Gates Developments Launches Second Phase of 'Lyv Ceaser' in Ras El Hekma with Over EGP 2 Billion in Investments

Gates Developments has officially launched the second phase of its flagship North Coast project, Lyv Ceaser, located in the sought-after Ras El Hekma area at kilometer 200. With a total investment surpassing EGP 2 billion in 2025, the second phase introduces three distinct zones: 'Bliss' in the sub-lagoon area, 'Shore' on the main lagoon, and 'Muse,' a dynamic district set just behind the waterfront.
Spread across 206 acres, Lyv Ceaser has become a key pillar in Gates Developments' strategy to tap into Egypt's growing coastal tourism and residential sectors. The second phase alone is expected to generate EGP 12 billion in sales, building on the remarkable success of the first phase, which achieved over EGP 9 billion in contractual sales since its launch last year.
'We are committed to delivering projects that meet the evolving aspirations of our clients,' said Hassan Nasr, CEO of Gates Developments. 'Lyv Ceaser reflects our vision of creating integrated, lifestyle-oriented communities in prime locations. This project also aligns with Egypt's national goals to position Ras El Hekma as a leading tourism and investment hub on the North Coast.'
Nasr highlighted that the launch of the second phase is a natural progression following the trust and demand demonstrated by clients during the first phase. The upcoming phase will offer a wider variety of units featuring updated designs and enhanced amenities.
Construction is expected to begin promptly upon permit approvals, with delivery schedules aligned to the project's timeline. Lyv Ceaser stands out with its panoramic views of the Mediterranean, a 400-meter private beach, over 55,500 square meters of lagoons, multiple swimming pools, children's play areas, a gym, restaurant, health club, and expansive walkways — all designed to international standards. Residential options include chalets, villas, and townhouses ranging in size from 85 to 280 square meters, with most units offering direct sea views.
Further enhancing the project's appeal, Gates Developments recently unveiled a luxury serviced apartment offering within the 'Lyv Boutique' Hotel, managed by a leading hospitality firm. Designed in partnership with 'Studio Five,' the development includes 32 beachfront cabins, providing upscale, fully serviced living for year-round residents and tourists.
'Ras El Hekma is no longer just a summer escape,' added Nasr. 'It's evolving into a year-round destination for living, leisure, and investment. With Lyv Ceaser, we are proud to contribute to this transformation.'
The project forms part of Gates Developments' broader investment strategy, which spans residential, commercial, and hospitality projects across East and West Cairo. The company's total investments exceed EGP 71.2 billion, underscoring its ambition to play a key role in shaping the future of Egypt's real estate sector.

The Egyptian pound is expected to remain under pressure in the near term, but Fitch Solutions' research arm, BMI, sees a slightly improved outlook for the currency by the end of 2025, despite ongoing global uncertainties. In its latest report, MENA Monthly Outlook: Most MENA Currencies Will Likely Preserve Their Gains in 2H 2025, BMI maintained the pound's projected trading range at EGP 50–55 per US dollar. The report cites Egypt's substantial external financing needs and continued monetary policy easing as key factors behind the currency's near-term depreciation. However, BMI now expects the pound to close 2025 at EGP 52/USD—a modest upward revision from its earlier forecast of EGP 52.53/USD—on the back of limited portfolio outflows. The Central Bank of Egypt (CBE) has cautiously begun easing monetary policy, cutting key interest rates by a cumulative 325 basis points since the beginning of 2025. Amid the Israeli-Iranian escalation, the Egyptian pound has experienced volatility as investors moved towards safe-haven assets. $2.1 billion exited market after US tariff move 'Investor reaction to the recent US tariff announcement was less severe than anticipated,' BMI noted. 'Only $2.1 billion exited Egypt after the tariffs were unveiled, which initially sent the pound to EGP 51.68/USD on 9 April. Since then, the currency and capital inflows have recovered, especially after the 90-day tariff pause and the US-UK and US-China trade agreements calmed markets.' BMI warned that any renewed tariff tensions could trigger further capital flight and put more intense downward pressure on the currency. It stressed that Egyptian policymakers must manage these risks carefully while balancing the country's financing needs amid a fragile investment climate. Inflation and growth outlook BMI forecasts Egypt's inflation rate to average close to 10 percent between 2025 and 2029, with real GDP growth expected to exceed four percent annually over the same period. The report also projects Egypt's current account balance to average 0 percent during the 2025–2029 period, indicating a perfectly balanced external position in which the country's total receipts from exports, services, income, and transfers match its payments to the rest of the world. In practice, such a balance suggests the economy is neither reliant on foreign savings nor required to invest surplus capital abroad. Regional currency performance shaped by the US dollar More broadly, BMI sees swings in the US dollar and shifts in investor sentiment as the main factors shaping currency performance across the Middle East and North Africa (MENA) for the remainder of 2025. 'The weakening of the US dollar so far this year has driven an appreciation in the region's more flexible currencies,' BMI said. 'Looking ahead, we anticipate that a slightly softer dollar and reduced trade-policy uncertainty will continue to support MENA exchange rates against the greenback.' However, the report warns that this outlook could deteriorate if key downside risks materialize. A renewed surge in the US dollar weighs on all MENA currencies. Similarly, a return to heightened US trade tensions could reignite risk aversion toward emerging markets, leaving Egypt exposed to further capital outflows and additional pressure on the pound. First phase of property tax relief to roll out in Q1 of FY26: Finance Minister

