Penang defends condo plan amid outcry over Boon Siew Villa demolition [WATCH]
GEORGE TOWN: The Penang government has confirmed that all technical and safety requirements have been met for a luxury condominium project along Jalan Batu Ferringhi, despite public concern over traffic congestion and safety in the area.
The Ascott Residences project, which will comprise 99 units of high-end condominiums on a narrow stretch of road near a bend, was approved on Nov 20, last year.
State Local Government Committee chairman H'ng Mooi Lye said the building plan, together with all conditions set by all technical departments, including the Fire and Rescue Department, was subsequently approved on April 9, this year.
This comes after Sahabat Alam Malaysia honorary secretary S. Mageswari told the New Straits Times that they are very concerned that yet another condominium project would be built in Batu Ferringhi.
She said SAM believes that development projects such as this should not be approved without a Local Plan to ensure that development and land use planning are properly managed with proper accountability and transparency.
"This begs the question of how these projects are being approved by the Penang Island City Council.
"Were safety aspects, traffic, density, setback areas to protect the natural shoreline, and environmental considerations taken into account?" she asked.
H'ng, in response to concerns about worsening traffic congestion along the already busy Jalan Batu Ferringhi, said the Traffic Impact Assessment (TIA) was conducted and approved on Jan9, this year.
"One of the key technical departments involved in the planning approval process is the Fire and Rescue Department, and its conditions must be strictly adhered to.
"The building plan has been approved, including the conditions imposed by the Fire and Rescue Department," he told the New Straits Times.
The New Straits Times reported today that Penang's rich heritage has once again suffered a blow with the loss of one of its iconic landmarks.
The Boon Siew Villa, once a majestic coastal home at Shamrock Beach in Jalan Batu Ferringhi, has been demolished to make way for a luxury development.
Hoarding has been erected around the site, and a construction crew has moved in to begin building the 43-storey Ascott Residences Batu Ferringhi condominium project.
The loss was felt not just by the people who lived near the villa, which stood as a symbol of old Penang, but also heritage advocates who saw it as another blow to the state's historical landscape.
Meanwhile, local historian, former Penang Island City Council councillor, and content creator John Oh expressed sadness over the loss of yet another iconic building, even as he acknowledged the need for development and a strong property industry in Penang.
He said, although the villa represents only a recent chapter of 'postwar urban history,' the tragedy associated with it and the stories surrounding the house, familiar to the recent generation, are almost reminiscent of the mysteries found in the novels of Agatha Christie and Sir Arthur Conan Doyle.
"Recognising the significance of this building, when we received information of the development, we decided to do a tribute content on the building so that the stories and memories of this iconic house may be preserved for the future.
"We believe we are the last to document the account of the villa before its demolition," he said.

Chow: Let cops investigate, Penang not linked to MBI investment scam
GEORGE TOWN: The Penang government will leave it to the police to probe the investment scam by the now-defunct MBI International Group, that preyed mainly on Chinese nationals Home Minister Datuk Seri Saifuddin Nasution Ismail confirmed that enforcement efforts were talked about by Prime Minister Datuk Seri Anwar Ibrahim and Chinese President Xi Jinping during Xi's visit in April. Investigators are currently pursuing leads that monies raised by MBI allegedly helped finance purchases of state government land for large development projects, ventures that have been key to Penang's robust economic growth over the last decade. Chief Minister Chow Kon Yeow said it was the responsibility of the police to investigate and charge. "Let the police investigate, and if there is a case, then prosecute. "On the state government's part, we will continue with our development projects and plans," he told the New Straits Times. Previously, Chow said the state government would leave it to Bukit Aman to investigate the money trail of the now-defunct MBI pyramid scheme. He said that his administration had nothing to do with the matter. Chow added that they had not been called in to assist in the investigation. Several Tan Sris and a Datuk Seri had been arrested to assist investigations into the matter since April. More than RM3.5 billion worth of assets — including a hotel, durian farms, luxury vehicles, watches, and bank accounts — had been seized and frozen. The MBI Group International was founded by Tedy Teow, a businessman dubbed "Jho Low 2."

After a year of waiting for ploughing incentives, padi farmers to finally get update next week
ALOR STAR: A year has passed since the Agriculture and Food Security Ministry (KPKM) announced ploughing and harvesting incentives worth RM210 per hectare for nearly 130,000 padi farmers across Peninsular Malaysia. Yet, the farmers are still waiting. Malaysian Padi Farmers Brotherhood Organisation (Pesawah) chairman, Abdul Rashid Yob, expressed frustration over the delay. "It has been a year since the ministry announced on 11 June 2024 that the government would disburse these incentives," he told the New Straits Times. "But to this day, we have received no updates from the ministry." The incentives were announced last year alongside a revision in the ploughing allowance, which was increased from RM100 to RM160 per hectare per season. Additionally, a new harvesting incentive of RM50 per hectare per season was introduced, bringing the total to RM210 per hectare under the government's support package. The announcement came following the launch of the targeted diesel subsidy initiative on 9 June 2024, aimed at curbing subsidy leakages and improving the nation's fiscal health. Rashid stressed that the incentives are crucial to alleviating the financial burden on farmers, particularly in light of rising machinery rental costs caused by higher diesel prices. "We urge the government to expedite the payout, especially for ploughing and harvesting, since diesel-powered machinery is central to both activities," he said. Farmers' advocacy group Gerakan Melawan Penindasan Petani (Gempita) coordinator, Ashraf Mustaqim Badrul Munir echoed the call for prompt disbursement. "The cost of ploughing and harvesting has soared to between RM400 and RM600 per hectare. Without the promised incentives, farmers are left to shoulder these expenses themselves," he said. "They're already grappling with rising costs of fertiliser, pesticides, and labour." Meanwhile, KPKM in a statement this evening said the ministry will finalise the distribution mechanism next Monday. "With regard to the padi ploughing and harvesting incentives, KPKM will finalise the distribution mechanism during the upcoming meeting of the Cabinet Committee on National Food Security Policy (FSCC) this Monday. "It is stressed that all actions taken are based on engagement with industry players, service providers, and the farmers themselves. "Further information regarding these incentives will be shared soon," the ministry said in response to the New Straits Times. KPKM said it acknowledged the concerns raised regarding the provision of ploughing and harvesting incentives for padi farmers. "It must be emphasised that the Madani government always listens and takes seriously the welfare and interests of padi farmers. Various improvement measures have been implemented and are being formulated to ensure that all incentives are delivered to farmers in a fair, accurate, and effective manner.
