
Britain's pubs are being ‘taxed out of existence'. Can Clarkson's Farm help?
Jeremy Clarkson seems determined to find an answer to that age-old question: how do you make a small fortune? After he first tried by starting with a large fortune and buying a farm, he then turned his attention to running a pub, that other once-great British totem that has fallen on hard times. Perhaps an airline or football club is next.
In the latest series of Clarkson's Farm, which chronicles the petrol-head's life as he brings his Top Gear sensibility to the Oxfordshire countryside, we see him attempt to transform a knackered old boozer off the A40 into a thriving pub that serves the produce of local farms.
On the hunt for his ideal site, as chronicled on Prime Video, Clarkson sees a staggering number of pubs that are either up for sale or have been left empty by owners unable to make ends meet. Things do not get off to a great start: one has so many health-and-safety signs which assault his senses as he crosses the threshold that he immediately feels unwelcome.
'What's stark about his search for his pub is just how many pubs are vacant or available,' says Emma McClarkin, chief executive of the British Beer and Pub Association (BBPA) who lives near the presenter in the Cotswolds. 'As Clarkson says, 'What would a village be without its village pub? It would just be a collection of houses.''
After deciding to buy The Windmill in the market town of Burford – which he has since opened and renamed The Farmer's Dog – last July, Clarkson solicits advice from his celebrity friends about what challenges await him as he tries to turn his 'farm-to-fork' idea from a dream into reality. We see Piers Morgan – whom he once thumped on Concorde – warn him that punters will almost certainly try to steal things, from cutlery and salt shakers to the art off the walls. James Blunt says he will have to worry about drink-drivers and struggles hiring staff. Clarkson's erstwhile Top Gear chum, James May, droned on about how expensive everything was, especially accountancy fees, insurance premiums and employee wages.
But it was film director Guy Ritchie who put it in the starkest terms, when he warned that sometimes 'it looks like you're making £50k a week but it transpires you're losing £10k a week'.
No wonder, then, that the number of British pubs is collapsing. There were more than 60,000 pubs in Britain at the turn of the millennium, but today that number has fallen by a quarter to 45,000, according to the BBPA. Publicans have had to put up with steeper taxes, the pandemic lockdowns, surging energy prices and, most recently, Rachel Reeves's hike in National Insurance contributions on employers, which has pushed up staff costs. The BBPA estimates that £1 in every £3 taken at the bar goes straight to the taxman: of the surviving pubs and bars, one third are operating at a loss as a result of being so heavily taxed, the UK Hospitality trade group reckons.
So it is perhaps no surprise that Clarkson found so many pubs available to buy when he started looking. 'There are always, sadly, businesses that fail: you will always get closures in any given year. Normally you would expect them to be brought back to life. The cost pressures that the Chancellor has imposed makes that impossible,' says Kate Nicholls, UK Hospitality's chief executive. 'What Clarkson's demonstrating is this is the most highly taxed, highly regulated sector of the economy, and we're taxing too many businesses out of existence altogether.'
Pubs can be a money sink, meaning that any aspiring pint-pullers do need some serious cash to get things going in the first place. Clarkson, for instance, was told by his surveyor before buying the pub that he would need to spend £150,000 to repair the roof and £100,000 to upgrade the lavatories. In typical fashion, he ignores all of this advice – saying that such surveys were an exercise in 'a--e-covering' – and sets about trying to do up his pub at six weeks' notice with a budget of no more than £25,000.
And yet, as has become routine in his series, it turns out to be much more complicated than that. For instance, having assumed that his kitchen was good to go, he was told that he might have to spend as much as £100,000 upgrading the kit – including a £7,000 oven – which could be cut to about £40,000 if he bought refurbished goods. Rachel Hawkins, a consultant Clarkson employs to help him get his pub up and running, tells him that managing a hostelry is more complicated than it looks. 'You see a smiley waitress pulling a pint. That is about 1 per cent of it.'