Minister of Finance Ahmed Kouchouk announced that the first phase of Egypt's property tax relief measures will be implemented in the first quarter of the upcoming fiscal year. In parallel, the Cabinet is expected to finalise a new customs facilitation package aimed at enhancing foreign trade and encouraging investment in the near future. Speaking during a press conference, Kouchouk expressed appreciation for both new and existing taxpayers whose engagement contributed to the success of the government's initial tax relief initiative. He also thanked the employees of the Egyptian Tax Authority (ETA) for their responsiveness and effective implementation of the reform programme. The Minister underscored that the reform path is grounded in trust-building, partnership, and providing certainty to the business community through continuous improvement of tax services. He highlighted the strong performance of the first tax relief package, describing it as a positive step toward rebuilding confidence between the state and taxpayers. According to Kouchouk, the Ministry received 110,000 requests to close long-standing tax files, alongside 450,000 amended or newly submitted tax returns under the relief measures. Notably, 53,000 new taxpayers voluntarily joined the formal tax system—an encouraging sign of growing compliance and engagement. He added that the encouraging response from the business community is motivating the government to introduce further relief measures in the near term to address persistent on-the-ground challenges. Kouchouk reaffirmed the Ministry's commitment to dialogue with the private sector, incorporating its proposals to build a fairer, more transparent tax environment. 'We view taxpayers as essential partners,' he said, 'and helping them succeed is key to supporting their growth and expansion.' Kouchouk also pointed to a significant 36% increase in tax revenues over the past 11 months, representing an additional EGP 500bn in collections—achieved without introducing any new tax burdens. These additional funds, he noted, have been directed toward priority areas including healthcare, education, and social protection. The forthcoming customs facilitation package is expected to further streamline import-export procedures, reduce bottlenecks at ports, and support the government's broader goals of boosting competitiveness and attracting foreign investment.

United Bank rises to 7th among Egypt's mortgage lenders with EGP 3.2bn portfolio

Ashraf El-Kady, Chairperson of United Bank, announced that the bank's mortgage finance portfolio for low- and middle-income housing surpassed EGP 3bn in May 2025. With total financing reaching EGP 3.225bn, United Bank has become the seventh largest provider of mortgage finance in this segment, according to the Social Housing and Mortgage Finance Fund. El-Kady noted that more than 16,500 clients have benefited from financing for social and middle-income housing units nationwide. He highlighted the bank's role in supporting government and Central Bank efforts to promote social justice and eliminate informal housing areas by expanding access to subsidised mortgage finance. 'Mortgage finance plays a vital role in stimulating the economy, particularly through the provision of affordable housing to low- and middle-income citizens,' El-Kady said. United Bank currently provides mortgage finance services in 28 governorates, with a special focus on Upper Egypt, as well as active operations across the Canal cities and Delta region. The bank also extends mortgage financing to luxury housing projects. El-Kady underscored the bank's commitment to digital transformation, pointing to 24/7 digital services that enhance processing efficiency and improve customer experience. Clients can make installment payments via 225 ATMs spread across the country, or through the bank's 68-branch network. Salary transfers and interbank transfers can also be arranged digitally, without the need to visit a branch. He concluded by highlighting that United Bank's nationwide infrastructure—including services in areas without physical branches—has been essential in extending mortgage finance accessibility and supporting inclusive housing development.
