MMRDA to give Godrej dedicated Metro access to its Vikhroli complex

MUMBAI: Godrej Enterprises, which has a large campus at Vikhroli East, has asked MMRDA to give it a dedicated access point from the Metro 4 railway which is expected to be completed by 2026. The company wants connectivity to this commercial campus near its hillside residential colony. Metro 4 connects Wadala with Kasarvadavali, and Metro 4A will further connect Kasarvadavali to Gaimukh. Metro 4 is almost 80 per cent complete and passes via Lal Bahadur Shastri Marg where the commercial-residential complex is. The complex also has its own dedicated subway which passes under the Central Railway corridor. 'The proposal of dedicated ingress and egress from the station on Metro Line 4 into the Godrej campus will significantly enhance daily connectivity for thousands of our workforce and enable smoother access for over 15 national and multinational companies operating within the campus,' said a Godrej Enterprise spokesperson. Godrej Enterprise sources said that MMRDA's policy on direct metro station connectivity to adjoining properties along the alignment would facilitate the adoption of technically feasible and sustainable urban planning solutions. 'The Metro integration policy of MMRDA is a great initiative and will help multiple companies, retail malls, and commercial districts along the metro alignment to thrive with ease in connectivity and commute,' said a source. 'This policy promotes sustainable urban growth by encouraging the use of public transport and reducing urban sprawl.' MMRDA commissioner Sanjay Mukherjee said that the conceptual plan had been approved subject to a deposition of ₹10 crore and 6% supervision charges. Mukherjee said the charges had not yet been deposited and the detailed design and drawings not yet submitted for MMRDA's approval. Last year, Bharat Diamond Bourse (BDB) in BKC had demanded direct connectivity from Metro 2B to its complex. The Metro 2B will run from D N Nagar and Mandale (off the Sion-Panvel road) when it is inaugurated. MMRDA had accepted the demand. With this, the bourse will be connected to the bullet train terminal at BKC, as Metro 2B and the bullet train terminal are also connected. However, BDB vice-president Mehul Shah said that MMRDA had asked for ₹10 crore for this, which they wanted waived. Spread over a 20-acre plot, BDB is home to around 2,500 small and large diamond traders' offices. Mantralaya and Vidhan Bhavan complex will also get exclusive access from the Metro 3 line connecting SEEPZ and Aarey.

ALOR SETAR: The construction work of the Pelubang Water Treatment Plant (LRA) in Kubang Pasu is progressing smoothly, achieving an overall construction progress of 62.46 per cent, exceeding the scheduled target of 62.32 per cent. Bina Darulaman Bhd (BDB) group executive director Raja Shahreen Raja Othman said the progress of construction is 43 days ahead of the original schedule, assuring them that the LRA can be completed by the end of the year. 'In terms of construction progress, BDB needs to meet and adhere to the set timeline, so we hope that other stakeholders can also play their roles to ensure the construction work is completed on schedule. 'There are several big challenges that need to be overcome and these include land issues and permits as this project involves land ownership, roads and other properties. However, BDB is committed and we have sufficient resources to complete the LRA project,' he said at a press conference after the 30th BDB annual general meeting today. Previously, the Kedah Public Works, Natural Resources, Water Supply, Water Resources and Environment Committee chairman Mohamad Yusuf@Munir Zakaria had said that the Pelubang LRA had been granted an Extension Of Time (EOT) until Dec 21 due to several technical issues encountered earlier. Meanwhile, Raja Shahreen said the LRA structure is almost complete and only awaiting mechanical and electrical (M&E) works to be done, and once finished, it will significantly enhance the progress of the overall construction. 'If the M&E is installed and set up, then it can improve the progress level, possibly reaching up to 80 per cent... When it becomes operational, it can improve water supply access for residents in the Kubang Pasu and Alor Setar areas and resolve the frequent water issues in Kedah. 'If anyone wants BDB to be the contractor for projects that require rescue operations, we are ready and can provide the necessary resources to complete the relevant LRA,' he also said. Meanwhile, regarding the world's first international Islamic-inspired retirement village project, Aman Seterra Sanctuary, which is expected to be built in Kuala Temoyong, Langkawi next year, Raja Shahreen said they are in the process of submitting the project planning approval to the Langkawi Tourism City Municipal Council. The project, a collaboration between BDB through its wholly-owned subsidiary, Aman Lagenda Sdn Bhd, and Seterra Holdings Sdn Bhd, will be developed over an area of 12.42 acres (5.03 hectares), providing services to retirees and the elderly from around the world by integrating the concepts of independent living, assisted living and long-term care. In the meantime, he said for the financial year ending Dec 31, 2024, BDB recorded a pre-tax profit of RM4.51 million, with revenue of RM294.7 million compared to RM14.47 million and RM313.1 million respectively in 2023, but the company remains optimistic about long-term growth prospects.

ALOR STAR: Upgrading work at the Pelubang Water Treatment Plant (WTP) may be completed ahead of schedule, said contractor Bina Darul Aman Bhd (BDB). Its group executive director, Raja Shahreen Raja Othman, said the RM431 million project was 62.5 per cent complete, slightly ahead of the targeted 62.3 per cent, and might be completed ahead of the extension period that was granted. "Once operational, the facility is expected to improve access to treated water for residents in Kubang Pasu and Kota Setar. "If we factor this into days, it should be an estimated 43 days (ahead of schedule)," he said during a press conference in conjunction with the company's 30th annual grand meeting today. Raja Shahreen stated that timely delivery remained a priority but noted that the project faced several non-construction challenges. "In terms of timing, like it or not, this is something we have to meet, but for us to continue progressing smoothly, we need cooperation from other stakeholders as well. "This isn't just about digging the ground. There are issues involving land acquisition, permits and existing infrastructure such as roads and private properties," he said. Raja Shahreen said BDB was confident of delivering the project on time. "We are committed. We have the financial strength and technical capabilities, but we must also take these external factors into account," he added. The Pelubang WTP upgrading project aims to almost double the plant's capacity, from the current 247 million litres daily to 457 million litres once completed. Last year, the media reported that state Public Works, Natural Resources, Water Supply, Water Resources and Environment Committee chairman Mohamad Yusuf @ Munir Zakaria said the Pelubang WTP had been granted an Extension of Time (EOT) until Dec 21, 2025, due to earlier technical issues. On whether BDB was open to rescuing other delayed water treatment plant projects in Kedah, Raja Shahreen said the company was ready to step in if needed. "We are prepared to assist with stalled projects. Financially, we are stable, and we possess the technical expertise to bring such projects back on track," he said. Meanwhile, Raja Shahreen said BDB recorded a pre-tax profit of RM4.51 million on revenue of RM294.7 million for 2024, compared to a RM14.47 million pre-tax profit from RM313.1 million revenue recorded in the previous year. "Despite the softer financial performance, the group remains optimistic about long-term growth prospects," he said.