The fact that Clarkson struggles so much underlines how precarious the wider industry is. 'What the programme highlights very well is that if you've got a lot of money and you've got that name, then you can probably try to make a go of it; you can take one of these sites and turn it around, but it's going to need a lot of investment behind it,' says Nicholls. 'Even then, it's still difficult to make a profit and do the altruistic thing of supporting local farmers.'
Clarkson's Farm has been lauded for putting the struggles regular farmers face firmly on the agenda. Tim Martin, the founder of Wetherspoons, who is probably Britain's most successful publican, tells me that he hopes what Clarkson has done for farmers could be replicated with the nation's pub landlords – especially when it comes to getting the Government's attention.
'The fact that Clarkson has been frank about the great complexity and costs involved in running a pub is a huge benefit for the industry,' he says. 'Ministers tend to regard pubs as a milch cow that can endure further taxes or regulations ad infinitum. However, thanks to Clarkson's report from the front line, the plight of pubs is becoming clear.'
Kris Gumbrell, the founder of Brewhouse & Kitchen, a chain of 21 bars with 500 staff, says that he has been 'addicted' to watching Clarkson's show and reading his stories about running the pub. And he admits that he has raised a 'wry smile' when he hears about issues Clarkson has had – such as sky-high energy bills – that he has also experienced.
'I'm watching it, and a lot of the challenges he's [had] resonate with people in the sector. The good thing is, he's drawing attention to problems that a lot of publicans have, a lot of people in the pub industry are encountering every day and have been for some time,' Gumbrell says. 'It's a great industry and I'm pleased that Jeremy Clarkson has jumped into it, but I've seen his woes and we've all been there.'
Having the reality of running a pub depicted in such a popular series – with a figure as famous as Clarkson behind the bar – will also educate punters about how hard the graft can be. 'From a guest point of view, opening up the workings of a pub and to understand what really goes on behind the scenes – the pressures and the challenges we have every day – are good for the guests to understand,' Gumbrell says.
'Everybody knows how to run a pub until they get one. Everybody's got an opinion about how a pub should be run, but it's very different when you're actually at the coal face with your hand in your pocket or writing those cheques. He's very good at exposing the realities.'
Though there are so many challenges that publicans face – with pubs closing down every week – those remaining in the industry are a resilient bunch and have a habit of trying to accentuate the positives. 'Despite everything, Clarkson still opened his pub. He still wants to have that, he still wants to serve the community,' says the BBPA's McClarkin. 'There is something in it that makes it worthwhile. People still do want to go to the pub. There is still demand there.'
She adds: 'We need to lean in and get behind them. I really hope the programme – just as it did for farming – begins to open everybody's eyes about how you run a pub, how difficult it is and what support we need.'

Dua Lipa treated fans to a surprise appearance by Jamiroquai, as she played her first ever show at Wembley Stadium. Bringing out the band's frontman Jay Kay for a one-off performance of his 1996 hit Virtual Insanity, the star said he was 'a massive trailblazer for British music".Their performance came half-way through a stunning two-hour show, that saw Lipa tear through hits like Physical, One Kiss, New Rules and Levitating. 'This is such a massive, massive milestone for me,' she told her 70,000 fans. 'I've had a lump in my throat from the moment this show started.' Some dedicated fans had camped out since Thursday to see the singer's UK stadium debut, braving temperatures that exceeded 31C. 'It means the absolute world to me that you're here tonight,' she told them during the show. 