Prime Minister Shehbaz Sharif received a telephone call from U.S. Secretary of State Marco Rubio this evening, the Prime Minister's Office said on Friday. During their warm and cordial conversation, MP Shehbaz conveyed his best wishes to President Donald Trump. He praised the President for his bold leadership and appreciated Secretary Rubio's proactive diplomacy that played a pivotal role in helping Pakistan and India to arrive at a ceasefire understanding and averting a major catastrophe between the two nuclear-armed states. The prime minister added that President Trump's positive statements about Pakistan were most encouraging for a durable peace in South Asia, which could only be made possible by initiating meaningful dialogue between Pakistan and India. PM Shehbaz asserts Pakistan's 'right to act in self-defense' in call with US Secretary of State In this context, he reaffirmed Pakistan's willingness for talks with India on all outstanding issues, including Jammu & Kashmir, the Indus Water Treaty, trade and counter-terrorism. The situation in the Middle East, particularly the Iran-Israel crisis, was also discussed, where the prime minister emphasised the need to find a peaceful resolution to this grave crisis through dialogue and diplomacy. He stated that Pakistan was ready to play a constructive role in any effort for peace in the current situation, which was deeply worrying, not only for the region but for the entire world. While recalling President Trump's focus on trade, the Prime Minister stated that Pakistan and the U.S. needed to work together to advance mutually beneficial cooperation across a wide range of areas, including trade, investment, energy, mining, rare earth metals, and IT. On security and counter-terrorism, the Prime Minister reaffirmed Pakistan's resolve to deal with the menace of terrorism from the entire country, particularly the threat from BLA, TTP and other militant groups. In this regard, Secretary Rubio appreciated Pakistan's counter-terrorism efforts and assured Pakistan of full cooperation by the U.S. in countering all such threats. The prime minister noted, with great satisfaction, the most cordial and productive discussion between President Trump and Chief of the Army Staff, Field Marshal Syed Asim Munir, in Washington, earlier this week. Both the Prime Minister and Secretary Rubio agreed that talks between their two countries must now be translated into tangible actions, across all areas. The prime minister also stressed the need for frequent high-level engagements to build upon this positive momentum in Pakistan-U.S. bilateral relations. Trump praises Field Marshal over ceasefire with India In this regard, he reiterated his invitation to President Trump to undertake an official visit to Pakistan and said that he, too, was looking forward to meeting President Trump at his earliest convenience. The prime minister also reiterated his invitation to Secretary Rubio to visit Pakistan at an early date. Thanking the prime minister for receiving his telephone call, Secretary Rubio shared his desire to enhance bilateral cooperation between Pakistan and the U.S. across all areas of shared interest. He also appreciated Pakistan's resolve to uphold the ceasefire understanding with India, as well as its sustained efforts for peace in the region. In this context, he encouraged Pakistan, which enjoys excellent ties with Iran, to continue playing its role in the ongoing peace efforts with Iran. He further noted that the U.S. was committed to working closely with Pakistan to promote regional as well as global peace and stability.

New Delhi [India], June 19 (ANI): Former Prime Minister of United Kingdom, Tony Blair, was enthralled with a presentation TelanganaRising by Chief Minister of Telangana, Revanth Reddy, an official statement issued by Chief Minister Office said. In his interaction with Blair, during his visit to Delhi, Reddy spoke of the key highlights of Telangana Rising, including the rapid growth from USD 200 billion State GDP to a USD 1 trillion by 2035, and a further three-fold peaking to USD 3 trillion by 2047, as per the statement. This would be achieved through a plethora of unique strategic and tactical policy interventions, including Zoning the state (inside ORR - core urban area, services only, Between ORR and Regional Ring Road area for China +1 manufacturing zone), rapid massive infra projects including the Regional Ring Road and Regional Ring Railway, radial roads between RRR and ORR, a dry port, dedicated connectivity between dry port to a sea port in AP, metro rail expansion in Hyderabad, new airports in Warangal and Adilabad, River Musi Rejuvenation, Bharat Future City (India's most future-ready and planned cities), among others, an official statement said. Blair, who after stepping down from active public career, has started the Tony Blair Institute for Global Change (TBIGC), with the objective of assisting world leaders develop a vision, design strategies and convert them into actionable programmes, said he was '...enthralled and taken in by the sui generis vision of CM Revanth Reddy.' During their hour-long interaction, Chief Minister Revanth Reddy provided details of the key elements of 'Telangana Rising 2047' which would be unveiled publicly on the 2nd anniversary of the State government on December 9, the statement said. Reddy highlighted the priority that will be given to social and economic development of various cross-sections like farmers, youth and women, and an overall improvement of human development indicators. He also highlighted the new concept of microplanning using the lens of core-urban, peri-urban and rural zones. Blair appreciated that the entire agenda of development will be achieved through sustainability principles. Blair took particular interest in flagship initiatives like Bharat Future City, Young India Skills University and Young India Sports University. A Letter of Intent was exchanged between the Telangana government and TBIGC for partnering in Telangana Rising vision development and its subsequent implementation, an official release said. (ANI)

