
Summer rentals in the Hamptons are down 30%

Summer rentals in the Hamptons are off to a chilly start to the season, as unrented homes start to pile up and sales slow, according to brokers. Hamptons rentals are down 30% from the same period in previous years, according to Judi Desiderio of William Raveis Real Estate. Brokers who focus on ultra-high-end rentals say their rental business is down between 50% and 75%. "People are holding on to their money," said Enzo Morabito, head of the Hamptons-based Enzo Morabito Team at Douglas Elliman. "They don't like uncertainty." Of course, Hamptons renters often wait until the last minute to book July and August rentals. Brokers say this year may be starting even later due to cold, rainy weather in May. Some renters may also be holding out for better deals in a Hamptons market that has become far more expensive after Covid. Yet brokers and renters say privately that the volatility in the stock market and economic uncertainty sparked by the ever-changing tariff landscape has made some affluent renters and even some buyers hold off on a pricey Hamptons vacation this summer. After the post-election euphoria in markets at the end of last year, brokers saw a surge in interest from potential renters in January and February. But as spring arrived, along with the April tariff announcements, the early interest didn't translate into rentals. Morabito said he represents several homeowners with large waterfront and luxury properties that typically would have been rented by March or April. Today, they're still available. He said some homeowners who rent out three or four homes in the Hamptons during the summer may start to question their investments after this summer if renters don't start emerging. On the plus side, the rise in unrented inventory means potential bargains and choice for renters. Brokers say some listings have started lowering their prices by 10% to 20% in hopes of saving the summer. Some homeowners are adding more flexibility, allowing for shorter one- or two weeks stays in hopes of getting renters. Gary DePersia of My Hampton Homes said the best houses in the Hamptons typically get rented early in the year. "But this year I have great rentals available in every town, from Southampton to Montauk." While tariffs and economic uncertainty may play a role in the slump, he said renters seem to have been waiting longer and longer every year, perhaps holding out for better deals. Eventually, he said, they end up renting. "I think a number of people have deferred decisions, or they weren't sure what [they were] going to do, go to Europe or the West Coast," he said. "They will realize they want to be in the Hamptons; they have lot of friends and colleagues here and then they start scurrying around for rentals." Desiderio said the combination of weather and grim economic headlines made for a slow start that will quickly reverse. "I believe this year there was so much 'dark noise' out there financially, and geopolitically, and the weather was not conducive to thinking of summertime," she said. "There's no doubt that by the time July 1 is upon us, all of the rentals will be taken this year." When it comes to home sales, the Hamptons real estate market remains fairly strong, despite relatively low inventory. Sales in the first quarter were down 12% from a year ago, although the median sales price jumped 13% to a record $2 million. Brokers say when a quality home in the Hamptons is priced right, it sells immediately. They add that the surge in high-end sales in Manhattan over the past two months could also lift the Hamptons market. "I just had two Canadians put a bid on an $18 million house, sight unseen" Morabito said. "When Manhattan comes alive, we always follow."

Then, on October 17, 2024, Elevance announced its Q3 2024 financial results, revealing that its missed consensus earnings per share ('EPS') expectations by $1.33, or 13.7%, 'due to elevated medical costs in [its] Medicaid business.' On this news, the price of Elevance stock declined $52.61 per share, or nearly 11%, from $496.96 per share on October 16, 2024, to $444.35 per share on October 17, 2024. Gulf markets end higher, shielded from major turmoil after the U.S. strike on Iran
Markets across the Middle East ended mostly higher on Sunday after the United States entered the war between Israel and Iran and struck three key Iranian nuclear sites, Fordo, Natanz and Isfahan. Stocks in Tel Aviv reached an all-time high on Sunday on bets that Washington's entrance into the conflict with Tehran would help it to come to an end, despite the Iranian Foreign Minister's insistence that the country could not return to diplomacy "while under attack." The broader TA-125 index was trading 1.77% higher on Sunday, while the TA-35, Tel Aviv's blue-chip index, was up 1.5%. Equities climbed in Israel last week after the country hit targets in Iran. In the Gulf, Saudi Arabia's Tadawul opened Sunday trading nearly half a percent higher before erasing earlier gains and closing down 0.3%. Qatar gained 0.2% and Bahrain's index added 0.3%. Bahrain, home to the U.S. Central Command, issued a "work from home mandate" on Sunday, urging citizens to "only use main roads when necessary to maintain public safety." Egypt's benchmark EGX30 was the major gainer in the region, closing 2.7% higher on Sunday. "The Gulf has distanced itself and has been calling for appeasement, supporting a peaceful resolution, and has gone as far as condemning Israeli aggression," Fadi Arbid, founding partner and CIO of Amwal Capital Partners, told CNBC. He explained that such rhetoric "has helped the Gulf isolate itself from conflict" and any significant short-term market impact, adding that the net mid-term is positive. "The market might be priced in on removing a big overhang, which is the Iranian threat," Arbid said, which "at least the international investor would look at positively" once the issue of Iran is removed. Saudi Arabia, the UAE and Qatar have all released statements in the last 24 hours, the UAE urged an immediate halt to escalation to "avoid serious repercussions" in the region, while Saudi Arabia expressed concern and Qatar said it "deplored deterioration" in the conflict between Israel and Iran. Investors will be watching for swings in the oil market when it opens later this evening, and whether Iran intends to block the Strait of Hormuz, a crucial waterway through which a quarter of the world's oil supply passes. Tanker Trackers, a website that tracks global oil shipments, said that as of 3:40 p.m. UAE time on Sunday, "tanker traffic is still moving in both directions within the Strait of Hormuz," citing AIS data. "Oil prices are likely to open higher, further increasing the geopolitical risk premium," Giovanni Staunovo, a commodity analyst at UBS told CNBC on Sunday, adding that oil will maintain a "risk premium for now," and prices will remain volatile in the near term as it is "unclear how the conflict might evolve." Prices fell 2% on Friday, before U.S. President Donald Trump moved to enter the war between Israel and Iran. Brent futures have jumped 11% since Israel's attack on Iran less than two weeks ago, and both Brent and U.S. crude oil have remained volatile since. Prices are expected to rise on Monday following Washington's strike on Iran's nuclear facilities. "Oil markets are likely to take the U.S. attacks as a substantial escalation of the war and price in elevated security of supply risks." Edward Bell, acting chief economist at Emirates NDB, told CNBC. He added that markets remain bound by headlines, not fundamentals and said to expect "big swings" in the coming days. "While there remains no interruption to flows of oil coming out of the Gulf and oil infrastructure has not come under direct attack, markets will still likely price in an elevated geopolitical premium," Bell said.
