Melbourne homebuyers missing out on super hack
A growing number of young Melbourne homebuyers are using a little-known super hack to beat the property market — but hundreds of thousands of others are still missing out.
Finder analysis of SuperRatings data has revealed that in 190 Melbourne suburbs, house prices failed to keep pace with the average 5.7 per cent annual return delivered by top-performing superannuation funds over the past decade.
That means savvy buyers who contributed voluntarily into super rather than racing into the property market in those suburbs could have ended up ahead, growing a deposit faster than prices climbed.
These suburbs include a mix of prestige pockets such as Docklands, Carlton, Parkville and St Kilda West, as well as outer-fringe areas like Cranbourne South, where growth has lagged super returns.
In contrast, more than 100 other suburbs, particularly in Melbourne's booming outer west and north, outpaced super fund performance.
Despite the clear financial benefits, the First Home Super Saver Scheme (FHSSS), which allows Australians to grow a deposit inside super, remains significantly underused.
According to the latest Australian Taxation Office data, just 27,000 Australians have accessed the scheme since it began, withdrawing a combined $370m in voluntary contributions.
Yet nearly half of those — 16,500 — were Victorian buyers, indicating strong uptake in the state.
However, Australian Bureau of Statistics figures show there were more than 231,000 new loans issued to first-home buyers in Victoria between the 2018 and 2024 financial years, suggesting almost 93 per cent of eligible buyers never used the scheme.
Super Members Council chief executive Misha Schubert said younger Australians should not have to choose between homeownership and a secure retirement.
'They deserve the same opportunities as previous generations to have both a home and strong retirement savings,' Ms Schubert said.
'As a result of Super Guarantee rate rises from 9 to 12 per cent over the past decade, the average 30-year-old today will be more than $130,000 better off in retirement.
'That's why protecting the core of super is so important.'
Under the scheme, eligible first-home buyers can contribute up to $15,000 per year and a total of $50,000 in voluntary super contributions — which can later be withdrawn to use as a house deposit.
The strategy is particularly appealing for disciplined savers, as it takes advantage of concessional tax treatment and compound growth within a super fund. Experts say it could be a powerful way to close the deposit gap for many young Australians locked out of their preferred suburbs.
Smart Lending managing director Melissa Gielnik said the scheme remained an under-utilised financial tool, especially for buyers in their 20s and 30s.
'In a lot of cases, the First Home Super Saver Scheme can deliver a better outcome than a standard savings account or term deposit, and it's a huge help in a rising market,' Ms Gielnik said.
OpenCorp chief executive Cam McLellan said while super performance had been solid, property still offered unique advantages that couldn't be overlooked.
'Super returns sound solid, but property has a massive advantage with leverage,' Mr McLellan said.
'With a 20 per cent deposit, you control the full value of the asset, and that means better real-world outcomes — especially when you factor in rental income and tax benefits.'
Mr McLellan said successful investors often used a blend of both strategies, depending on their income and long-term goals.
'Some reduce their super contributions while building a property portfolio,' he said.
'Others use a self-managed super fund to buy property inside super. The smart ones use both.'
M R Advocacy director Madeleine Roberts said more younger buyers were also turning to rentvesting — renting in their preferred lifestyle locations while investing in more affordable growth suburbs.
'They're realising it's a smart way to get ahead without giving up lifestyle,' Ms Roberts said.
'We're seeing savvy buyers take a strategic approach.
'They're arming themselves with the right information and using it to their advantage.'
She said that while super could be a useful long-term growth tool, the right property purchase in the right location had the potential to outperform in real dollar terms, particularly when timed well.
'Smart property decisions can absolutely beat super, even in the short term,' Ms Roberts said.
'But it all comes down to timing and knowing where to buy.
'Sometimes the best move is to buy, wait for it to mature in value, and then reinvest somewhere else.'
With Melbourne's housing market showing signs of recovery after a turbulent few years, experts say the combination of rising super balances, accessible government schemes, and flexible strategies like rentvesting could redefine the first-home buyer experience.
It helps close the affordability gap for a generation of buyers priced out of the traditional path to homeownership.
Ms Schubert said one of the scheme's biggest strengths was that it didn't require buyers to compromise their long-term financial wellbeing.
'It doesn't damage the safe deposit box that protects their employer super contributions, which they will need to deliver regular income to live on in retirement,' she said.
'It's a win-win, and we'd love to see more young Australians taking advantage of it.'