Top 10 micro markets to drive 80% of India's office space growth: Colliers

High-activity micro markets across the top seven Indian cities are likely to witness at least 1 million square feet (msf) of average annual office demand and supply and collectively drive more than 80 per cent of the demand and new supply in the next few years, according to a report by Colliers. Of all the micro markets, four high-activity micro markets are in Bengaluru, three each are in Delhi NCR and Pune, two each are in Chennai and Hyderabad, and one in Mumbai. These high-activity micro markets are spread across secondary and peripheral business districts (SBDs and PBDs). These micro markets are expected to continue to drive India's office market over the next few years amidst city expansions, ongoing infrastructure developments, and evolving work models. While the existing high-activity micro markets will continue to grow, other emerging micro markets too are expected to increasingly complement the larger micro markets. 'India's office market is poised for steady strong growth, led by 15–20 high-activity micro markets. While some of these micro markets are already established commercial real estate hubs, emerging micro markets can potentially scale up and witness heightened traction in the upcoming years. Interestingly, India will continue to be strategically positioned in terms of rental arbitrage, with more than half of the Grade A demand expected in micro markets having sub or near-dollar rentals,' said Arpit Mehrotra, Managing Director, Office Services, India, Colliers. Of the total 38 msf of flex space leasing across the top seven Indian cities since 2020, 59 per cent corresponded to the top 10 micro markets. Within these, SBD-Hyderabad, ORR-Bengaluru, and Baner-Balewadi, Pune, cumulatively drove around one-third of the flex space uptake in India. Overall, the annual flex space demand in these top 10 micro markets has surged from 1.3 msf in 2020 to 7.3 msf in 2024 at a compound annual growth rate (CAGR) of 54 per cent. On the global capability centre (GCC) front, nearly 70 msf of GCC demand during the last five years has been concentrated in the top 10 micro markets, accounting for 73 per cent of the total GCC leasing in India. Micro markets such as ORR, Whitefield, SBD 1, and North in Bengaluru, SBD and Off SBD in Hyderabad, and OMR Zone 1 and MPR in Chennai collectively have accounted for two-thirds of the country's Grade A space uptake by GCCs since 2020. Although most micro markets in India have seen rental appreciation compared to pre-pandemic levels, select micro markets in Mumbai and Delhi NCR continue to lead in terms of average rentals. BKC, CBD, Lower Parel, Worli-Prabhadevi, Goregaon/JVLR, and Kalina in Mumbai, and CBD, Aerocity, Golf Course Road, and South Delhi in Delhi NCR feature prominently in the list of micro markets having the highest rentals in India. Almost 30 per cent of the office micro markets in India have sub-10 per cent vacancy levels, compared to the 16.2 per cent vacancy at the India level. 'Majority of these high-activity micro markets will continue to have potentially higher rental upside and are likely to lean towards landlords and developers. In addition to the preference for premium offerings, occupiers will increasingly prefer sustainable elements and green-certified office buildings,' said Vimal Nadar, National Director and Head of Research, Colliers India. Of the 488 msf of REIT-worthy office stock in India, 56 per cent is in the top 10 micro markets. Meanwhile, 275 msf of Grade A inventory (as of Q1 CY25) corresponding to 72 per cent of the overall stock in these micro markets is already under REITs or has the potential to be listed as future REITs. Key micro markets in Bengaluru (ORR and Whitefield) and Hyderabad (SBD and Off SBD) collectively hold 38 per cent of India's REIT-worthy office stock. These four micro markets cumulatively have more than 35 msf of office stock already under existing REITs.
