These are the exact locations of the 14 stations on the Dubai Metro Blue Line
In an exciting move for public transportation in Dubai, construction for the Dubai Metro Blue Line expansion is underway, and scheduled for completion in 2029. This massive expansion of the existing network was first discussed back in 2006, along with other potential lines and the expansion of the existing Red and Green lines. After much anticipation, the process has begun, and for those wondering about what the network will look like, we have all the details. The line will serve 9 key communities including Dubai International Airport, Mirdif, Al Warqa, International City 1 and 2, Dubai Silicon Oasis, Academic City, Ras Al Khor Industrial Area, Dubai Creek Harbour and Dubai Festival City. The university area covers more than 129 million square feet and is predicted to accommodate more than 50,000 students by 2029. This station will be a major interchange and the first point of first route of the Dubai Metro Blue Line. The station will allow people on the Blue Line to connect directly with the Green Line. Al Rashidiya Another existing interchange station, Centrepoint Station on the Red Line will be where the second route begins. The final station on the Red Line will connect with the Blue Line. A much needed connection to this growing community, the Al Warqa station will be found on the smaller second route of the Dubai Metro Blue Line. Mirdif is also an area in need for direct transport, considering the large residential, suburban population. This station will be located on the longer 21km route. This is where the world's tallest metro station will be. The Emaar Properties Station is set to be an iconic landmark with the 11,000 square metre space designed to handle up to 160,000 passengers, with more than 70,000 expected to use it daily once it is operational. A 1,300 metre-long bridge will be constructed to allow the Metro to cross the Dubai Creek, the first of it's kind. Dubai Festival City will sit along the larger 21km route of the Dubai Metro Blue Line and connect a vital Dubai mall. The Metro service will provide a direct link for the area to key parts in the city, and means that there won't be as much reliance on the abra boat service. Several of these communities on the the Blue Line will now be directly connected to Dubai International Airport. It is being estimated that this journeys the world's busiest international airport and will take just 20 minutes. Dubai Silicon Oasis is a major, growing community as part of the Dubai 2040 Urban Master Plan. On the Blue Line, the station to this area will sit on the 21km route and serve a much needed area with at the moment, virtually no connectivity to Downtown. The stations will be located in International City, another area that is lacking connectivity at the moment. These will include one underground interchange station allowing for greater connectivity across the existing Metro lines. Ras Al Khor will also be served by the larger route on the Blue Line. Found between the Emaar Properties Station and the International City stops, Ras Al Khor will soon have greater connectivity with major areas in Dubai. The Dubai Metro Blue Line is one of the most highly anticipated projects coming to Dubai. Split into two routes, one spanning 21km and the other across 9km, the Blue Line will connect the north-east of the city with the existing Dubai Metro line and make it much easier and quicker to get around. It is scheduled to be completed by 2029, to coincide with the 20th anniversary of the Dubai Metro, and will eventually reach around one million people. As Dubai continues to evolve and grow its population, new Metro lines and stations are necessary to meet the demand. The new line is expected to decrease traffic congestion by 20 percent once complete and will provide a direct connection to DXB for nine key areas. Dubai Metro Blue Line route explained Academic City The university town has a campus area of more than 129 million square feet and is predicted to accommodate more than 50,000 students by 2029. The interchange station will allow people on the Blue Line a direct connection with the Green Line. A vibrant neighbourhood in the northern part of the city, this part of Dubai sits right on the waterfront, meaning it is packed with pretty views and things to do. Currently called Centrepoint Station on the Red Line, the final station on the Red Line will connect with the Blue Line. It is one of three metro stations with a free car park and serves the Al Rashidya community in the north of the city. Al Warqa Al Warqa will be found on the smaller second route of the Dubai Metro Blue Line. The residential area is home to around 60,000 residents and the Dubai Safari Park. It provides a much-needed extra transport link to a growing community. The landmark 'iconic' station will be named Emaar Properties Station for at least the first 10 years of operations. The 11,000 square metre space is designed to handle up to 160,000 passengers, with more than 70,000 expected to use it daily once it is operational. A 1,300 metre-long viaduct will be constructed to allow the Metro to cross the Dubai Creek. Current estimations state that journeys will connect to the world's busiest international airport in just 20 minutes. It's unclear whether the Blue Line will use the existing Metro stations at Terminals 1 and 3 or whether a new station will be constructed to connect the Blue Line. Dubai's Blue Line to reshape Gulf thinking on urban value
