BSR REIT ANNOUNCES puchase of two Houston COMMUNITIEs for $141 million

LITTLE ROCK, Ark. and TORONTO, May 15, 2025 /CNW/ - BSR Real Estate Investment Trust ("BSR" or the "REIT") (TSX: HOM.U) (TSX: HOM.UN) announced today that it has purchased two recently constructed communities, Forayna Vintage Park and Botanic Luxury, each located in the Houston, Texas MSA for $141 million.
"We have wasted no time finding two high-quality assets that complement our portfolio, enhance the REIT's growth profile, and allow us to accretively redeploy a portion of the proceeds from our recent sale of nine stabilized properties," stated Dan Oberste, BSR's Chief Executive Officer. "Forayna Vintage Park and Botanic Luxury are both well positioned to benefit from the BSR operating platform and drive growth for our unitholders. By adding these communities, we have quickly executed on a significant portion of the strategy we presented to the market in the first quarter of the year."
Forayna Vintage Park Apartments ("Forayna"), constructed in 2023, comprises 350 apartment units, including one, two, and three-bedroom suites. Amenities include a saltwater pool with sun shelves, cabanas, grilling stations, movie theater, two-story fitness center, cyber lounge, golf simulator and pet spa. Located in the Vintage Park development of Northwest Houston, Forayna is located next to dining, shopping, entertainment, and outdoor recreational options, with quick and convenient access to the Grand Parkway.
Botanic Luxury Apartments ("Botanic") is located in Spring, Texas and also completed construction in 2023. Botanic comprises 288 apartment units including one, two, and three-bedroom suites. Amenities include a salt-water pool with sun shelf, cabana porch, grilling stations, modern clubhouse, game areas, two-story fitness center, yoga room, cyber lounge, conference room, movie theater and pet spa. Botanic is well situated near several schools and employers, including Spring ISD, Lone Star College, ExxonMobil Headquarters, Hewlett Packard Enterprise, and Amazon, with quick access to Grand Parkway, and North Freeway/I-45.
With the closing of Forayna Vintage Park and Botanic Luxury, BSR now owns 25 properties consisting of 6,802 apartment units.

