More and more fintech lending startups focusing on secured credit products such as loans against property (LAP), and loans against securities like mutual funds, are attracting venture capital (VC) funds.Even home financing players like Vridhi Home Finance, Basic Home Loans, Easy Home Finance and others have been attracting venture investors, with their promise to bring about technology disruption in the sector. ETtech explains:Secured lending business is a financial service that provides loans to borrowers against collateral such as a vehicle or property. While banks and traditional non-banking financial companies (NBFCs) have been offering secured credit like home loans and auto loans for years, fintechs stayed away from these products, given the need for physical operations to evaluate the properties and assets. But now, startups are investing in branches and are building on-street teams to manage these products.This shift comes as unsecured lending platforms witness a slowdown in the market, prompting startups to move towards secured credit products. Fintech platforms, including Paytm and Mobikwik, faced revenue pressure as banks and NBFCs scaled back on unsecured lending over the last few quarters. Even new-age NBFCs like Fibe, Kissht and others have seen stress on their books as new loan sanctioning slowed down. These trends have led to fintechs scouting for opportunities in secured credit.Easy Home Finance, Basic Home Loan, and Vridhi Home Finance together received nearly $150 million in equity capital from venture funds like Elevation Capital, Bertelsmann India Investments, Norwest Venture Partners, and Ranjan Pai's Claypond Capital. Mahaveer Finance, an NBFC based in Chennai, has raised $23 million from Elevation Capital and others with the aim of adding LAP and other similar products.Bengaluru-based NBFC Techfino has recently raised around $7.5 million from Stellaris Venture Partners and Saison Capital. Founded in 2019, the fintech company operates secured and unsecured lending models. The company focusses on secured businesses.As more businesses move towards secured products, the unsecured lending startups are jumping onto the bandwagon. Fintech players Cred, BharatPe, and Paytm have announced a similar entry into secured products over the past year. Unsecured lending players like Kissht, Loantap, Fibe, and Kreditbee ventured into secured lending products such as LAP.Startups are reducing their operational costs by making branches more efficient and leveraging technology to save costs and compete with big businesses. 'Traditionally, 70% to 80% of a housing finance company's costs go into running physical branches. We're bringing that down to 40% to 50% by leveraging technology, which enables lower customer acquisition costs and better interest rates,' said Atul Monga, CEO, Basic Home Loan.Unlike banks and larger NBFCs, branch expansions, while keeping costs in control, will remain a challenge for these startups.LAP, while being attractive, tends to show up high non-performing assets (NPAs), which means fintechs will need to invest in strong collection teams. TransUnion Cibil's data released in January showed that LAP books showed among the highest NPA trends. As of September 2024, 1.7% of the LAPs were due for 90 days or more, said the report.'Investments in physical assets and branches would eat into the delta that fintechs can make between the cost of borrowing and rates they can offer their customers,' said Rohit Chokhani, founder, Easy Home Finance. 'This business will be sustainable only when there is a major scale.'

