Ghaziabad: GDA has started sending notices to around 1,500 plot allottees in Madhuban Bapudham, asking them to pay additional charges following a court-mandated hike in land compensation to farmers. Affected buyers now face an average additional cost of Rs 5,175 per sqm, that is Rs 5.17 lakh for a 100 sqm plot and Rs 15.5 lakh for larger plots up to 300 sqm. The plots were earlier sold to them at Rs 11,800 per sqm. "In case an allottee is not able to pay the additional fee, they will have to surrender the plot, and the initial amount paid will be refunded by GDA. Those who wish to retain plots will be given the option to deposit the additional amount in four instalments," a GDA official told TOI. Residents have expressed anger over the sudden burden, but the GDA said it was implementing the directive as ordered by the court and has no discretion in the matter. "This is an additional burden on allottees. Many of us have retired and have limited income sources, so managing the amount will be tough," Leeladhar, who bought land in the township. Ghaziabad: The Ghaziabad Development Authority (GDA) has submitted a list of 21 infrastructure projects to the Uttar Pradesh housing and urban planning department and sought ₹2,441.9 crore as funds for their execution, officials said Wednesday. Officials said a demand was raised to seek funds under the 16th Finance Commission. The list of projects includes demand for funds for major projects like the Metro extension from Sector 62, Noida to Sahibabad, for construction of slip roads of the Hindon elevated road; for multi-level automated parking in Raj Nagar District Centre; for redevelopment and beautification of 124 acres of city forest at Karhera; and for development of different zonal plan roads, among other facilities. 'The list of 21 projects and the funds required has been sent to state officials. The GDA has only sought the construction costs involved, and the land costs would be borne by the authority,' said GDA media coordinator Rudresh Shukla. The discussions about funds were held during a video conference on May 14, officials said. Senior UP housing board officials recently visited Ghaziabad, and sought construction of two slip roads to join the 10.3 kilometre (km) Hindon elevated road. Under the plan, the GDA has proposed to build two ramps on the Hindon Elevated Road - an entry ramp in Indirapuram on the carriageway from Raj Nagar Extension to UP Gate and an exit ramp in Vasundhara on the carriageway from UP Gate to Raj Nagar Extension. The GDA has sought ₹200 crore funds to execute the project. As regards the Metro extension, the plans have been underway since 2020, but the denial of funding by the state government has hindered the project. In January 2020, the Delhi Metro Rail Corporation (DMRC) submitted two detailed project reports (DPRs) to GDA -- one of ₹1,517 crore for the Sector 62 to Sahibabad route, and the other of ₹1,808.22 crore for the Vaishali to Mohan Nagar route. In 2023, the authority decided to go ahead with the Sector 62 to Sahibabad route. The UP government had denied funds for the link in January 2023. Later, in May 2023, it again declined the authority's request for 50% funding for the proposed Metro Link. In January 2024, the DMRC submitted revised cost estimates of ₹1,873.31 crore for this route. The GDA in its list has now sought funds of ₹1,873.31 crore for the Metro extension. 'Since GDA has limited funds, it has sought funding for these 21 projects from the Centre's 16th Finance Commission. The authority, with a lot of effort, was able to settle its two major loans amounting to about ₹1,500 crore in April. So, we now intend to go ahead with these projects,' Shukla added.

Ghaziabad: Ghaziabad Development Authority (GDA) has taken a fresh initiative to revive Noida Electronic City-Sahibabad metro project — an extension of the Blue Line metro corridor — by suggesting that it should be funded by grants made under 16th Finance Commission. A letter to this effect has been written to the state govt, seeking Rs 2,441 crore. GDA vice chairperson Atul Vats said on Monday, "We have written to UP govt. We have quoted a grant of Rs 2,441 crore, out of which Rs 1,873 crore is for the metro project." Ghaziabad: Ghaziabad Development Authority (GDA) has started revamp work on a 2.7km stretch in Raj Nagar Extension. The township, developed in the early 2000s, has grown exponentially in-terms of population over the last couple decades, but the infrastructure has come under strain. The road connects Delhi-Meerut Road through GT Road via Hindon Elevated Road. Under this project, the stretch will be widened to 24m from its current width of 6m. "This will give much-needed relief to end congestion in the township. The total station survey was conducted by GDA's land acquisition and engineering department, who estimated the cost of construction to be Rs 31 crore. Land will also be acquired, which the development authority will directly acquire from owners at a mutually agreed rate," said GDA official Rudresh Shukla. Vehicles travelling from Delhi and Noida that enter Ghaziabad through Muradnagar and Modinagar travel through the stretch to reach the Hindon civil terminal and the elevated road. "The stretch, once developed, will also be connected to the outer ring road, which on one side will connect the proposed Harnandipuram township and the Hindon elevated road on the other side," Shukla said. Last month, GDA set in motion another plan to connect RNE with Noornagar in two phases. In the first phase, a 750m long and 18m wide stretch will be constructed while the second phase involves the construction of a 350m long and 24m wide stretch. As per estimates, Rs 32 crore will be spent on acquiring land from the farmers, and an additional Rs 10 crore will be needed for the construction of the road. Additionally, as part of measures to decongest the RNE roundabout, the UP Bridge Corporation had constructed a flyover in the area in 2019. The 586m long and 11m wide flyover provided some respite to commuters, but since 2019, the population influx necessitated the need for a bypass. GHAZIABAD : In a shift toward paperless, contact-free transactions, Ghaziabad Development Authority (GDA) issued its first fully online allotment letter this week, marking the official rollout of PAHAL (Public Access for Housing and Allotment Login), a platform designed to bring property-related services under one digital umbrella. The move places GDA among the first urban authorities in UP to adopt a comprehensive online property allotment system. "At every stage, we have worked to reduce human intervention," GDA vice chairperson Atul Vats said. "PAHAL is one of the most transformative tools we've implemented so far. On Tuesday, the first allottee was able to complete the entire process online without having to visit our office even once." The allottee, who booked a 165 sqm commercial plot in the Indraprastha Housing Scheme for Rs 1.3 crore, received the official allotment letter via email — a process that would earlier have taken months of in-person visits and manual paperwork. The PAHAL portal allows users to pay property dues, verify and view property details, download allotment letters, apply for mutation, and complete allotment registration online. It is also equipped to provide automated updates and reminders for due payments, helping property owners avoid fines and delays. Before the digital shift, accessing property records meant navigating stacks of physical files, outdated maps and layers of bureaucracy. The process of compiling and verifying data for a single locality could stretch to seven months. PAHAL now offers instant access to this information, greatly reducing turnaround time and improving transparency. Internally, GDA has also moved toward a paperless workflow through the e-office system. Earlier, a file concerning engineering or civic planning would pass physically from a junior engineer to an assistant engineer, onward to a nodal officer, and finally to the chief engineer. Now, all such processes are handled digitally, streamlining interdepartmental coordination and eliminating bureaucratic delays. In another consumer-centric reform, GDA has introduced a slot-booking system for property registration, mirroring models used in passport and driving licence services. Applicants can choose their preferred date and time through the GDA portal. A checklist guides them through the necessary documents, and once scheduled, registry officials will be ready to process the transaction at the appointed time, eliminating long waits and reducing congestion at the office. "With PAHAL, we are offering a modern, transparent, and citizen-friendly experience," Vats said. "It's not just about convenience; it's about accountability and efficiency."