3 No-Brainer Consumer Goods Dividend Stocks to Buy Right Now

I like consumer goods stocks, particularly those with a focus on providing me access to companies that support the everyday purchases of everyday people. A lot of companies fall into this broad grouping, but three of my top picks right now are Realty Income (NYSE: O), which needs a bit of explaining, Hormel Foods (NYSE: HRL), and Hershey (NYSE: HSY). Here's a quick look at this trio of dividend stocks offering yields of up to 5.6%. What does Realty Income do? When you buy things like groceries, clothing, or food, you probably go to a physical store a lot of the time. These types of retailers provide a direct way to get exposure to consumers. However, a big variable is introduced, as retailers across the spectrum go in and out of favor with consumers. It is hard to determine which retailer or restaurant will be the winner at any given time. Which is why real estate investment trust (REIT) Realty Income is so attractive to me. Realty Income owns single-tenant net lease properties, which means the tenant is responsible for most property-level operating costs. Roughly 75% of the rents from its over 15,600 properties are tied to the retail sector. The rest comes from industrial assets and unique one-offs, like casinos. If you own Realty Income, you don't have to worry about which retail concept wins because the REIT has exposure to so many different concepts (it has nearly 1,600 different tenants). If there's a problem with a tenant, which happens from time to time, Realty Income can sell the property or lease it to a new retailer. All in, Realty Income offers relatively low-risk exposure to the consumer goods niche. The proof of this is that it has increased its dividend annually for 30 consecutive years. And if you buy today, you get a very attractive 5.6% dividend yield. Hormel and Hershey are struggling Hormel and Hershey are far more direct plays on the consumer side, with both being food manufacturers. Hormel owns a wide selection of packaged food brands with an emphasis on protein. Hershey owns iconic confection brands and a small portfolio of salty snack brands. They both have solid dividend histories, with Hershey's dividend heading steadily higher over time, though not on an annual basis, and Hormel sitting among the highly elite group of companies known as Dividend Kings (50-plus consecutive annual dividend hikes). Both Hormel and Hershey are interesting right now because they are each offering historically high dividend yields. Hormel's yield is around 3.8% today, and Hershey's is roughly 3.2%. To be fair, each company is facing headwinds today, so it takes a contrarian bent to step aboard. Hormel is having trouble pushing through price increases as it faces rising costs and challenges due to avian flu and slow growth in China. Hershey is dealing with a massive increase in the price of cocoa, a key ingredient in chocolate. But both companies are financially strong and have the leeway to make choices that are in the best long-term interest of their investors. There's a unique feature that Hormel and Hershey share that increases the likelihood of long-term success, helping to make them no-brainer buys despite the adversity they are facing. Both companies have material nonprofit shareholders that the companies' founders created. The Hormel Foundation and The Hershey Trust have a massive say in how each of these companies operates. Basically, these two philanthropic organizations use the dividends they collect to support their charitable giving. The Hershey Trust has a vested interest in Hershey, the company, making decisions that will keep the dividend growing over time. The Hormel Foundation, likewise, has a vested interest in ensuring that Hormel, the company, makes good business decisions that sustain the dividend growth. The large ownership stakes of both of these charity organizations mean that the companies can do what's in the long-term interests of shareholders, rather than bowing to the whims of Wall Street, which sometimes means making short-term choices that hurt a company's long-term prospects. You can find higher yields in the consumer staples sector, but Hershey and Hormel stand out for their ability to think long term. They also offer attractive yields and recovery potential as they work through their current business issues. And they really become attractive if you pair them with a boring high-yield stalwart like Realty Income. Think about more than just yield There are a lot of different consumer goods stocks you can buy. Finding ones with attractive yields and strong underlying stories is the key. Realty Income is a slow and steady tortoise that can be a foundational dividend investment. It gives you the leeway to invest in more aggressive options, such as Hormel and Hershey, two iconic consumer staples companies facing headwinds that are likely to be temporary. CALGARY, AB, June 20, 2025 /CNW/ - Parkland Corporation (TSX: PKI) ("Parkland") today announced that in connection with the successful completion of its previously announced consent solicitations, Parkland, the applicable Guarantors and the applicable trustees have executed supplemental indentures (the "Supplemental Indentures") to amend the indentures (the "Indentures") governing the notes listed below (the "Notes"). The consent solicitations were made in connection with Parkland's definitive agreement whereby Sunoco LP ("Sunoco") will acquire the issued and outstanding common shares of Parkland (the "Transaction"), which was previously announced on May 5, 2025. The Supplemental Indentures amended the Indentures by (collectively, the "COC Amendments"): (a) eliminating Parkland's potential obligation under such Indenture to make a "Change of Control Offer" (as defined in such Indenture) as a result of the Transaction; and (b) amending the defined term "Change of Control" in such Indenture to provide that Sunoco and its affiliates will be "Qualified Owners" of Parkland. The Supplemental Indentures became effective upon their execution and are binding on all Holders, as defined in that certain consent solicitation statement issued on May 27, 2025 (the "Consent Solicitation Statement"), including those who did not deliver a consent at or prior to the Expiration Date, as defined in the Consent Solicitation Statement. S&P/TSX composite ends lower, U.S. stock markets mixed

TORONTO – Canada's main stock index lost steam through the trading day on Friday to close lower, while U.S. stock markets were mixed. The S&P/TSX composite index was down 8.43 points at 26,497.57. In New York, the Dow Jones industrial average was up 35.16 points at 42,206.82. The S&P 500 index was down 13.03 points at 5,967.84, while the Nasdaq composite was down 98.86 points at 19,447.41. The Canadian dollar traded for 72.84 cents US compared with 72.87 cents US on Thursday. The August crude oil contract was up 34 cents US at US$73.84 per barrel and the July natural gas contract was down 14 cents US at US$3.85 per mmBTU. The August gold contract was down US$22.40 at US$3,385.70 an ounce and the July copper contract was down two cents US at US$4.83 a pound.