'It feels like I've waited my whole life for this moment.' Reflecting on her ascent to the top tier of pop music, the 29-year-old added: 'It's been 10 years since our first ever London show, which happened to be about 350 people, and I dreamt of a night like this.''To be in front of 70,000 people. I'm so, so blown away." She then introduced one of her earliest singles, Hotter Than Hell, telling fans it was the track that had earned her a recording contract. Since then, she has stockpiled an enviable selection of armour-played hits, most of which got an airing on Friday night. The show began with a new-agey wash of ocean sounds, that segued seamlessly into her 2024 single, Training Season. Lipa sang the first verse slowly, over a sultry orchestral backing. But before long, the band kicked into gear, and the disco pulse barely let up for the next two hours. In many respects, the set played like an extended remix of her triumphant Glastonbury performance last year - full of pin-sharp choreography and fiercely futuristic pop. Her voice remains a strong point - resonant and flexible, with a hint of the rasp she inherited from her father, Albanian rock singer Dukajin Lipa. It was particularly effective on the cascading vocal runs of Falling Forever, and the Flamenco-flavoured Maria. Somehow, Lipa managed not to lose her breath, despite demanding, body-rolling dance routines that only occasionally recalled Jane Fonda's 1980s keep fit videos. She leaned into the schtick with an interlude instructing her fans to "move those hips" over the intro to Physical. Jay Kay arrived to a scream of recognition from older members of the audience, suited up in a tasseled white cowboy jacket and pink jeans. "What a privilege and an honour to be on stage with you," said the singer, before launching into Virtual Insanity - a song that became a hit when Dua was just one year songs, the star spent time getting personal with fans in the front row - borrowing their phones to pose for selfies, signing records (side note: who on earth brings a vinyl record to the front row of a stadium concert?) and even appropriating one person's scarf to accentuate her own stage outfit. It was a simple, but personal, touch that helped to illustrate why the star has become only the second British woman after Adele to headline Wembley Stadium. Watched from the stands by her family, including fiancé Callum Turner, she wrapped up the show with a flawless four-song encore that included some of her biggest hits: New Rules, Don't Start Now and Dance The finished with the psychedelic pop smash Houdini, ratcheting up the tension with a flurry of fireworks as she head-banged to a shredding guitar solo. Then the music suddenly stopped and she vanished in a cloud of smoke. A powerhouse performance from a star at the top of their game, it was proof that you don't need giant mechanical props or cutting edge video technology to pull off a compelling stadium show. Sometimes, the right songs, the right choreography and a generous helping of feel-good energy are enough. As an added bonus, that keeps the tickets affordable: The most expensive seats cost £155, compared to some stadium shows this summer, where prices have topped £900. Lipa continues her Radical Optimism tour with a second night at Wembley on Saturday, followed by dates in Liverpool and London before the North American leg kicks off in September. US warplanes transit through UK as Trump considers striking Iran
Flight tracking data shows extensive movement of US military aircraft towards the Middle East in recent days, including via the UK. Fifty-two US military planes were spotted flying over the eastern Mediterranean towards the Middle East between Monday and Thursday. That includes at least 25 that passed through Chania airport, on the Greek island of Crete - an eight-fold increase in the rate of arrivals compared to the first half of June. The movement of military equipment comes as the US considers whether to assist Israel in its conflict with Iran. Of the 52 planes spotted over the eastern Mediterranean, 32 are used for transporting troops or cargo, 18 are used for mid-air refuelling and two are reconnaissance planes. Forbes McKenzie, founder of McKenzie Intelligence, says that this indicates "the build-up of warfighting capability, which was not [in the region] before". Sky's data does not include fighter jets, which typically fly without publicly revealing their location. An air traffic control recording from Wednesday suggests that F-22 Raptors are among the planes being sent across the Atlantic, while 12 F-35 fighter jets were photographed travelling from the UK to the Middle East on Wednesday. Many US military planes are passing through UK A growing number of US Air Force planes have been passing through the UK in recent days. Analysis of flight tracking data at three key air bases in the UK shows 63 US military flights landing between 16 and 19 June - more than double the rate of arrivals earlier in June. On Thursday, Sky News filmed three US military C-17A Globemaster III transport aircraft and a C-130 Hercules military cargo plane arriving at Glasgow's Prestwick Airport. Flight tracking data shows that one of the planes arrived