Waverley Park in Mulgrave. Melbourne's historic Waverley Park may not be lost to football, with the AFL firmly in the race to purchase the venue from Hawthorn. It would be the league's second major piece of infrastructure, following their purchase of Marvel Stadium in Docklands for more than $30m in 2016. Expressions of interest for the property closed on April 3, and a deal is expected to be finalised within a matter of days. They also confirmed the sales price would likely fall in the $10m to $20m range. Hawthorn purchased the ground for just $1 in 2006, with the club set to cash in big-time on any sale. Commercial real estate agency Colliers' director Ben Baines, Victorian chief executive Rob Joyes and executive Lucas Soccio, who have the listing, declined to comment. While the venue once had a capacity of 72,000 people, much of the stadium has since been demolished and is now surrounded by a housing estate. The AFL said only on Friday night that it was always looking for more facilities to accommodate the growth of the game. 'The AFL has targeted having 10 million attendees at AFL/AFLW games, events or festivals, two million AFL club members and one million participants and in order to achieve the target for participation we need two ovals a week every week for the next five years,' AFL spokesman Jay Allen said. 'We are always looking for ovals, either already in the system that we can continue to use for football, or new greenfield developments so we can continue to expand the space we need to accommodate the strong national growth in people playing our game.' Former Tiger Kayne Pettifer and mate Joe Cossari have plenty of great memories connected to their Ringwood hospitality mecca that includes a pub and beer garden. They're preparing to farewell the 123-127 Maroondah Highway venue after putting it up for sale, with $5m-plus price hopes. The address was previously home to a pizza shop run by Mr Cossari's father and later became, the popular Dakota nightclub that burned down in 2016. Five years down the track, a new three-storey complex featured a ground floor nightclub. The Bungalow Beer Garden and pub are on the first floor, while the second floor function space can host 150 to 180 guests. 'We have big events with DJs in the garden, big charity events with ex-football players and text cricketers,' Mr Pettifer said. 'With the function and event space, we've had weddings, comedy gigs including a Dave Hughes' show, engagement parties and business events.' Former Test paceman James Pattinson, Richmond legends Matthew Richardson and Nathan Brown and Melbourne onballer Clayton Oliver have all partied there. And television newsreader Peter Hitchener's 50th birthday bash was hosted on-site. Mr Cossari said that festivals with DJs and music have regularly drawn up to 3000 people on weekends. The venue has multiple liquor licences, including a 5am licence. Mr Cossari said that as most of his family had retired from the business, he had decided to sell the complex where Mr Pettifer's operations are a tenant. Planning permission is in place to extend the property to up to eight storeys. Former Richmond Football Club stalwart Kayne Pettifer is selling the Mitcham medical centre he developed after getting the idea while having a beer with some mates. The 113-game veteran who played from 2001-2009 and received multiple nominations for Mark of the Year still regards his first game as his most memorable, taking a mark and booting a goal within a minute of taking the field against Sydney at Marvel, then Etihad, Stadium. In his post-footy career he has worked on a number of properties, and in 2021 was having a beer with some mates at Ringwood's The Bungalow Beer Garden, which he part owns with former AFL player Sam Please, when the idea to update the 200 Mitcham Rd, Mitcham, property came up. 'We have the pub in the area as well, and did a bit of research around what might work in that area while we were sitting around at the pub and having a beer,' Pettifer said. An 18-month overhaul has since renewed the property 'from the ground up', as well as significantly boosting its carparking. Purpose designed for medical practitioners wanting proximity to the nearby Mitcham Private Hospital, Pettifer said it had been a little different as a project. 'As you are doing the work, you are thinking that at the end, this place will be helping people,' he said. 'It's come up really well. And when a medical professional takes it over, it will be helping people in the area.' OBrien Real Estate's John Rombotis is handling the sale and said for the effort that had gone into the renovation, its $1.8m-$1.85m asking price should suit a medico looking for somewhere to base their business. 'And Mitcham and the area around it has done well in the past 10 years, so with interest rates going down there will just be more competition in areas like this, Mr Rombotis said. The property features six private consulting or meeting rooms, a reception area, kitchenette and bathroom, plus parking for 10 cars.
