Bengaluru's luxury villa market is seeing a surge in demand, with monthly rents now reaching as high as ₹4 lakh. In one case, a 10,000 sq ft villa in Prestige Golfshire near Nandi Hills was leased to a senior executive of a multinational company for ₹4 lakh per month, twice the rent fetched by a similar property in the area just two years ago. Brokers told HT.com that the security deposit for the deal exceeded ₹20 lakh.
Once considered an exclusive luxury, villas in Bengaluru are now drawing strong interest from high-end tenants, with demand driven by HNIs and NRIs. Brokers point out a strong interest in the segment, prompting developers to roll out new villa projects priced between ₹2 crore and ₹5 crore.
According to Sunil Singh, director at Realty Corp, demand from expatriates, NRIs, and senior executives has pushed rents for villas to nearly double compared to just two years ago.
Villa rentals across the city are showing similar trends. A 3BHK villa in Adarsh Farm Meadows in Whitefield is currently quoted at ₹2.85 lakh for 4,000 sq ft. Despite an abundance of villa developments in areas like Whitefield, Sarjapur Road, and Varthur, demand remains high.
According to Singh, tenants looking for high-end villas frequently request additional amenities. 'If a villa is semi-furnished, tenants often demand full furnishing. Some even ask for private pools. If a landlord spends ₹5–10 lakh on furnishing, they can increase the rent by ₹50,000– ₹70,000 per month,' he said.

In East Bengaluru, particularly the eastern IT corridor of Whitefield, Varthur Road, and Sarjapur, 4,000 to 5,000 sq ft villas typically rent for ₹2.5 lakh per month. Further out, in areas like Budigere Cross and Soukya Road, similar properties fetch around ₹1.25 lakh per month. Brokers said most villas include 300 to 400 sq ft garden spaces, and a few come with private pools.
In North Bengaluru, areas like IVC Road offer fully furnished villas starting at ₹2 lakh per month for 4,000–5,000 sq ft configurations. Local brokers estimate that nearly 95% of East Bengaluru's luxury villa inventory is concentrated in Whitefield, which continues to attract tech professionals working in nearby parks like ITPL.
South Bengaluru has fewer high-end villa projects. Towards Hosa Road, 10,000 sq ft villas are available at ₹2.5 lakh per month, while properties like LGCL Ashlar command rents of up to ₹3 lakh per month with features like private pools and luxury amenities. Kanakapura Road also offers luxury villas in the ₹1.5–2 lakh range, though pools are rare unless negotiated by the tenant as part of a longer-term lease.

Most villa rentals in Bengaluru have an 11-month lock-in period, and landlords prefer tenants with stable professional backgrounds. Security deposits typically amount to six months' rent, meaning ₹24 lakh upfront for a ₹4 lakh monthly rental.
The rise in villa rentals is largely driven by expatriates, high-net-worth individuals (HNIs), and NRIs. 'Many are upgrading from premium apartments. One startup founder living in Banashankari is now seeking a villa in North Bengaluru with a ₹2.5 lakh budget,' Singh said.
For investors, North Bengaluru areas like IVC Road, Hennur, and Bagalur offer good rental returns, with Bagalur increasingly becoming a hub for NRI and expat tenants. Singh estimates that 25–30% of luxury villa renters in Bengaluru are now NRIs.