According to PropTrack data, Ripley house prices have jumped from $320,000 to $749,900 over the past decade, an average annual increase of 8.9 per cent, beating the 5.7 per cent average return delivered by Australia's top-performing super funds in the same period, according to SuperRatings. And with Melbourne's market rebounding, the couple said they could now be eyeing suburbs like Cobblebank, 11 per cent, Weir Views, 10.9 per cent, Aintree, 10.4 per cent, and Mickleham 9.9 per cent for their next investment. 'We definitely feel the market has changed and we are eager to get back in,' they said. For the couple, the strategy has always been about flexibility and smart planning, not chasing the status quo. 'Rentvesting was always part of our plan. It works for us.' OpenCorp chief executive Cam McLellan said the most successful investors weren't choosing between superannuation and property they were combining both. 'You don't have to choose super or property. Smart investors are doing both,' Mr McLellan said. 'That's how you future-proof, multiple levers working together.' Mr McLellan added that many buyers underestimated the leverage and tax benefits of owning strategically, especially in growth corridors. For Rob and Siobhan, the focus is on what works, not what looks good on paper. 'We've just found that rentvesting gives us the best of both worlds,' they said. The truth about Melbourne, Sydney ‘exodus'
In the years since the pandemic first began to unfold, the perception of Melbourne and Victoria more broadly in the nation's collective imagination has changed dramatically. Prior to the pandemic Victoria had the fastest rate of population growth in the nation in both nominal and per capita terms, while the state's economy was one of the fastest growing of any in the nation. Yet despite Victoria's relative economic strength prior to the pandemic, today the perception of Melbourne and Victoria could scarcely be more different. But is that reputation deserved? Or is Victoria experiencing a hangover of pandemic era perceptions that are no longer reflective of reality, years after the pandemic drew to a close. In an attempt to provide a concrete answer to this question, we'll be looking at three quantifiable metrics, comparing today's Victoria not only with the other states and territories, but also with where Victoria was at the eve of the pandemic. Housing In recent years Victoria has often made headlines for an exodus of property investors. Weaker than average growth in housing prices, a lowering of the land tax threshold and higher land taxes have all been put forward as reasons for investors exiting the market. For the sake of argument, we will assume that the rental bond data used to underpin claims of an exodus is correct, despite the extremely high likelihood of seeing the number of rentals in Victoria revised upward. If there has been an exodus of property investors from Melbourne, no real downside is being realised relative to other states and territories. As of the latest data from property data firm SQM Research, Melbourne has the highest rental vacancy rate of any the nation's capital cities and in relative terms has a vacancy rate 83 per cent higher than the average rate of the nation's other capital cities and 42 per cent higher than the national average. This not what you would expect to see if an exodus of property investors was negatively impacting Melbourne's renters. In recent years, an increasingly widespread perception of a mass exodus from Melbourne has developed, arguably as a response to the state's more protracted and more severe lockdowns than the national average. It is correct that population flows in and out of Melbourne have shifted since the pandemic. During the 2021-22 financial year, 24,450 people left Melbourne in net terms as a result of domestic migration. However, the largest loss of residents to domestic migration of any city during 2021-22 was experienced by Sydney, where 49,800 people exited the harbour side city in net terms. Fast forward to the latest data from the ABS which covers up to the end of the last financial year, Melbourne saw a loss of 7580 residents to net internal migration. Meanwhile, Sydney saw a significantly larger exodus of residents to domestic migration, with 41,100 exiting during 2023-24. While Melbourne has certainly seen a major shift from the pre-pandemic norm of domestically driven population inflows, the outflows it is now experiencing are a fraction of what became the norm in Sydney over a decade ago. The labour market When it comes to the labour market Victoria's performance is significantly less impressive. But first some good news, Victoria's unemployment rate is 0.47 percentage points lower than it was at the end of 2019 (4.85 per cent then vs. 4.37 per cent today). The bad news is that despite the strong improvement in the labour market compared with pre- pandemic, its improvement is the weakest of the nation's five most populous states. As of the latest data from the ABS, Victoria also has the highest unemployment of the five most populous states, with 4.37 per cent of the labour force out of work compared the best performing state, Queensland where 3.69 per cent are unemployed. While things are not going as well for Victoria compared with the other states on this metric, there is a silver lining. Since January, the unemployment rate in Victoria has reduced by 0.3 percentage points, even while the unemployment rate in New South Wales and South Australia has increased. The takeaway While Melbourne has seen domestic migration turn negative since the onset of the pandemic, claims of a mass exodus are overstated, at least when put into context with Sydney, which saw 5.4x residents exit to elsewhere in Australia in 2023-24. On the other hand, the news from the labour market is more mixed, unemployment in Victoria is significantly lower than where it was prior to the pandemic, but is 0.31 percentage points higher than the national average. Meanwhile, the best news for Victoria stem from its housing market, where it holds the title of highest rental vacancy rate in the nation and simultaneously the lowest cost house rents of any major city. Victoria certainly faces challenges on the road ahead, most notably from its state budget, as the Allan government attempts to get the state on a more sustainable fiscal path after facing a particularly damaging period during the pandemic. Ultimately, despite its other challenges, Victoria is not facing the problems claimed to the degree that is often perceived and in some important ways Victoria is excelling to a degree unseen in the rest of the nation's large states.

MCoBeauty founder: ‘I didn't spend any time at home'
Just months after her headline-making exit from billion-dollar business MCoBeauty, the company she founded in 2016, Shelley Sullivan has opened up about the realities of building and running her brand while also raising two daughters. 'I had [my two daughters] Lucy [now 19] and Emily [now 18] when I started ModelCo [launched in 2002]. I didn't spend any time at home with the girls. I was working around the clock because I passionately loved what I did, but I wouldn't have been able to do that without family helping,' Sullivan told Stellar podcast Something To Talk About. 'She's a great girl who was very much, from what I understand, involved in the product development [of Rhode]. That's a great brand. I actually purchased some of their products. She's done a great job.'