TDT | Manama Dubai's new Metro Blue Line is being hailed as a model for how transport infrastructure can transform the urban economy, with real estate strategists calling it a game-changer for the city's property landscape. The megaproject is sparking interest across the Gulf, where cities including Manama are planning or expanding their own longterm transit systems. Firas Al Msaadi, CEO of fäm Properties, said the line will redefine how value is created in urban areas. 'This is not just a metro expansion, this is a game-changer for Dubai's urban economy,' he said. 'The moment you cut commute time you raise the productivity of the entire city.' Citywide impact The 30 km Blue Line will link nine districts including Dubai Creek Harbour, Academic City, and Dubai Silicon Oasis. Real estate in these areas is already drawing increased interest, driven by what Al Msaadi calls 'connectivity as the new currency of real estate.' He added that infrastructure investments benefit even those who do not use the metro directly. 'Less traffic, smarter logistics, higher efficiency - that's how infrastructure becomes a wealth generator.' Construction of the first station began last week at Dubai Creek Harbour, marking the beginning of what is expected to be one of the most advanced mobility systems in the region. Redrawing investment The Blue Line is expected to shift investor behaviour across the emirate. Al Msaadi noted that demand is already rising for housing near metro access points, while undervalued areas such as Academic City and International City are gaining fresh investor attention. Properties located within walking distance of metro stations are expected to command higher rental yields, and developers are beginning to rework future masterplans with metro connectivity as a central design factor. 'Transportation is the one thing that benefits everyone, even those not using it,' he said. 'When others take the train, you drive with less traffic. When a city becomes more fluid, your asset appreciates.' Dubai Metro Blue Line: Expansions causing rents to hike across 9 areas
The Dubai Metro Blue Line expansion has resulted in rent increases in as many as 9 communities across Dubai, reports are saying. These 9 communities will be connected through the new line and since the announcement in November of 2023, increases of an average 23% are being reported. The expectation is that the numbers will continue to see an increase of another 3o% until the project reaches completion in 2029, climbing much faster than areas not connected by the Metro. According to an article by Khaleej Times, the areas on this list include Academic City, which saw the highest jump for rentals – studio rates rose from the standard Dhs42,000 to a whopping Dhs60,000, a 43% increase. This is followed by Dubai Creek Harbour (30%), Al Warqa and Silicon Oasis (28%), International City 1 and 2 (22%), Ras Al Khor Industrial Area (21%), Mirdif and Dubai Festival City (15%). The science behind it In the past, the arrival of infrastructure that betters the standard of living has affected and continues to affect rental prices. Apartments close to Metro stations are still more expensive to rent as compared to units further away, and a historical assessment of the announcement of the Dubai Metro project back in 2009 shows a similar trajectory. Properties within a 15-minute walk of the Red Line saw price increases more than 25%, even higher than Dubai's average. 'Historically, infrastructure projects of this scale have driven up property demand due to increased convenience, accessibility, and investment appeal,' says Joshua Hughes, an agent for luxury real estate agency Engel & Völkers. If anyone is wondering why this happens, the formula is simple. 'The introduction of new rail infrastructure and improved transportation options will make these communities more attractive to residents and businesses, leading to increased demand for properties,' explains Hughes. 'This heightened demand often results in higher rental rates. This will also impact investors as this will increase the investment value of their properties in this area.' What is the Metro Blue Line? This new expansion will be connecting some key areas not yet included in the existing network. The 131km long line will go through nine key districts across Dubai and is set to be completed in September 2029. With the launch of the Blue Line, Dubai International Airport will now be easily accessible to people staying in nine new areas. The new route will also benefit students in Dubai International Academic City, thus reducing the need for buses, taxis, and personal cars. It is expected that 200,000 passengers will use the system every day by 2030, rising to 320,000 by 2040. Work is already underway and is set to finish in 2029 - on the 20th anniversary of Dubai's Metro system. It is set to cost around Dh18 billion, equivalent to around £3.6 billion. The new system will feature two routes - one 21km and the other 9km. Perhaps the most impressive part of the new development is the station at Dubai Creek Harbour - set to be the "highest metro station in the world" at 74 metres. The station's architecture will be in-keeping with the rest of Dubai's iconic buildings, with the American architects behind the Burj Khalifa designing the new transport hub. Its exterior is said to be inspired by the shape of a seashell, while its interior reflects themes like heritage, earth, air, fire and water. The design was approved by His Highness Sheikh Mohammed bin Rashid Al Maktoum, the Vice President and Prime Minister of the UAE, and Ruler of Dubai, in June of this year. Other stations on the line are expected to be named after brands - a common practice on the Dubai Metro. The Dubai Metro Blue Line will add 14 brand new stations to the city's rail network. It brings the total to 78 stations, with 67 of these serving the Dubai Metro. Each station will include public bus bays, taxi stands, bike areas, electric scooter racks, and disabled parking bays for those with people of determination status. Nine of these stations will be above ground, while five will be underground, although exact plans for which stations will be where are yet to be confirmed. The International City station is set to be the only station to serve multiple lines, with a 44,000 square metre interchange station. In a bid to improve the city's transport links, the government previously announced their plan to have 140 stations by 2040. It will include better connections between Dubai International Airport and nine of the city's key areas, with a travel time from 10 to 25 minutes between these hubs. The new station will join a long list of record-breaking stations around the world. This includes the largest station by number of platforms: Grand Central Terminal in New York City. Containing 44 platforms, the station serves approximately 660 trains carrying 125,000 commuters per day. Another record-breaking station is Shinjuku Station in Tokyo, which is the world's busiest station. Used by an average of 2.7 million people per day, it joined the Guinness World Records in 2022 and officially became the world's busiest station.