RBI guidelines for project finance, CRE: A smaller provisions hike's no big worry for banks, NBFCs
MUMBAI: Central bank guidelines on provisions for project finance and commercial real estate (CRE) might have only a small and negligible profitability impact on both banks and NBFCs , as the increase in immediate liabilities is less than a percentage point from those existing rules - even in the worst-case scenario. Financial and banking stocks surged on Friday. Bankers and analysts, who had pencilled in up to a 150-basis point impact on return on assets (RoAs) for lenders, now expect no new provisioning requirements as NBFCs are already on the more stringent Ind-AS accounting norms while for banks the impact is small. One basis point is 0.01 percentage point. Karthik Srinivasan , group head, financial sector ratings at ICRA said with no retrospective provisions and peak provisions much below the 5% proposed in the draft guidelines, there will be a minimal impact on lenders. "Although we are yet to create a hypothesis and do a study on the impact, it is nothing like the 150 basis points on RoA basis we had predicted earlier. We do not expect any real impact on banks or NBFCs," Srinivasan said. ICRA had earlier expected the annual impact on RoA at 100-150 bps for lenders, with funding costs going up by 20-40 bps. Both these issues will not arise as in the final guidelines general provisions required for CRE, CRE-RH (CRE-Residential Housing) and other infrastructure projects have been reduced to between 1% and 1.25% in the construction phase from a peak of 5% in the draft guidelines. The new guidelines will come into force from October 1. Rajkiran Rai , managing director at infrastructure financier NaBFID, said the final guidelines limit his firm's provision increase to just 5 basis points. "If we were pricing a loan at 8%, now we will price it at 8.05%. This would have increased to 9.50% if the original guidelines had remained, so this is a big relief. The new norms also have clauses saying at least 50% to 75% of the land must be acquired for the loan to be sanctioned. This could delay loan sanctions but it will bring uniformity in application since different projects were so far treated differently on land acquisition," Rai said. For loans on infrastructure projects which have been delayed beyond three years from the date of commencement of commercial operations (DCCO), lenders have to make an additional provision of 0.375% and a 0.5625% provision on non-infrastructure project loans (including CRE and CRE-RH), for each quarter of deferment, over and above the applicable standard asset provision. "Provisioning requirement for projects beyond DCCO up to two years will go up to 4% vis-a-vis original guidelines where provision was only 0.4%," said an analyst. "Now, within DCCO, the first quarter itself will attract higher provision."

In a landmark move to enhance road safety, the Ministry of Road Transport and Highways (MoRTH) has announced that from January 1, 2026, all new two-wheelers sold in India, irrespective of engine capacity, must come equipped with Anti-lock Braking Systems (ABS). In addition, dealerships will be required to provide two BIS-certified helmets with every new purchase, one for the rider and one for the ABS is mandatory only for two-wheelers with engine capacities above 125cc. With the new mandate, this safety feature will be made compulsory across the board, including for scooters and motorcycles in the entry-level segment. ABS prevents wheel lock-up during sudden braking, significantly reducing the risk of skidding or losing control, especially in emergencies or on slippery surfaces. Studies have shown that ABS can reduce accident risk by 35 to 45 decision is driven by alarming road safety statistics. Two-wheelers accounted for 44.5% of all road accident fatalities in India in 2022, with many of these deaths attributed to head injuries and loss of vehicle control during braking. To further address these concerns, the government has also made it compulsory for dealerships to supply two BIS-certified helmets at the time of delivery. The National Payments Corporation of India (NPCI) has launched a new facility regarding PAN and Bank Account validation on the income tax e-filing website. The new facility will help taxpayers in quick validation on their PAN-Bank account linking on the income tax e-filing website. 'The main goal of this is simplifying real-time verification of PAN details, bank account status, and account holder identities straight from banks' Core Banking Systems (CBS),' the NPCI circular stated. The new facility was announced in a circular dated June 17, a continuation of that initiative, NPCI has now introduced a new PAN and Bank Account Validation API designed specifically for Government departments. This API will facilitate real-time verification of PAN details, Bank account status and accountholder name directly from the bank's Core Banking System (CBS).Utkarsh Bhatnagar, Partner, Cyril Amarchand Mangaldas, says, 'This will enable quicker and real time validation of PAN and bank account details of taxpayers accessing the Income Tax website.'According to the NPCI circular on June 17, 2025, "This API will be used by Government departments to verify the customer account details like PAN validation/Account Status Validation/Account holder name validation from their bank CBS. As this is a service provided to the Government of India all the Member Banks are advised to take necessary steps for implementation on priority."Bhatnagar says, 'The new facility will enable faster and error-free processing of income tax refunds and direct benefit transfers by instantly verifying details, slashing delays and reducing fraud risks.'Banks will have to upgrade their systems to comply with NPCI's secure API standards, which could involve significant operational changes. While taxpayers will benefit from faster, error-free refund processing, the transition may pose challenges like system upgrades and potential cybersecurity initiative aligns with NPCI's broader mission to strengthen India's digital payment ecosystem , promising greater efficiency but requiring robust collaboration among stakeholders.
