square metres and including 1,000 residential units. Two tenders worth RO 13 million were also awarded for site preparation and engineering consultancy services. Additionally, an international competition was announced for the design of the city's third phase, aimed at making it a hub for adventure and mountain sports. An agreement worth RO 200 million was signed to develop the Health District in the western village, covering 630,000 square metres and offering 500 residential and hotel units, reinforcing Al Jabal Al Aali position as a destination for health and eco-tourism. On the sidelines of the conference, 23 agreements were signed with service providers to implement infrastructure for eight projects under the 'Sorouh' initiative, covering water, electricity, and telecom networks.
