AB Majlis: 90% of Dubai property could face job losses in the next year, warns industry veteran

Around 90 per cent of real estate brokers in Dubai will not have jobs 'in their current format' within 12 to 18 months as artificial intelligence reshapes the industry, according to a veteran property broker.
Ainsley Duncombe, founder of Off Market Listing Dubai, told Arabian Business' s AB Majlis podcast that technology would transform how agents operate in the emirate's booming property market.
'Tech is going to play a massive role in terms of real estate in the region and in Dubai. I would go as far to say 90 per cent of the real estate brokers will not have a job in its current format over the next 12 to 18 months,' Duncombe said.
The property veteran, who has been in Dubai's real estate market for 17 years, compared the coming disruption to how Uber transformed the taxi industry, suggesting only high-end luxury segment agents would be least affected.
'There'll still be the 10 per cent of brokers that will continue to transact in a similar way to what they're doing now. That's more going to be in the luxury segment,' he added.
Duncombe, previously international business director for Property Finder where he opened six markets across the Middle East, said AI would dramatically change buyer behaviour and broker operations.
'Moving forward, we're going to see a lot more educated consumer,' he said, explaining that property seekers would use AI to generate highly detailed property requirements rather than general enquiries that brokers typically handle.
'There's not a broker in the country, myself included, that can give you all the stats on 100 units, or 5,000 units or 50,000 units. There isn't anybody that can do it. AI is going to be able to do that,' Duncombe said.
Despite predicting technological disruption, Duncombe dismissed claims that broker fees would disappear entirely, saying 'you are always going to need a broker' though their role would change significantly.
He noted that Dubai continues to attract unprecedented wealth migration, with more enquiries from people looking to relocate than he has experienced in his 18-year career.
Asked about emerging opportunities, Duncombe expressed optimism about Ras Al Khaimah's property market, where he has personally invested, and highlighted the exclusive World Islands development, describing it as 'a gated community in the ocean' just nine minutes by boat from mainland Dubai.
Duncombe established Off Market Listing Dubai to specialise in properties not publicly listed on real estate portals, catering to high-net-worth individuals and celebrities seeking privacy in their property transactions.

AI can aid counter-extremism if developed responsibly, says new Hedayah report
20 June 2025 19:26 ABU DHABI (ALETIHAD)Made possible through the generous support of the United Arab Emirates, Hedayah — the International Center of Excellence for Countering Extremism and Violent Extremism — launched a new research brief examining how Artificial Intelligence (AI) may be responsibly leveraged to support terrorism prevention efforts, as the use of AI grows across all sectors of report, 'Artificial Intelligence for Counter Extremism'', underlines that while terrorist exploitation of AI remains largely experimental at present, it is expected to grow and adapt over time. The report offers a balanced, evidence-based analysis of both the risks associated with AI misuse and the opportunities it presents to strengthen counter-extremism from a review of 52 academic publications and insights from five expert roundtables involving stakeholders from government, academia, the tech industry and civil society, the research maps out the evolving landscape of AI-enabled extremism and corresponding policy its key findings, the report notes that extremists are already testing AI tools such as multilingual translation, content adaptation, and deepfake technology to spread disinformation and accelerate radicalisation. While much of the existing research focuses on predicting future threats, there has been less emphasis on understanding current applications of AI and its role in eroding public trust within the broader information the prevention side, AI's use has primarily centred on content moderation. However, Hedayah identifies broader opportunities, including improved strategic communications and enhanced messaging campaigns aimed at fostering social resilience against extremist ideologies. The report also flags a pressing need to address systemic biases in AI systems, warning that such disparities risk marginalising already vulnerable communities and exacerbating social support effective and ethical deployment of AI in counter-extremism, Hedayah recommends promoting greater diversity within AI development teams to ensure inclusive design. It calls for prioritising 'safety by design' and integrating human oversight into AI processes. The report advocates for robust collaboration between sectors and disciplines to ensure diverse perspectives are incorporated and urges the inclusion of AI literacy in broader media literacy programmes. It also recommends a continuous monitoring approach to AI trends and threats, coupled with proportionate, evidence-based risk assessments that avoid both alarmism and Al Qasimi, Executive Director of Hedayah, underscored the importance of embracing the opportunities presented by AI technology.'Generative AI is a powerful tool - we must focus on harnessing it wisely to prevent radicalisation, enhance safety, and counter extremism.' He added: 'This moment also calls for bold and purposeful collaboration between the tech sector, policymakers, and civil society to ensure AI becomes a force for reducing extremism and violent extremism globally.'Emphasising the urgency of timely action, Anna Sherburn, Deputy Executive Director of Hedayah, noted: 'Our findings show that although terrorist use of AI is still in its early stages, the risk is growing as the technology becomes more widely accessible. The time to act is now - not with panic, but with clear purpose.' She continued: 'Hedayah's AI report helps to shift the conversation. Instead of only asking 'what could go wrong with AI?', we ask 'what could go right?' if we design responsibly, collaborate strategically, and build trust across all sectors.' Sheikh Mohammed Announces an AI System as UAE Cabinet Member
The Prime Minister and Ruler of Dubai, His Highness Sheikh Mohammed bin Rashid, announced that an AI system will serve as an advisory member of the UAE Cabinet. H.H. Sheikh Mohammed said on Friday, June 20, that the National Artificial Intelligence System will join the UAE Cabinet as an advisory member from January 2026. The Ruler of Dubai wrote on X, "We also announce that the National Artificial Intelligence System will be adopted as an advisory member of the Cabinet, the Ministerial Development Council, and all boards of directors of federal entities and government companies, starting in January 2026." He added, "The goal is to support decision-making in these councils, conduct immediate analyses of their decisions, provide technical advice, and enhance the efficiency of government policies adopted by these councils across all sectors."
