KUALA LUMPUR: KLCC Property Holdings Bhd (KLCCP) is maintaining a selective yet strategic approach as it explores potential new assets as part of its long-term portfolio expansion.
The company remains open to opportunities that align with its core strengths and disciplined investment strategy, chairman Datuk Annies Md Ariff said.
KLCC Property is exercising prudent capital management, with this year's focus firmly placed on asset rejuvenation and modernisation within the planned budget cycle, he added.
"We will continue to maximise our asset potential through regeneration and modernisation efforts, leveraging strategic collaborations to deliver unique customer experiences," he said at a press conference after its annual general meeting today.
Chief executive officer Datuk Mohd Salem Kailany said no new acquisitions are currently under consideration.
"No current acquisition plans, locally or overseas. Earnings growth will be driven by our core strength and disciplined execution. We remain focused on being a stable, high-yielding and defensive stock.
"A major step we took during the year was the acquisition of the remaining 40 per cent equity in Suria KLCC, enabling more dynamic mall management which led to a 99 per cent occupancy rate and over 50 million footfall last year," he added.
For the financial year ending December 31, 2024, KLCC Property recorded a 5.7 per cent year-on-year revenue increase to RM1.7 billion, rising from RM1.62 billion in 2023.
Its pre-tax profit climbed to RM1.2 billion, a modest 1.2 per cent growth compared to RM1.19 billion in the previous year.
In line with the results, the company declared a record high dividend payout of 44.50 sen per stapled security, which is the highest since its listing and represents a 9.9 per cent rise from the previous year.
On the hospitality front, Mandarin Oriental Kuala Lumpur recorded a 21 per cent increase in revenue per available room (RevPAR) and a 25 per cent rise in banquet and catering revenue, solidifying its position as a market leader in RevPAR.
KLCC Property acknowledged ongoing global uncertainties, including tariff impacts and geopolitical risks. However, it noted that no significant direct effects have been observed thus far.
The company clarified that it has no direct involvement or timeline concerning the Bandar Malaysia project.
"Bandar Malaysia is not under KLCCP or KLCC Reit. It is with KLCC Holdings Sdn Bhd, and they are currently in the process of putting up a new development plan," Annies said.

The team with Kenanga Investment Bank Bhd (Kenanga Research) said the contract, worth RM100, will lift the group's year-to-date (YTD) job wins to RM604 million, on track to to hit its target of RM1.2 billion in financial year 2026 (FY26). The house also expects the project to deliver gross profit margin between 13 to 15 per cent, contributing to a total order book of RM1.3 billion. On June 16, the group said the project will be undertaken through Seri Suria Power (B) Sdn Bhd, a joint venture Solarvest's wholly-owned subsidiary Atlantic Blue (34 per cent), Serikandi Oilfield Services (36 per cent), and Khazanah Satu (30 per cent). The JV also signed a 25-year power purchase agreement (PPA) with Brunei's Department of Electrical Services (DES), under the Prime Minister's Office to develop and operate a 30MWac solar Kampong Belimbing, Kota Batu. Construction is expected to begin in the third quarter this year with completion targeted by the end of 2026. It also lifts the group's total order book to RM1.3 billion, comprising 81 per cent large-scale solar (LSS) and 19 per cent commercial and industrial (C&I) projects. 'This will keep the group busy for at least over the next 18 months,' Kenanga Research said. The house added that the project is expected to yield a higher tariff of 18 to 20 sen per kilowatt-hour (kWh) compared to the 13 to 16 sen per kWh rate under Malaysia's LSS5 programme. Based on current panel prices, the internal rate of return (IRR) is estimated at around 10 per cent. RHB Investment Bank in a separate note said management expects the project's IRR to be in line with Malaysia-based projects, ranging from high single digits to low teens. The total capital expenditure is estimated at BND35 million, structured with a 70:30 debt-to-equity ratio. Based on Solarvest's 34 per cent stake, the project is expected to contribute RM2 to RM3 million in earnings per year. Kenanga IB sees limited impact on Scientex from US tariffs
KUALA LUMPUR: Kenanga Investment Bank Bhd (Kenanga IB) expects only minimal direct impact from the US tariffs threat for Scientex Bhd as the group has a manufacturing plant in the United States, making its exports to the US below five per cent of its total revenue. Kenanga IB said management had guided on a challenging outlook for its plastic packaging segment given global economic and tariffs uncertainties and aggressive competition in the market. "As the price of crude oil has surged more than 10 per cent lately largely due to the latest escalations of geopolitical tensions in the Middle East, we are monitoring any potential increase in resin price," it said in a note today. In a Bursa Malaysia filing yesterday, Scientex recorded a lower net profit of RM123.87 million for the third quarter ended April 30, 2025, compared with RM130.50 million in the same period a year ago. The packaging manufacturer and property developer said lower profit was mainly attributed to lower export sales and foreign exchange losses in the packaging division, which saw its revenue decline by 6.4 per cent to RM614.8 million from RM656.9 million. For its property division, Kenanga IB said sales of its affordable properties should continue to be resilient given encouraging take-up rates from recent launches. The group's unbilled sales stood at RM1.7 billion as of the second quarter of this fiancial year. "In the past one year, we observe continuous demand for affordable houses priced below the RM500,000 mark while we saw rising appetite for housing in the range of RM500,000 to RM1 million signalling improving affordability," it added. The research house maintained Scientex as 'market perform' with a higher target price of RM3.60 from RM3.34 previously. As of 10.53 am, Scientex's share price rose one sen to RM3.35, with 789,00 shares traded on Bursa Malaysia.