from an air base in Jordan, having earlier travelled there from Germany. What does Israel need from US? Israeli Prime Minister Benjamin Netanyahu said on 15 March that his country's aim is to remove "two existential threats - the nuclear threat and the ballistic missile threat". Israel says that Iran is attempting to develop a nuclear bomb, though Iran says its nuclear facilities are only for civilian energy purposes. A US intelligence assessment in March concluded that Iran is not building a nuclear weapon. President Trump dismissed the assessment on Tuesday, saying: "I think they were very close to having one." Forbes McKenzie says the Americans have a "very similar inventory of weapons systems" to the Israelis, "but of course, they also have the much-talked-about GBU-57". The GBU-57 is a 30,000lb bomb - the largest non-nuclear bomb in existence. Mr McKenzie explains that it is "specifically designed to destroy targets which are very deep underground". Experts say it is the only weapon with any chance of destroying Iran's main enrichment site, which is located underneath a mountain at Fordow. Air-to-air refuelling could allow Israel to carry larger bombs Among the dozens of US aircraft that Sky News tracked over the eastern Mediterranean in recent days, more than a third (18 planes) were designed for air-to-air refuelling. "These are crucial because Israel is the best part of a thousand miles away from Iran," says Sky News military analyst Sean Bell. "Most military fighter jets would struggle to do those 2,000-mile round trips and have enough combat fuel." The ability to refuel mid-flight would also allow Israeli planes to carry heavier munitions, including bunker-buster bombs necessary to destroy the tunnels and silos where Iran stores many of its missiles. Satellite imagery captured on 15 June shows the aftermath of Israeli strikes on a missile facility near the western city of Kermanshah, which destroyed at least 12 buildings at the site. At least four tunnel entrances were also damaged in the strikes, two of which can be seen in the image below. Writing for Jane's Defence Weekly, military analyst Jeremy Binnie says it looked like the tunnels were "targeted using guided munitions coming in at angles, not destroyed from above using penetrator bombs, raising the possibility that the damage can be cleared, enabling any [missile launchers] trapped inside to deploy". "This might reflect the limited payloads that Israeli aircraft can carry to Iran," he adds. Penetrator bombs, also known as bunker-busters, are much heavier than other types of munitions and as a result require more fuel to transport. Israel does not have the latest generation of refuelling aircraft, Mr Binnie says, meaning it is likely to struggle to deploy a significant number of penetrator bombs. Israel has struck most of Iran's western missile bases Even without direct US assistance, the Israeli air force has managed to inflict significant damage on Iran's missile launch capacity. Sky News has confirmed Israeli strikes on at least five of Iran's six known missile bases in the west of the country. On Monday, the IDF said that its strategy of targeting western launch sites had forced Iran to rely on its bases in the centre of the country, such as Isfahan - around 1,500km (930 miles) from Israel. Among Iran's most advanced weapons are three types of solid-fuelled rockets fitted with highly manoeuvrable warheads: Fattah-1, Kheibar Shekan and Haj Qassam. The use of solid fuel makes these missiles easy to transport and fast to launch, while their manoeuvrable warheads make them better at evading Israeli air defences. However, none of them are capable of striking Israel from such a distance. Iran is known to possess five types of missile capable of travelling more than 1,500km, but only one of these uses solid fuel - the Sijjil-1. On 18 June, Iran claimed to have used this missile against Israel for the first time. Iran's missiles have caused significant damage Iran's missile attacks have killed at least 24 people in Israel and wounded hundreds, according to the Israeli foreign ministry. The number of air raid alerts in Israel has topped 1,000 every day since the start of hostilities, reaching a peak of 3,024 on 15 June. Iran has managed to strike some government buildings, including one in the city of Haifa on Friday. And on 13 June, in Iran's most notable targeting success so far, an Iranian missile impacted on or near the headquarters of Israel's defence ministry in Tel Aviv. Most of the Iranian strikes verified by Sky News, however, have hit civilian targets. These include residential buildings, a school and a university. On