
Emaar Properties upgraded to ‘BBB+' on strong business performance; outlook stable
S&P Global on Monday raised the ratings of Emaar Properties, Dubai's largest listed developer, to 'BBB+', with a stable outlook.
'The upgrade reflects the significant growth Emaar experienced in Dubai residential real estate, along with the steady performance of malls, hospitality, and entertainment that lends resilience to the cyclical development business,' the ratings agency said in a report.
Emaar's revenue backlog hit a record-high Dh110 billion on Dec. 31, 2024, spurred by the solid performance of its domestic residential real estate development. Emaar's credit ratios remained strong as revenue grew 33 per cent and earnings before interest, taxes, depreciation and amortisation (Ebitda) 12 per cent in 2024. The company was in a net cash position with no leverage, with Dh19.1 billion of discretionary cash flow (DCF).
'We expect strong operating cash flow in 2025-2026, supported by healthy demand and a strong balance sheet despite growing capital expenditure (capex), dividend payments, and the cyclical nature of real estate development in Dubai, which is experiencing peak cycle conditions,' the report, co-authored by analysts Sapna Jagtiani, Fares Shweiky and Pierre Gautier, said.
S&P expects strong revenue growth to continue in 2025-2026 with adjusted Ebitda margins of 42 per cent-45 per cent, which will support Emaar's financial metrics despite rising capex and dividends.
The ratings agency noted that Emaar benefits from positive real estate trends in Dubai, where it is by far the largest developer. It successfully capitalises on its solid reputation, having delivered over 74,400 units over its history. With 42,003 units under development (including in joint ventures) which are already 93 per cent presold, the company is expected sustain its strong market position and capture the bulk of interest from international buyers in Dubai's real estate thanks to its well-established brand and good asset quality, sustaining better pricing power than other players.
The high level of backlog provides increasing visibility of revenue recognition for the next two years. 'We understand prominent and well-established developers can collect full cash during the construction phase (that is, no post-handover payments) and on handover for recent projects. Cash collection now happens faster, with 70 per cent-80 per cent collected during the construction phase and the rest on handover. We think this allows developers to de-risk construction much faster and alleviates working capital pressure, reducing funding requirements. Such features should structurally support the group's resilience during future down cycles and played an important role in our decision to upgrade, as we acknowledge we are now in a supportive stage of the real-estate cycle in Dubai,' the analysts wrote.
Dubai residential real estate market has experienced strong growth, led by continued demand from residents and international investors. S&P expects Dubai's economy to remain supportive, with GDP growth staying near 3 per cent on average over 2024-2027. The city's population — not including workers commuting to Dubai — increased to 3.7 million at year-end 2023, according to the Dubai Statistics Centre. S&P expects property prices will remain stable over the next 18 months, then possibly normalise due to increasing supply. 'We think Dubai remains an attractive business and residential destination, given that it offers low taxation despite the introduction of a 9 per cent corporate tax starting June 2023, has adopted a series of more liberal social laws, and enjoys the reputation as a safe haven in the region,' the report said.

India's business activity surges in June on strong demand, record export orders, PMI shows
BENGALURU: India's private sector activity accelerated sharply in June as companies ramped up production to meet surging domestic and international demand, according to a survey released on Monday that showed record export growth and robust hiring. The HSBC Flash India Composite Purchasing Managers' Index (PMI), compiled by S&P Global, jumped to a 14-month high of 61.0 this month from 59.3 in May, exceeding a Reuters poll forecast for a modest lift to 59.4. The 50-mark separates growth from contraction and the latest data showed nearly four years of sustained expansion. Services gained momentum with the activity index rising to 60.7 from May's 58.8 - the strongest since August last year - while manufacturing gained pace thanks to robust output. Its PMI climbed to 58.4 in June from 57.6. "New export orders continued to fuel private sector business activity, especially in manufacturing," noted Pranjul Bhandari, chief India economist at HSBC. This expansion was driven by favorable demand as composite new orders grew at the fastest pace in 11 months. Goods producers experienced a more pronounced upturn than services firms. International sales saw a remarkable rise, with overall new export business at the highest since the data started to be collected in September 2014. However, service providers recorded slower growth in export business compared to last month. "The combination of robust global demand and rising backlogs prompted manufacturers to increase hiring," added Bhandari. Manufacturing employment growth reached a peak not seen since the series began over two decades ago. Service providers also continued adding jobs at a solid pace, albeit slower than in May. Meanwhile, overall price pressures eased slightly with input cost inflation softening to a 10-month low, allowing firms to limit price hikes to remain competitive. That resulted in a slower rate of output price rises from May's six-month high. That comes after data showed inflation eased to an over 6-year low in May, allowing the Reserve Bank of India to focus on supporting economic growth and cutting interest rates amid rising uncertainty from U.S. trade tariffs. Despite positive private sector performance, business confidence dipped to its lowest in just over two years. Manufacturers expressed slightly improved optimism while service providers tempered their expectations for the coming year.

