The future of a popular Mexican restaurant hangs in the balance as its building hits the market, but there may be hope for loyal patrons if new owners are open to negotiation.

The Los Compadres Mexican Grill building at 3213 N. Toben St. along K-96 and next to MainStay Suites, was listed for sale April 1. The 6,648 square-foot building has been listed on the market for $1.16 million.

Troy Farha, vice president of retail and investments at NAI Martens, is the broker for the listing.
While the property has been listed for sale as a vacant building, Farha said Los Compadres is actively operating and a renegotiation deal with potential new owners is possible.
"If a buyer wanted to buy it with Los Compadres in there and they wanted to negotiate a new deal with them, that's a possibility as well," Farha said. "We are not advertising it as an income-producing investment type property, it would be for an owner, occupant, or even somebody who just wants to buy it and renegotiate a deal with Los Compadres."
Los Compadres, which Farha said is on a month-to-month lease, has been operating in the building west of Webb Road since 2018, as it took over from former tenant Jerseys Grill and Bar. Farha represented the building's owner, Mitch Lyon, at the time.
The restaurant's owner, Juan Carlos Renteria, and as many as 11 Hispanic-led restaurants, participated in a day-long protest that took place across the country called "A Day Without Immigrants." The protest was driven by a social media movement in response to President Donald Trump's immigration policies and aimed to highlight the contributions and significance of immigrants in the country.
Multiple attempts to reach Renteria were unsuccessful.
The east-side property is the remaining location for the Mexican restaurant, which closed its west location at 3827 W. 13th St. in 2020, according to its Facebook page.
Farha said the property is being marketed as a restaurant space or a medical office because of similar property types growing in the area.

Then, it was supply chain interruptions that made it hard to load up on ingredients. Inflation has not only driven up costs for restaurants, but forced many consumers to change the way they spend their money. As a result, a lot of people have cut back on in-person dining, driving a decline in sales. A number of big-name restaurant chains have filed for bankruptcy and closed their doors as consumer demand has waned. Similarly, a number of popular standalone restaurants have been forced to close permanently. Lula's - a popular restaurant in the Palm Beach, Florida, area - has officially closed its doors. Its menu featured Italian favorites that included handmade pastas, seafood dishes, steaks, and meatballs. Before it was Lula's, the location in Lake Worth Beach hosted a number of famous restaurants, including Callaro's Steakhouse, which met its demise during the pandemic, and L'Anjou, which had been open to customers in that space for more than 30 years. The name Lula's was created by combining the names of two main streets in Lake Worth Beach - Lucerne and Lake Avenues. At the time, it was the L'Anjou name that appeared on the big screen. Given that the location was in the heart of downtown, it's surprising that Lula's didn't last longer than it did. It opened in October of 2024, lasting less than a year. The brains behind Lula's wasn't just any old chef. Rather, it was celebrity chef Todd English. English has appeared on a number of well-known cooking shows. He's also a James Beard winner and has authored several cookbooks. He also opened his popular Figs restaurant at The Gardens Mall, but it shuttered in 2016 after seven years. Now, the famous space Lula's occupied has a new name on the lease. It's the owners of famous restaurant Ravish, located a few miles south in Lantana. Operating partner Alexandra Dupuis was stingy with details but said there are plans in the works to open a new restaurant called Pomona where Lula's once served customers. The aim is for Pomona to open this summer. Of course, if a Todd English restaurant struggled to stay afloat, it's questionable whether a replacement will thrive. Losing a favorite restaurant is always a big blow. And unfortunately, Lula's may only be one of many beloved establishments to shutter this year. If you're looking for something sweet, savory or a little of both, a crepe restaurant near the Capitol is just the ticket. State of play: Olla Olla Crepes, which opened its brick-and-mortar restaurant at 17th Avenue and Van Buren Street last May, serves "French sweet & savory crepes with a Mexican twist," per the restaurant's website. Flashback: The eatery's origins date to 2017, when founder Lyndelle Sanjuanero Puente and a friend started selling crepes to fundraise for their sorority. Puente decided to turn the venture into a full-fledged business in 2019, but she put things on hold when the pandemic hit. After struggling with personal hardships, she launched her business in 2022, selling crepes at the corner in front of her sister's house at 53rd Avenue and Camelback Road. The creperie shared spaces with other businesses until she officially put down roots last year. Zoom in: Olla Olla Crepes has a variety of unique offerings, including dessert, breakfast and even pizza crepes. There's also a selection of decadent drinks, like red velvet coffee and strawberry horchata with whipped cream. Best bites: I couldn't decide whether to go sweet or savory. Fortunately, this restaurant appeals to my indecision because they let you go halfsies. On one side I went with a classic, which has strawberries, bananas, lechera and Nutella. On the other, I got a green enchilada crepe. The classic was familiar and delicious, a conventional but delectably sweet treat. More unusual, but still great, was the savory side, which had the spicy zing you'd expect from a good enchilada.
