A financially independent real estate investor shares the book that changed his strategy and helped him build a profitable portfolio of rentals
When Manny Reyna struggled to find a tenant for one of his investment properties, he turned to a principle he learned from " Blue Ocean Strategy."
The book, co-authored by Chan Kim and Renée Mauborgne, breaks down the market universe into two main categories: "red oceans" — the industries in existence today, or the known market space — and "blue oceans," the industries not in existence, or the unknown market space.
While "red ocean strategy" is all about competing in an existing market space, "blue ocean strategy" is about creating an uncontested market space and capturing new demand.
"One of my homes was not picking up on Airbnb," Reyna, who rents two single-family homes and two tiny homes in San Antonio, told Business Insider. "So, I shifted my strategy to something called mid-term rentals. I took the playbook right out of 'Blue Ocean Strategy': Everyone's looking at this shiny object — short-term rentals — but what about mid-term rentals?"
He listed the property on Furnished Finder, which specializes in 30-day plus stays and is geared toward traveling professionals. It's less mainstream than sites like Airbnb and VRBO, and Reyna had to spend time familiarizing himself with a new platform.
"Furnished Finder charges you to post your home, they bring in tenant leads, and then you have to engage them, so that's a whole other thing," he said. "I had to make templates and figure out the whole process, everything from screening tenants through a third-party app called KeyCheck to taking deposits and writing leases."
The upfront work paid off, he said: "When I went to mid-term rentals, I was able to pick up a lot more bookings. For whatever reason, in the area where the home is in San Antonio, there are a lot of medical professionals that go there, a lot of construction professionals, and a lot of business professionals."
Using books to get his foot in the real estate door
Reyna spent years working in the US Army before purchasing his first property.
"I was a medic, so we wouldn't really have too much to do unless somebody got hurt. With that downtime, I read so many books about business and real estate and finance," he said. "We didn't have a way to get internet a lot of the time, so I just read anything I could get my hands on."
When he was wrapping up his service in 2021, he had about $12,000 in savings, a family to support, and a career to figure out.
"I was super concerned about a lot of things," he said. But, as interest rates started to drop to historic lows in 2021, Reyna recognized an opportunity to buy property and start building equity.
The knowledge he'd acquired reading "Blue Ocean Strategy" and other books, including "Rich Dad Poor Dad" and "Profit First," helped him turn the idea of buying a home into reality relatively quickly.
"I won't say that I was an expert, but I had some confidence," he said. The mindset he developed in the Army also helped him act quickly. "They teach you to make a decision and act on it. I was just thinking, 'This is a now-or-never moment. The interest rates are super low. I know they're going to go back up soon.'"
He found a single-family home, financed it with a 0% down VA loan, and locked in a 3% interest rate. He and his family moved in in the spring of 2021. That property is now one of four rentals that he owns.
Self-education is one lever you can pull if you're cash-strapped or starting from scratch.
"I really just read anything I could get my hands on because I felt like I was so behind and needed to figure out a way to make money for my family," said Reyna. "So that was the fastest thing I could do — just read, read, read, read, read, and try to get caught up on everything."

In a note to staffers last week that rocked the corporate world, Jassy said AI "should change the way our work is done," and he expects the technology will eventually lead to fewer white-collar jobs at Amazon. He isn't the first CEO to warn about AI's impact on jobs, but he is the most high-profile leader to do so. (Amazon, with about 1.5 million workers, is the second-largest private employer in the US.) As my BI colleague Tim Paradis reported, there's an upside to hearing Jassy's forthrightness about AI. "If I were an employee, I would be very frustrated with my leader saying, 'No, we're still not sure if this is going to have an impact,'" Christopher Myers, the faculty director of the Center for Innovative Leadership at the Johns Hopkins Carey Business School, told Paradis. He said it's better for executives to acknowledge that AI "almost certainly" will change roles and perhaps impact entire org charts. Jassy joins a list of CEOs who have recently offered AI warnings, including companies tied to the tech's success like OpenAI's Sam Altman, Anthropic's Dario Amodei, and Nvidia's Jensen Huang. To be sure, a former Amazon developer told BI that Jassy's memo didn't surprise him. He doesn't think engineers should worry about their jobs, as he thought the memo was more about showing shareholders that Amazon was serious about the technology. Overall, workers have mixed feelings about these AI warnings. Elaine Ryan, a psychologist with two decades of experience, told BI that she thinks people who have anxiety over AI feel disoriented by the sheer scale of the technology. They don't just worry about losing their jobs but also about losing relevance or their sense of identity. Amid the warnings and anxiety, there is plenty of advice about what workers can do in the current environment. Duolingo CEO Luis von Ahn has said it's important to respond to AI with curiosity, not fear. "The sooner we learn how to use it and use it responsibly, the better off we will be in the long run," he said. Jassy said Amazon employees who show a willingness to embrace AI "will be well-positioned to have high impact and help us reinvent the company." And Ryan, the psychologist, said that while AI might be new, the way we respond to the uncertainty surrounding it isn't. "The goal isn't to compete with the machine. It's to reclaim the human part— the experience, the depth, the emotional intelligence — that still matters more than we think," she said. Many Gen Xers are in a financial bind. West Town home that was once a municipal bathhouse listed for nearly $6M
