Houses are simply getting more expensive – positive for sellers – yet leaving prospective first-time buyers out in the cold and stuck in the rental market.
Statistics South Africa's latest data shows that residential property increased by a whopping 5.2% in January from the prior year, faster than the official inflation rate of 3.2% in that month.
There were, however, differences as to where prices increased the most, with those looking to buy in the Western Cape set to pay a hefty 8.5% more, while property in Johannesburg was less popular, with price points growing at only 2.3%.
Put another way, a property that cost R1 million a year ago would have been sold at a price point of at least R1 023 000 in Johannesburg and R1 085 000 in Cape Town – stripping out any compounding of inflation or other factors.
Denese Zaslansky, CEO of the FIRZT Realty group, explained, 'at the current average home price of around R1.6m, for example, the gross monthly income required to qualify for a home loan is around R54 200, which is R3 600 less than it was at this time last year because of the rate cuts.
'But if prices continue to rise even at an average of around 5% a year… buyers who delay now will not only have to contend with a bigger monthly bond repayment but will also need to earn about R2 700 more a month to qualify for their home loan. They will thus lose most of the advantage of the recent rate decreases,' said Zaslansky.
Berry Everitt, CEO of the Chas Everitt International property group, told IOL that, while these increases are positive for those who are selling their homes at this stage, they are 'also steadily creating a shortage of homes that are affordable for first-time buyers and investors, despite the recent interest rate cuts'.

The South African Reserve Bank started incrementally cutting interest rates last September in 25 percentage point increments to its current level of 10.75% at the prime rate.
Zaslansky noted that 'demand has strengthened with every rate decrease since September last year, stock is drying up rapidly in popular areas and we have seen a 38% increase in sales and an average 6% price increase in our markets in the past six months'.
Everitt adds that 'we worry that there are many young people who are earning well but still in danger now of being priced out of the formal market, and thus also out of their future opportunities to build equity in real estate and upgrade as their employment and financial prospects improve'.
Advising anyone who can afford to buy or invest at current prices to do so without delay, Everitt says they otherwise 'risk finding themselves left out in the cold'. Zaslansky concurred: 'This means that there is no time to waste for prospective buyers and investors.'

Cape Town father challenges R172,000 maintenance order, citing financial strain despite over R1 million bonus
A Cape Town father who receives over R1 million in bonuses challenged a ruling which ordered him to pay over R172,000 maintenance. Image: Pexels A Cape Town father who reportedly receives over R1 million in annual bonuses, has challenged the mother of his children and refused to produce his proof of income. The parents, who divorced in August 2010, have been at odds over financial responsibilities, as the mother continues to care for their children, aged 15 and 19. In February 2025, the maintenance court ordered the father to pay R172,188.63, which, amongst other things, will go towards the tuition cost of their older child. The money had to be paid before the end of March 2025. He was further ordered to pay over R20,000 towards the annual school fees of their second child. The total amount he had to pay was over R222,000. However, following the court's ruling, the father swiftly filed an urgent application in the Western Cape High Court to suspend the maintenance order. He argued that the amount was nearly double his net salary, asserting his financial inability to honour such payments. The high court granted a temporary suspension of the order, while simultaneously requiring the mother to demonstrate why this suspension should not become permanent pending the appeal hearing. The mother took further legal action, serving both the father and his employer with a subpoena duces tecum. A subpoena duces tecum is a court order requiring a person to appear in court and produce specific documents or other physical evidence relevant to a legal case. According to the mother, the father misled the court in his application to suspend the maintenance order. She argued that the maintenance court granted the order in line with what was provided by the father in terms of his monthly salary as well as his annual bonus which amounts to over R1 million. She further argued that the father did not provide proof to support his claim that he cannot afford to pay maintenance. He also didn't provide any evidence to support that his financial position had changed for the worse since the order was made. Furthermore, she said the father lied in his affidavit as his IRP5 showed that he had received more than R1 million in March 2025. With this information, she sought to have the interim order suspending the maintenance order to be dismissed. Furthermore, the mother highlighted discrepancies in the father's affidavit, alleging that his IRP5 tax document, which revealed earnings exceeding R1 million as of March 2025, illustrates his capacity to pay the mandated maintenance while still maintaining a comfortable lifestyle. He claimed the documents requested by the mother were irrelevant and warned that such disclosures would cause irreparable harm. Presiding over the matter, Judge James Lekhuleni said the previous maintenance court order revealed that the mother battled to coerce the father to honour his maintenance obligations. He only provided financial support to the children when it suited him. He commented on the mother's diligent efforts, recognising that she was an unrepresented litigant trying to safeguard her children's welfare. The judge made it clear that the mother's attempts to compel the father to meet his obligations should not be viewed as an abuse of the legal system. Moreover, judge Lekhuleni emphasised that denying the subpoena would unduly harm the mother and the children, while the father would not suffer significant prejudice from its continuation. "As I see it, there is no prejudice that the applicant (father) will suffer if the subpoena is not set aside. While on the other hand, setting aside the subpoena will have deleterious effects on the first respondent (mother) and the children," he said. The father's application was dismissed. Honda-backed Helm.ai unveils vision system for self-driving cars
Honda Motor-backed on Thursday unveiled its camera-based system to interpret urban environments, dubbed Vision, and said it was in talks with other carmakers to deploy its self-driving technology in mass market vehicles. is working with the Japanese carmaker to integrate its technology in the upcoming 2026 Honda Zero electric vehicles, which will allow users to drive hands-free and take their eyes off the road. "We're definitely in talks with many OEMs and we're on track for deploying our technology in production," CEO and founder Vladislav Voroninski told Reuters. "Our business model is essentially licensing this kind of software and also foundation model software to the carmakers." The California-based startup's vision-first approach aligns with Elon Musk's Tesla, which also relies on camera-based systems as alternate sensors such as lidar and radar can increase costs. However, Voroninski said while has foundation models that work with other sensors, its primary offering remains vision-focused. Industry experts said other sensors are critical to safety as they can act as backup for cameras, which are known to underperform in low-visibility conditions. Robotaxi companies such as Alphabet's Waymo and May Mobility use a combination of radar, lidar and cameras to perceive their surroundings. has raised $102m (R1,839,466,847) to date and counts Goodyear Ventures, Korean car parts maker Sungwoo HiTech and Amplo among its investors. Vision combines images from many cameras to create a bird's-eye view map, which helps improve the vehicle's planning and control systems, the company said. The system is optimised for several hardware platforms made by Nvidia and Qualcomm. Trump this month told regulators to speed up certification to accelerate the development of electric vertical take-off and landing aircraft (eVTOLs), aiming to secure a US lead over Asia in the technology. The executive order gave fresh impetus to an industry that has struggled to win over critics and regulators. "We take a lot of spears, people are like 'batteries are too heavy'," Kyle Clark, founder and chief executive of Beta Technologies, said at the show. "But the reality is, if you put the airplanes in the right places, the benefits are real." Flying taxis - seen in predictions of the future for decades - need to shake off the idea that they are only for the rich to become viable at scale. Their manufacturers said emergency medical services, cargo and defence could help, where they offer a cheaper and quieter alternative to helicopters in areas from passenger and goods transport to rescue missions. BETA, Joby Aviation and Archer Aviation are in the US air force agility prime programme, which aims to develop technologies for autonomous cargo and hybrid-electric aircraft.
