New rules came in last week under The Town and Country Planning (General Permitted Development) (England) Order 2015 give households guidance - here's all you need to know
UK homeowners with garden fences could be slapped with hefty £20,000 fines for a common blunder following new regulations. The Town and Country Planning (General Permitted Development) (England) Order 2015 has recently updated guidelines for households.
Which? legal expert Gurpreet Chhokar warned: "If you're thinking of putting up a new garden fence this summer, there are a few important things to bear in mind to make sure you don't break any laws and find yourself landed with a fine." Gurpreet advised: "If you don't have planning permission then your fence can't be any higher than two metres from the ground."

While rear garden fences can stand at two metres, stricter rules apply to front garden barriers, reports Birmingham Live. Front garden fences must not exceed one metre - just over three feet - according to the new guidance.

Gurpreet further explained: "There will also be some cases where planning permission will be needed if the fence is more than a meter high - such as if it borders a highway or the footpath of a highway if you're not sure, then it's worth getting in touch with your local planning authority (which is usually your local council) to check."
Before making alterations or enhancements to your property, it's crucial to determine whether planning permission is required. Proceeding without the necessary permissions could result in being forced to revert any changes made.
Jimmy Englezos, from Ronseal, warned: "If it's your neighbour who owns the fence, you must seek permission from them before making any changes to your property's side of the fence, this includes hanging fairy lights, drilling holes or growing vertical plants.
"Similarly, if you want to lean something against the fence or grow plants next to it that may make contact with the fence, you have to seek permission from the owners first as it could cause damage."
He further warns: "If you own the fence, you can decorate the space however you like, as long as it doesn't place your neighbour or their property at risk."
And don't forget, causing a statutory nuisance with your fence, like flooding or blocked drains, might hit you with fines up to £5,000 – or even £20,000 if you're running a business.

The planning application for 15 Northumberland Street North East Lane would see the currently vacant unit become a yoga and pilates studio, and will be discussed by councillors on June 25. Ahead of the meeting, locals have objected to the plans - citing the 'poor condition' of the entrance lane and the 'negative impact on safety in the area'. However, an Edinburgh Council planning officer's report has recommended the application be granted as it will 'preserve the character and appearance of the conservation area'. The report also says the proposal is 'appropriate within the location'. The unit, which was most recently used as an office, is surrounding by tenement buildings. Plans also include a new cycle parking area. The yoga studio would have opening hours of 8am until 8pm throughout the week. The report argues it would 'not have an unacceptable impact on the neighbouring properties'. The report continues: "While the immediate surrounding area is largely residential in nature, the proposed yoga studio will make a beneficial contribution to the viability and vitality of the area, through the provision of a new use that would have the potential to have positive effects on health, as it supports the opportunity for exercise within the area. The application site will be accessible via public transport and active travel routes due to its close proximity to the city centre." The report summarised the objections, with locals arguing: "The entrance lane to the site is in poor condition and would not handle additional vehicle traffic; the application does not propose to increase parking on the site. "The proposal will result in an increase in users and on-street parking. Impact residential amenity. The proposed opening hours are not appropriate. Negatively impact the Conservation Area, negatively impact on the World Heritage Site. "Negatively impact on safety in the area. The proposed use is not appropriate for the area. Developers argued the plans would 'not generate significant noise levels'. They added: "The proposed use as a yoga studio may generate some noise from people arriving and leaving the premises. However, the floor area to be used is relatively small, whilst yoga is not an activity that would generate significant levels of noise and disturbance." Concluding, the report stated: "The proposal would be acceptable with regard to Section 64 of the Town and Country Planning (Listed Buildings and Conservation Areas) (Scotland) Act 1997, as it will preserve the character and appearance of the conservation area. "The proposed change of use would have due regard for the global climate and nature crisis, and is acceptable in principle. The proposal is acceptable in terms scale, form and design and is compatible with the building and area as a whole. The proposed use is appropriate within this location." The plans will be discussed at a meeting on June 25.

With the summer months now upon us, many motorhome drivers will want to take their vehicles out for a trip to enjoy the warmer weather. It would let motorhomes and campervans stay in towns and cities for up to 48 hours for a set price. This comes as the 80 per cent of motorcaravan owners say they would visit new areas if such parking facilities were available, according to the Campaign for Real Aires. Donald Macdonald, founder and President of CAMpRA, said: "This research confirms previous surveys that have been carried out over a number of years regarding how much people spend when they visit somewhere in a motorhome or campervan. Advertisement "It gives us some really solid statistical evidence that we can share with local authorities and businesses to help them understand the importance of trying to accommodate this new style of tourism and the clear financial advantage to local communities that embrace this type of tourism." Steve Haywood, managing director of CAMpRA, said there is "clear demand" for these vehicles as staycations grow in popularity. He said: "More councils are seeing the benefits of providing facilities over the cost to local taxpayers of enforcement and bans, not to mention the loss of potential revenue to businesses. "In addition, every council that has operated a 12-month trial aire, has been successful and made the overnight parking permanent." Anyone caught towing a caravan without the proper mirrors will face a fine of up to £1,000 and three points on their licence.