Thursday, one missile hit the Soroka Medical Center in Beersheba, southern Israel's main hospital. More than 70 people were injured, according to Israel's health ministry. Iranian foreign minister Abbas Araghchi said that Iran had struck a nearby technology park containing an IDF cyber defence training centre, and that the "blast wave caused superficial damage to a small section" of the hospital. However, the technology park is in fact 1.2km away from where the missile struck. Photos of the hospital show evidence of a direct hit, with a large section of one building's roof completely destroyed. Iran successfully struck the technology park on Friday, though its missile fell in an open area, causing damage to a nearby residential building but no casualties. Israel has killed much of Iran's military leadership It's not clear exactly how many people Israel's strikes in Iran have killed, or how many are civilians. Estimates by human rights groups of the total number of fatalities exceed 600. What is clear is that among the military personnel killed are many key figures in the Iranian armed forces, including the military's chief of staff, deputy head of intelligence and deputy head of operations. Key figures in the powerful Revolutionary Guard have also been killed, including the militia's commander-in-chief, its aerospace force commander and its air defences commander. On Thursday, Israeli Prime Minister Benjamin Netanyahu said that US assistance was not necessary for Israel to win the war. "We will achieve all our objectives and hit all of their nuclear facilities," he said. "We have the capability to do that." 3:49 Forbes McKenzie says that while Israel has secured significant victories in the war so far, "they only have so much fuel, they only have so many munitions". "The Americans have an ability to keep up the pace of operations that the Israelis have started, and they're able to do it for an indefinite period of time." Revealed: The popular tourist destination where Brits will get the best exchange rate
It feels like it's getting more and more expensive to go abroad, and many Brits are really feeling the pinch when it comes to their holidays. But there's a popular tourist hotspot where your pound will stretch further than anywhere else. Post Office Travel Money's Holiday Spending Report looked at how sterling is performing against its 30 bestselling currencies compared with 12 and three months ago. It reveals that visitors to Turkey from the UK will get the most for their money, due to the ongoing, long-term collapse of the Turkish lira. Over the past three months, the lira has fallen by 12.9 per cent against the pound. And, compared with last June, visitors can now expect to receive around £116 (+30.2 per cent) more when they buy £500 worth of lira. The report also reveals the sterling has bounced back against the US dollar and is currently 6.6 per cent stronger than it was a year ago, and has gained 4.9 per cent in the past three months. For £500, tourists will now receive almost £31 more of US dollars, than they would a year ago. But those not wanting to go to the US can still benefit from the dollar recovery, as it extends to the Caribbean and Middle East currencies pegged to the dollar. It means Brits planning trips to Barbados, Antigua, Dubai, and other long-haul holiday favourites will get more for their pounds. Meanwhile, holidaymakers rated Spain (41 per cent), Turkey (35 per cent) and Thailand (31 per cent) best value for money out of 39 worldwide destinations. However, the report found the Thai baht was one of only five of the 30 bestselling currencies to rise in value against sterling. A sterling year-on-year fall of 5.2 per cent means that British visitors will get £27.64 fewer Thai baht on a typical £500 currency transaction. Given that almost half (48 per cent) of holidaymakers said they will choose their destination based on the strength of sterling, two other Far Eastern destinations – Vietnam and Bali - will actually offer Brits more for their money. Visitors to Vietnam will get the equivalent of £42.01 – or 9.2 per cent extra - on a £500 purchase of Vietnamese dong. Those choosing Bali, fourth-placed in the barometer, can expect around £33 (7.1 per cent) more in Indonesian rupiah than a year ago. Laura Plunkett, Head of Travel Money at Post Office, said: 'This year's holiday spending research again demonstrates that holidaymakers don't always set a realistic budget and overspend by large amounts as a result. 'It's great to hear that holidaymakers are already planning to budget more for their holidays this year, to avoid coming unstuck when they arrive at their destination.'