Investors are bracing for a knee-jerk selloff in stock markets after the weekend's US attack on Iran raised the specter of retaliation and higher oil prices. The Middle East situation takes center-stage for markets, overshadowing US economic data releases this week, as investors assess the impact of President Donald Trump's sudden decision to join Israel's military campaign against Iran on sentiment, inflation and interest rates. Trump called the attack "a spectacular military success" in a televised address to the nation and said Iran's nuclear enrichment facilities had been "obliterated". He said the US military could go after other targets in Iran if the country did not agree to peace. "It's hard to imagine stocks not reacting negatively and the question is how much. It will depend on Iranian reaction and whether oil prices spike," said Steve Sosnick, chief market strategist at Interactive Brokers in Connecticut. "Really what we're looking at is secondary order effects - the price of oil, market stability, price hikes through the economy. No globally important stock is directly affected by what happened tonight.' The S&P 500 is hovering just below its February highs but has rebounded sharply from its early-April selloff, as tariff-related tensions have eased. However, the US benchmark index appears to be taking a breather at some 2.7% below its February closing high. The index has gone 27 trading sessions since coming within 5% of its February high but has not yet set a new record. The Israel-Iran conflict has already sent oil prices sharply higher and led to caution in markets. So far, the oil market has absorbed most of the impact from geopolitical turmoil, with equities relatively stable. Yet stock investors remain concerned that higher oil prices could stoke inflation and upset plans for interest rate cuts from the Federal Reserve. While investors expect the Middle East tensions to spur a near-term bout of nervousness in stock markets and a rush to safer assets such as the dollar and Treasuries, some also envisage a de-escalation in the situation. "I think it's going to be very positive for the stock market," said Mark Malek, chief investment officer of Siebert Financial, referring to how investors had been primed for two weeks of uncertainty based on White House statements that Trump would take that long to decide on his next move. "So this will be reassuring, especially since it seems like a one and done situation and not as if (the US) is seeking a long-drawn out conflict." Investors will also parse a slew of incoming data releases, including US business activity and housing sales on Monday, consumer confidence numbers on Tuesday and the PCE Price Index on Friday. US consumer confidence plunged in the past few months, with households fearing tariffs could prompt a recession and higher inflation. However, with inflation in check and the US reaching a truce in its trade fight with China, investors were expecting to see a pickup in sentiment. A key concern for markets would centre around the potential impact of the developments in the Middle East on oil prices and thus on inflation. A rise in inflation could dampen consumer confidence and lessen the chance of near-term interest rate cuts. Saul Kavonic, a senior energy analyst at equity research firm MST Marquee in Sydney, said the more likely scenario would see Iran respond by targeting American interests in the Middle East, including Gulf oil infrastructure in places such as Iraq or harassing ship passages through the Strait of Hormuz. The Strait of Hormuz lies between Oman and Iran and is the primary export route for oil producers such as Saudi Arabia, the United Arab Emirates, Iraq and Kuwait. "Much depends on how Iran responds in the coming hours and days, but this could set us on a path towards $100 oil if Iran respond as they have previously threatened to," Kavonic said.