The unprecedented US airstrikes on Iran have set traders and governments worldwide on edge, as the Islamic Republic warns of retaliation and Israel shows no sign of letting up in its assault. President Donald Trump's decision to deploy bunker-busting bombs, Washington's first direct military action against Iran after decades of hostility, has pushed the Middle East into uncharted territory and raised geopolitical risk in a world economy already facing severe uncertainty over his trade war. Oil rose almost 6 per cent when markets opened Monday morning in Asia, with analysts warning $100 a barrel is in sight depending on Iran's further response to the conflict, which began June 13 with a surprise attack by Israel. The US dollar pushed higher, stock futures fell and Bitcoin slid below $100,000 for the first time since early May. At the United Nations on Sunday, Iranian Ambassador Amir Saeid Iravani told an emergency Security Council meeting that the 'timing nature and scale' of Tehran's response 'will be decided by its armed forces.' Foreign Minister Abbas Araghchi earlier said the country reserves all options to respond. The Islamic Revolutionary Guard Corps, which answers to the Iran's supreme leader, signaled US military bases in the region could be targeted. Trump has vowed to meet any retaliation with force 'far greater' than the US strikes on the nuclear sites. He also floated the possibility of regime change in Iran, although US and Israeli officials Sunday stressed that isn't their aim. Police in New York, Washington and Los Angeles increased patrols at religious institutions, diplomatic facilities and public spaces. Officials cited no immediate credible threats but highlighted the need for vigilance. Any move by Tehran to harass traffic through the Strait of Hormuz, a major artery for global crude and natural gas, has raised the specter of a spike in energy prices at a fragile moment for the global economy. 'An expanding conflict adds to the risk of higher oil prices and an upward impulse to inflation,' Bloomberg Economics analysts including Ziad Daoud wrote in a report. Naval forces in the region warned that ships, especially US-linked vessels, could be at heightened risk. Greece, home to more oil-tanker capacity than any other nation, cautioned its ship owners to think again if they're considering entering the Persian Gulf. Two supertankers both capable of hauling about 2 million barrels of crude U-turned in the Strait of Hormuz, entering the waterway then abruptly changing course on Sunday. British Airways and Singapore Airlines canceled flights to the Persian Gulf, increasing aviation disruptions in the region. While the US action was condemned by the likes of Russia and China, even allies such as UK and France distanced themselves from Trump's decision. Iran, meanwhile, finds itself isolated. As the US-China trade war expands into the auto, steel and rare earths sectors, few companies are feeling the pressure more than top Japanese car parts supplier Daido Steel Co. The supplier to Honda Motor Co. and other major marques is facing a trio of headwinds: a 50 per cent tariff on US imports of steel, a 25 per cent duty on foreign-made cars and a levy on parts, and China's tightening of exports of rare earths — minerals critical to make magnets for car motors. 'They've started putting up walls,' Chief Executive Officer Tetsuya Shimizu said in an interview at Daido Steel's headquarters in Nagoya. 'This will have a massive impact on the stability of the global economy.' For Daido Steel, the trade war has meant renewing a push to build rare earth supply routes outside of China, which accounts for almost 70 per cent of mined material and about 90 per cent of global refining of the metals. Some new routes are already starting to form, mainly from Australia, and Shimizu said there's potential in the US, Canada and Brazil. But progress has been slow due to high costs and low supply, he said, underscoring the immense challenge facing the world's efforts to wean from their dependence on China. Daido's struggles also signal the true toll of the trade war on the auto sector will be magnitudes more than the billions of dollars forecast by top carmakers including Ford Motor Co. and Toyota Motor Co. And the constant of roller coaster of escalating, then de-escalating, tensions has left companies scrambling to maintain business ties under a cloud of uncertainty. When Trump initially imposed 25 per cent tariffs on steel imports in March, Shimizu was able to reassure clients in the US that business could continue as normal. Customers value Daido Steel's products enough to wait months for shipments to arrive and, if they could buy comparable goods domestically in the US, 'they'd already be doing it,' he said. But his confidence vanished earlier this month when duties doubled. 'At some point it stops making sense as a business,' Shimizu said. 'Asking customers to pare back orders or lean on inventory or lower production could negatively impact the entire enterprise, but that risk might be unavoidable.' Daido Steel earns most of its money supplying products to Japan's automakers — many of which sell cars in the US that are manufactured or assembled elsewhere. Collectively, the top Japanese auto brands are bracing for a $19 billion hit from tariffs. Several Japanese carmakers have already started to shift or lower US production leaving suppliers like Daido Steel at the mercy of their customers' rapidly changing plans. In May, the steelmaker withheld full-year profit guidance for the current fiscal year and forecast a 34 per cent drop in first-half net income. 'It comes down to how carmakers respond,' said Mikine Kishi, general manager of the company's corporate planning department. 'If they decide they're not going to manufacture in Japan anymore, or that they'll lower total production volumes, that would have an extremely big impact on our business.' The US and China appear to have reached a detente, and Trump has signed an order that prevents multiple tariffs from piling on top of each other. But rare earths are proving to be a particular sticking point in trade negotiations. China's export controls on seven individual elements, and magnets that contain even tiny amounts of them, left sectors from auto to defense urgently trying to find workarounds. Uncertainty over supply lingers, though Beijing said this month it's accelerating the review of rare earth export license applications and has approved some requests. Daido Steel had a head start in diversifying its supply chain. Back in 2010, China briefly imposed a de facto ban on exports of rare earths to Japan following a maritime dispute, kick-starting industry efforts to break their reliance on the nation. Success has been limited though: Japan depends on China for 60 per cent of its rare earths supply, down from 80 per cent to 90 per cent. As well as seeking alternative supplies, Daido Steel focused on new technology to use fewer rare earths. One of the company's key products is a neodymium magnet that doesn't include heavy rare earths including dysprosium or terbium, which has been used by Honda since 2016. Daido Steel also supplies magnets indirectly to automakers by way of Aisin Corp. and Denso Corp. — two of Japan's biggest suppliers. Daido Steel wants to expand production and industrial use of those magnets, betting that customers will increasingly look for non-Chinese supply. It also plans to build a manufacturing plant in the US, though Shimizu didn't specify when or where that will happen. It would be a major disappointment if the US should slide into authoritarianism, Shimizu said, because that would mean the global economy will eventually have to revolve around America. 'I'm not sure there's enough time for supply chains to transition if the goal really is to produce everything in America for America,' he said.