A six-bedroom, 9,740-square-foot house in West Town's East Village neighborhood that once was a municipal bathhouse for its area was listed on Friday for $5.995 million. Built in the 1910s and known as the Lincoln Bathhouse, the building is one of only four surviving former municipal bathhouse structures in the city. At the peak, the city had numerous bathhouses, which provided public bathing options for low-income immigrants whose dwellings lacked indoor plumbing. The Lincoln Bathhouse continued to operate until the start of 1973, when the Chicago Park District closed it. The initial plan was to tear it down to make way for a playlot. Ultimately, however, the building was preserved and converted to a single-family residence. Like other bathhouses around the city, the Lincoln Bathhouse was constructed in a Roman architectural style. The house sits on an oversized lot and has seven bathrooms, one fireplace, skylights, a massive, light-filled great room with designer lighting and private yard views, a stainless steel kitchen and a lower level with a lounge, a home gym and three en-suite units. Outside on the property are custom pavers, an outdoor kitchen, integrated lighting and a full bar. Listing agent Jennifer Mills Klatt of Jameson Sotheby's International Realty told Elite Street that the house is an 'architecturally significant and unique private residence…it's like a treasure.' 'This was a vital resource to the neighborhood when indoor plumbing was still a luxury. This was not a spa-like bathhouse,' she said. 'Instead, it helped people and it helped families, especially immigrants. And now, it's still an historical landmark, if you will, but it's been transformed into a very chic modern residence. My clients put in quite a bit of money with an incredible renovation and masterfully reimagined this, blending history with their modern vibe. It's a show-stopper.' The house also has an attached garage. Mills Klatt noted that although the house is a single-family residence, it has a business license intact if an owner wanted to use it to host events. What's more, a buyer also could separate the basement guest suites from the rest of the house, as they have their own heating and cooling units, she said, and the property has two active Airbnb licenses for an owner looking for an income-generating opportunity. The current owners paid $2.075 million for the former bathhouse in 2013. The property had a $39,507 property tax bill in the 2023 tax year.

I was laid off from Microsoft after 2023 years, and I'm still going into the office. I feel responsible for my team and customers.
This as-told-to essay is based on a conversation with Freddy Kristiansen, a 59-year-old former Principal Product Manager at Microsoft's Denmark office who was laid off in May 2025. Business Insider has verified Kristiansen's employment. The following has been edited for length and clarity. A couple of weeks ago, after 23 years at Microsoft, I was laid off. Yet here I am, back in the office. It might sound strange to show up at the office after being let go, but I still feel committed to the products, the people using them, and my colleagues. I was laid off in May, and per Danish law as an employee of over nine years, I have a six-month notice period. I've been relieved of my duties, but I am still officially an employee until the end of November. I'm also entitled to three months of severance pay after my notice. I didn't plan to stay at Microsoft for two decades I was originally hired by Navision in 2002. I saw it as a job I'd stay in for a year or two, but shortly after I joined, Microsoft acquired Navision. From then on, I was a Microsoft employee. That's when I thought, "Maybe this could actually be something long-term." Indeed, it ended up being my professional home for the next 23 years. Over the years, I have held a variety of roles, from group program management to technical evangelist. Although I never had an official developer title, I have been developing products throughout. My last major project was AL-Go for GitHub — a tool that helps our partners use DevOps, a software development approach, in their daily work without needing to understand the complex technical details. I didn't expect to feel relieved when I got laid off I've found the work fulfilling, but around five years ago, I started dreaming of my own business. During the last round of Microsoft layoffs in 2023, I submitted an anonymous question during an all-hands asking if they would consider voluntary redundancies. If the option came up in the future, I might volunteer. It never did. One morning in May this year, I got an invite to a one-on-one meeting with my manager. I said to my wife, "This is it. I'm pretty sure I'm going to be laid off." I thought I might feel upset, but, in reality, it was kind of a relief. Some of my colleagues were devastated. They are worried about what the future might hold. But I'm nearing 60. For the past decade, I've worked very hard and put in long hours. However, I'm at the stage of life where I'm no longer interested in working 60-hour weeks. It felt like the right time to finally pursue my long-overdue dream of doing work on my own terms. During that layoff call with my manager and HR, I wasn't sad; I was already thinking about what I wanted to do next. I believe this new chapter will be good for me. I'll be able to take more time for myself, and hopefully I'll be less stressed as I can set my own hours. Starting a business is my silver lining My focus is now on figuring out a business plan that will allow me to deliver the most value to partners and customers in the least amount of time. I plan to offer CTO services, project management, and maybe even some motivational speaking, while squeezing in travel and getting back into a regular exercise routine. Since the layoffs, I've been reminding myself that every cloud has a silver lining. In Danish, we say, "Nothing is so bad that it isn't good for something." In this case, the upside was the severance package. If I'd quit, I'd have received nothing. Because I was laid off after so many years of service, I was entitled to at least nine months of pay. I can use this package as a foundation to build toward my future plans. I still am going into the office for talks and office hours I still have an office access card and my company laptop, at the latest until December when I'm officially terminated. In the meantime, I'm still keen to be helpful. I went into the office today because we had a call with our AL-Go for GitHub product users. Over the years, I introduced this tool to many customers and partners at conferences and in blog posts. I feel a responsibility not only to maintain the product but also to reassure them that they are in safe hands. I'm also in touch with my former team. If they need my help, I'll answer questions, share guidance, or whatever else helps. There's no reason to stop doing that. Next month, I'll be hosting a session for current staff — a kind of motivational talk about my career at Microsoft and the good, bad, and not-so-fun decisions I made. One of those decisions was working my butt off for years. Nobody told me to spend 20 hours on weekends or to work as hard as I did, but I did it because it felt like the right thing to do. I did it because I genuinely felt a connection to our partners, our customers, and my colleagues. And, honestly, I still do.
